I was visiting a friend at Zephyr Lofts on Jersey and Observer Blvd on Sunday for the first time and he was telling me they called his rental a one bedroom despite the fact that there were no windows in the bedroom, instead it had french doors that opened up to the living room and the outside windows. Should it have been marketed as a studio? probably

You may be wrong about the closet. Or at least it depends on who's asking. State inspectors have never had a problem with closetless bedrooms and a realtor who was concerned about claiming a railroad "pass through" room as a bedroom had no concern that it had no closet.

All you need is a window and a closet and va la you have a legal bedroom.

You have windows, right? I'm not certain, but I believe a conforming R-1 two unit does not need a fire escape.

These rules are not part of zoning code. It's BUILDING code (two different beasts). A competent architect (and not all are) should be able to help you.

I think there is more too it, as we only have one means of egress in our apartment, which is in a two family. We do however have sprinklers, but we are on the third floor(there are two floors beneath us including the ground floor). I'm sure someone here more familiar with zoning will give the inns and outs, but I'm curious as well what the egress and bedroom zoning requirements are.

I"m looking and condos and I'm wondering what the requirements are for a bedroom in Jersey City. I'm most wondering at egress. Does every bedroom need to have an exit out of the building. Does that mean that if you aren't on the first floor that every bedroom has to have a fire escape?
