I sold my condo at a little more than 10% profit after only holding it for 2 years last month. You are an idiot - the market here is a little slow, but people are still making money. I am living, breathing proof of that.

Fear! Panic! Freakout!

I'm with you Tank-- I too sold for a little over 12% more in about 2 years time. People always need a place to live, especially in the "middle of the market". (I did not own a hyperluxury "Glass Tower" unit). My friend got a little over 17% more. Stay calm and everyone will be fine (Simplistic, but I believe it).

I wish I knew what time of day that was, since it can take me 20 mins to get UP that hill in the morning behind lumbering jitneys cutting into traffic, inattentive drivers staring into space, and generally moving 15MPH up that hill like it was the Matterhorn.

ian.. its a different story. more people moving into that area will open up their downtown for different types of development, more along what we're all needed/wanting on newark and grove, dont you think? keep the big boxes and the like out on a new development, and allow more "boutique" and restaurant development in downtowns.

here's some more info

http://www.globest.com/news/1053_1053/gsrnortheast/166677-1.html

and I'm with you Nikki.. Bayonne is really very underserved. Most of what they're listing as coming is already in the the JC area, and trust me, they wouldn't be committing if they felt it would cannibalize their existing stores. It shows there is a population and demographic base to support both existing and new.

I don't know Downtown Bayonne well but it seems like big boxes wont pose a huge threat to Mom and Pop's there.. they're already gone or in different businesses I figure. (meaning a Target isnt going to impact a restaurant or a deli).

Approximately 30 Acres located on NJ 440, equidistant from Staten Island and Jersey City, Bayonne is a densely populated strong middle market in the heart of Metropolitan New York City. At this time Bayonne is not served by national retailers. It will be anchored by Lowe?s Home Improvement, New York Sports Club, and Circuit City.

from Cameron Group's website. Its a power center, not a mall. Small distinction, but an important one. This will essentially just duplicate what is already on 440.

Jersey City gun dealer loses license
by Michaelangelo Conte Friday September 14, 2007, 2:43 PM
Downtown Jersey City gun dealer David Murray has been stripped of his license to sell weaponry.

Superior Court Judge Fred Theemling ruled this afternoon that Murray, owner of David's Sporting Goods on Second Street near Newark Avenue, didn't take proper precautions to secure his guns when on June 10 a thief swiped a handgun from a display case. Therefore, the judge said, Murray shouldn't be allowed to stay in business in Jersey City.

Theemling also found Murray's record-keeping to be lax.

Murray vowed to appeal.

The Hudson County Prosecutor's Office pursued the case on the grounds that in light of the theft, Murray's business represented a threat to the safety of the community.

Hi - We were looking into rentals in this facility. We have some questions. ok alot of questions. Let's get started...

a. it has a doorman. How is he? Is he helpful? pleasant? (the last bldg I was in the doormen were having flings with some of the tenants. a few of the women in the bldg would come downstairs drunk and half naked to hang out with the doormen. I dont want to live in a place like this!)

b. maintenance workers - how fast are they at responding? is their work reliable? or do we need to call them back time and time again for the same repairs?

c. bugs/rodents - are there roaches? rats? ants?

d. pets are all over the place. Are the walls thin enough for me to smell the next door neighbors pets?

ok I'd love to hear about your experiences with this bldg/doormen/maintenance workers.

a) There's two towers. I think they want you to call them "concierges". It's 24 hours so there's all different people at different times in the two different towers. I remember "Vanessa" and I loved her to death

b) My one maintenance issue was a slow draining tub, it was fixed in a day.

c) never saw a bug.

d) I think I had a relatively pet-free floor oddly enough. I find it beyond "yech" to even live in an apt with a dog, but yes, they are there, and yes, you do get to ride elevators with giant pitbulls and rotties and yes, as a general rule, everyone is cool about pet cleanup and I never heard barking in my home.

