RE: GOOGLE EARTH MAP

I've been adding buildings to this project for over a month - a personal project I've been sharing with Downtown Coalition of Neighborhood Associations (DCNA)- slowly reading the different RDPs and mimicking the JC Development map from planning dept. It's stuck in my computer and I take a screen grab when we need to illustrate something. I haven't published them because I have nowhere to upload them to get a link to show on JCList. Hamilton Park Assn. has been using the screen grabs - like the one I posted, I grabbed its link to the post the image.

It's crazy to see it all assembled - and yes it's color coded at RED - under construction, ORANGE - approved, YELLOW - proposed and WHITE - Amendment in the works or being shopped around town.

I have all of downtown, Liberty Harbor, Hoboken on Observer Hwy, and the start of Journal Square (that's a messy one).

I started this thought in regards to building towers on C Columbus Drive vs Marin Blvd. There are no towers planned
for Grove/Manila Street at this time. The MGM RDP is only pushing towers to be built on Marin Blvd. The problem is they
don't have any ground floor setbacks. So with the already approved, new construction and existing buildings on the east
side of Marin - the street width (property lines) will still be 60 feet wide.
If they want to keep the two traffic lanes and two parking lanes, the sidewalks will be kind of narrow, but there will be more
pedestrian traffic walking along Marin on both sides of the street.

I've heard that planning dept. will eventually make Marin three lanes, the center lane for turning - with one more lane
(on the east side of street) for on-street parking. When this goes in effect - who knows? Traffic and Engineering has
taken over three years to finally install the traffic light at Second/Marin. So not holding my breath of this one.

No, and no. But, I am a keen observer, and can tell you with certainty that North of Columbus Dr., LMM Blvd is wider than Grove/Manila.

Showing the 1928 Platt map indicating the widths of Washington, Morgan, First, etc. - one can glean that they are
measuring the distance between the property lot lines, not taking into account sidewalks or traffic lanes.

Marin is the street across the top. Washington Street is along the bottom. Most street downtown are 60 feet wide.
Washington "Street" up to Second Street is 80 feet wide - then Washington "Blvd" becomes wider as it travels north -
it was created when Newport was planned out - it used to be a rail yard.

If the city plans on letting the developers build on their property lines the streets will stay the same width.
By Grove Pointe being set back off the property line it indeed makes the street wider.
The question is will all the new construction on the west side of Marin where the original small buildings were
demolished at some point in the past 60 years, be set back off the property line to make the street wider?
Having towers built on property line like Toll Brothers building and the 40-story Silverman building planned for corner
of Bay and Marin will make the road seem even narrower and it will still be 60 feet wide.

Ultimately the street width is determined by property lines, but the streets can appear wider by setting the
buildings back, opening up the corridor.

At least Columbus is a wide street. This is where the high rises should go, not Marin. Marin is the same width as most residential streets downtown. Traffic is heavy enough; adding more units on Marin is only going to further the congestion of a 60 ft wide street.

The MGM RDP along Marin already states that a 9-10 story buildings can be built - why the need to have 38-40 stories across the street from 2-4 story residential and also on the same block to the west? Powerhouse Arts District RDP is supposed to be the transition zone from the high rises to the east. Now the heights are taller on the west side of Marin. How soon until they will level all those 2-3 story residential clusters along Marin from First to Sixth Streets and build these high rises you so enjoy? Or will these blocks have reasonable heights to transition to lower-rise neighborhoods?

No matter what, there should still be a step down in heights as the buildings enter a 2-4 story neighborhood. Why create a RDP if it will only be amended lot by lot - changing the plan - and further distancing itself from a Master Plan that doesn't seem to followed or overhauled.

I completely agree. Marin is a hideous thoroughfare. When I have friends come to visit my place, I always direct them to walk up Erie or Jersey Ave so they can see how beautiful Harsimus Cove and HP are. But more often than not they walk up Marin and mention how industrial and derelict it looks.

