Know someone who did Air B & B in JC, they at times made good profits during summer and on weekends as it was next a PATH terminal - but they also gave it up due to the headache and wear and tear on their rental.

And what constant temp. are you setting your new gas furnace ?

With cold winters (as just past) you're getting away with only 3.5k (or 4.5k for our resident understudy).

No, it's as MDM described. I thought about spending the tens of thousands splitting up the heat and ripping out the steam system till I realized my heating cost wasn't the bill, it was the "difference" between the bill and the heat cost I built into the free market rental price.

MDM, as you are apparently a student of heating, you might be amused at how I did the boiler replacement. It's a oil type boiler with a gas burner, and I kept the oil burner and brand new oil tank intact, so if oil ever becomes cheaper (algae biofuel breakthrough?) I can easily switch back. My heating guy said the water jacket type boiler was several points more efficient.

Communipaw almost down by West Side Ave - killer West Indian Chicken Roti for $7 that is rather tasty and very filling, ask for the scotch bonnet hot sauce if you can hack it.

The Dominican spot on Grove across from Ibby has a nice daily spread as do some of the waitresses.

May be enforced that heat is on from Oct 15th unless temps fall under 50 degrees prior.
