In general, it is a nice building. There are two elevators. Most of the time, I use the stairs.

The condo fee has gone up over the years. Last year, it came down. We try to be frugal and save money wherever we can.

Now is a good time to buy. You will be paying 2003 prices. And mortgage rates are at historical lows. Make sure you will not be overpaying real estate taxes since the value came down.

I'm looking at the unit for sale on the 3rd floor. I've been visiting and everyone seems nice. The elevator takes some time from my experience. Condo fees seem low for a building with a pool. Has the condo fees increased much since you started living there?

By the way, I greatly appreciate all the info!

I live in a 2 bedroom duplex on the top floor. It can get hotter in the summer and colder in the winter on the top floor. I think the lower floors use less electricity and gas to heat and cool the unit. Sometimes the windows may have leakage.

I guess the noise level is average. I used to hear the baby crying when there was baby living next door, but they moved out. People keep the noise down. Families go to bed early. Occasionally you have kids running in the hallways.

I used to hear the Sandbar in the summer.

Which units are you looking at?

Thanks Mulan - do you live in a 2br or a 1 br?

Also - how is the noise isolation in the building?

The lowest bill was 63.49 in 5/11, and the highest bill was 195.98 in 8/11. This month was 97.83.

It's a nice family building. A lot of kids.

Read the rule book first.

Hi All, what are your thoughts about the Pier House? Does anyone live there?

if so, how much do your utilities run? Thanks All!