The new high rises already going up are a vast improvement on the empty lots that were there before. Once the empty lot at Marin and Bay and the Budget car rental are developed, and the Shoprite, BBB, Pepboys mega development are finished, Marin will look so much better.

But agree with opposition to a high rise at Barrow and Columbus. VVP, HC & HP's height restrictions should be respected, IMO. The Marin corridor is a different case altogether.

Call to Action: MGM Redevelopment Plan Amendment Final Reading, May 13
At our April meeting, HCA membership voted to oppose the most recent amendment to the MGM redevelopment plan. The amendment received Planning Board approval, passed the first reading and will likely be voted on at its second reading at the next City Council meeting. HCA will voice its formal opposition at that time. However, individual resident engagement on the issue remains important. HCA encourages those who feel strongly to attend the City Council meeting this Wednesday, May 13 at 6:00 PM in City Hall to voice their opinions during public comment.

Here?s a brief summary: The MGM amendment would allow for a residential tower up to 375 feet on the west side of Marin Boulevard between Bay and First. This would be an addition to the 400-foot tower previously approved on Marin between Morgan and Bay (on the block just south of the tower at issue). The right to build the new tower in question would be contingent on a community benefit bonus. This bonus would earmark significant funding for certain initiatives to be allocated later, including affordable housing, streetscape improvements and/or public space. There was also public open space built into the plan.

City Council just approved a 38-story tower to be built on the corner of First Street and Marin Blvd. last night. Now THAT's a tower.

The Juan Ribbon Machine Shop (currently the home of Parlay Studios) on Provost Street that extend entire block from First to Second Street is up for demolition after planning board decided back in 2011 to not save it if owner didn't want to.

Powerhouse District Redevelopment Plan is being amended again for this lot only - they are recommending replacing building with an eleven story non-industrial looking residential mid-rise, but in turn they will restore the Belgium block stone beneath Provost Street on that block.

They're supposed to consider a school as a possibility.

BJs has a twenty-year lease - until it's done, they won't be moving unless somebody buys them out or finds them another place to rebuild.

ShopRite probably has a longterm lease as well - so it seems Metro Plaza is obligated to keep these stores here and rebuild them.

Where did you hear that 124-136 Bay Street will be torn down? This is the yellow building on Warren Street between Bay and Provost Streets, and grey building just east of 140 Bay. Acadia Scenic shop has been a long time tenant.

These buildings were supposed to be saved and redeveloped until Toll Brothers swept in and bought the lots in 2006/7 for their mega development project from Marin to Warren between Morgan and Bay. This block is "Phase Two" of Provost Square.
The structure on Morgan/Warren, currently being demolished was necessary - it was falling in and the exterior had a huge crack in it. Toll Brothers suddenly demolished it - in fear that it could fall down over the winter.

This is an image of what will replace them. - looking southeast from corner of Bay and Provost (towards Warren Street)

This is the street grid currently in Harsimus Cove Sta. RDP - this was approved a few years ago.

New layout - An additional street is being added to break up the long blocks on Marin Blvd. These two streets running east/west will be one way.

Let's hope the park will be Phase 2.

I heard ShopRite will be rebuilt in one of the new "structures" before it's torn down - Downtown will not be without its ShopRite - just missing the huge parking lot. Traffic in and out of parking garages will be a difficult - I imagine more people will opt to walk instead of a quick drive to the supermarket because of the hassle to park.

This redevelopment plan was approved by planning board two years ago. The developer is just revealing what they want to build after planning approved the density/heights and new streetscape.

Bystander told me that black car ran into the back of a police motorcycle that was turning left from Washington on to Second Street. They might not noticed that there are two left turn lanes, but because construction blocks right two lanes - confusion and speed of cars can be a bit of a hazardous mix at any time of day or night.

Not sure why they needed eight cops to respond to a minor accident.