I was only there 6 months before I bought my place, they let me out of lease easily and re-let for $400 more. Food for thought.

Look at it any way you want. 5 years ago they wouldnt even place an "ad" like this about the grove street area.

Sometimes even just having an ad is a good thing. There is money/investment behind what is going on here through media and new developments.

amen.... truth be told, it's true. This section of the city now has active developments, and it was told from an unbiased perspective, BY THE WAY in an industry trade journal. So what's the problem with growth and a cleaned up Newark Ave.?

amen brewster.. we DO need these amenities here (more of them in fact) but they do have to blend into the "urban fabric" a little better than a huge parking lot and a conventional single level store. To your point, HD, while in a crazed location, DOES get very vertical, and is delivering something like I've never seen a suburban HD do... it's DESIGNED. Look at those multi-story huge orange towers!

However, as to the Hudson Exchange being "the last waterfront tower," its not exactly inaccurate since the only remaining waterfront property is Newport owned, which means its almost certainly going to be rental along the water and the buildings will likely be uninspired boxes.

.

I knew if anyone knew, it was Ian. Thank you sir... HOWEVER, I want to say that ELLIPSE is planned for this waterfront, and from what I remember it's not rental and is infact FAR from uninspired.. It's designed by Architectonica in Miami ... completely oval, should be quite dramatic. They also are doing whatever they're calling what's being built on Pep Boys eventually AND they did that multi-colored "thing" outside the Port Authority.

There is a lot more planned between Shore Club and Hoboken. A LOT. There's a Newport masterplan out there somewhere... Ellipse on it's own pier, more of "Shore Club", low rise retail, some park space, and I'm sure something closer to the tracks on the 'cement company" land.

interesting guess on Corzine... he already is in Hoboken (I'd heard at one point he'd committed to the W project there, but.....?), he'd be right across from his old stomping grounds at Goldman AND it's a "NJ Pride" thing that he'd committ here and not to NYC. Maybe a post-gubernatorial crash pad? He certainly has the cash for it.

i'm not saying it's not an extraordinary amount of money, because it is. but try and find that kind of square footage, with that kind of view, anywhere in the city for less than $10,000,000, esp a duplex, and you'll see what it makes sense (in some kind of freaked out, twisted "sense" anyway).

by "city" i mean NYC.

not so much the difference between renters and owners as much as people "only staying" for a month or a few months simply wont care about where they're living if it's only temporary, you know? We'll see what the future brings..

im walking a weird line with it-- yeah, great for service businesses and the restaurants, great that it wont be adding kids to local schools. Bad that it will take these people home to their "regular" homes on weekends... and they wont be any kind of contribution to the civic/social fabric of our city. Grove Pointe just sort of "stays" a soulless transient filled tower... rather than integrating into our community. and yeah, CORT rents furniture to corporate apartments. When I first moved to Portside, I "took over" a former corporate apartment rented by a nursing agency that was filled with rented furniture.

New York City-based Furnished Quarters in June announced an exclusive deal with Jersey City's newest luxury apartment complex, Grove Pointe. The building will include a 10,000-sq.-ft. fitness center, an outdoor swimming pool, 24-hour doorman/concierge service, screening theater, a guest lounge with flat-screen televisions and Wi-Fi access, according to a press release.

"The others all looked the same and felt like hotels. We wanted the New York City experience, where the units in the Upper East Side are different than the ones downtown," said Furnished Quarters chairman Steve Brown.

Furnished Quarters offers a variety of sizes in their housing, from studios to three bedrooms, and in luxury buildings on down. Brown also pointed out that Furnished Quarters is the only corporate housing provider in New York City to offer service and maintenance 24 hours a day.

Ok, here are my questions.... announced a deal to what? take the whole THING for corporate apartments? some of it? What does anyone think the impact of short term residents will be on downtown? Is this on the rental portion or the condo portion? Oh... so little info, and so many questions.
