In NYC, tax abatement means TAX ABATEMENT, a new construction 2 bed condo with $30/mo taxes.

If the home inspection does not get satisfied, or the buyer cannot get financing?. amongst many other things that can kill a deal, while in contract.

I see people eat and drink on the train and on the platforms all the time in broad day light right in front of PA cops, nothing happens. But as soon as I pull out my phone trying to take a random picture, 10 cops magically appear to yell at me to tell me to put it away.

Trust me when I say no house is worth the risk of badly contaminated soil underground, when you don't know how far it has spread. A huge gamble that could ruin you in one bite. Let go and find another one without a tank.

You have to first figure out how the water is coming in. Seeping in from the ouside walls? From underground?

No I did not do it. As I was not expecting three 0's after the 9.

My general contractor guy told me he can fix it for $1k. He cleaned my basement floor, coated it with a layer of water sealant, a light grey/bluish paint substrate and it seems to be keeping the water from seeping in from underground. I know its a chap fix and will not last as long as a full french drain / sumpump combo, but it's working now.

I had Capital and another highly recommend roofing company to come out to look at my roof for a replacement. Both of them failed to give me an estimate dispite my repeated calls to ask for one.

Why bother to come out if you are not going to give me the estimate? If you dont want to take on the work, how hard is it to tell me so over the phone? Can't even spare the 5 seconds?

Unbelievable.

Great, thank you for the info. For the city to PU, I would have to dismantle and load everything into cans and put them on the sidewalk. I am looking for someone who will do all of that for me.

Not lazy or anything like that, but

1) I do not have the time
2) I do not have the heavy tools required to break down all the stuff
3) the backyard is pretty disgusting, with all the exposure to the elements

So the risk of me getting cut and infected with some thing will be high, so i rather pay $ and have it done for me.

Sorry if I sound like a lazy bum, I am not! :)

I attest to that first hand. In recent years while 90% of the real estate in the country went underwater, I walked away from my Newport condo with a 6 figure gain.

Golden rule once again kids:
LOCATION, LOCATION, LOCATION = CHA CHING, CHA CHING, CHA CHING

Anyone know of a nice rental space for parties in Jersey City? No need for catering and entertainment as I will arrange my own from elsewhere and I am not interested in Bounce or Chucky Cheese, just a nice big empty space with tables, chairs, music and a bathroom.

It was the consulate, and going thru all the levels of bureaucracy there would exhaust anyone without even doing anything else.

Again, I would trust one's own instinct regading the tenant.

Dont take my post as a hate post, it actually happened to me.

I rented my apt (in Queens) to the Indian Consultate of NY, for one of their officials. I thought I hit the jackpot. Government paying for the bill, diplomat tenant, when this official leaves they will surely replace him with a new official, no more rental worries I had figured.

WRONG!!

They stiffed me of like 2 months worth of rent during their trasitional period where the consulate wasn't sure if the tenant would stay or not, so I let them stay on a month to month basis. Then suddenly they told me they don't want the apt anymore. As you can imaginge I have lost weeks of time looking for a new tenant. So fine, I figured I would call them to get my rent money, no dice. So I emailed and sent via certified mail, no dice. I even went knocking on their door in the UES and met with them, no dice.

The person who signed the lease was not there anymore, and the new person in charge knows nothing about it and cannot be held responsible so I was told. So at this point, which is a few weeks of trying to get my money, I was like going postal and was ready to strangle somebody.

I almost got as far as taking them to the small claims court, but advices from all over presuaded me to not go that route, as the hassle and time needed will not be worth it. So I took it like a champ and went to clean out the apt.

Needless to say if you have had experiences renting to Indian people, (gain I am not being racist here, after all I live in Newport) but DAMN, that kitchen was worse than a crime scence. Grease all caked up and nasty on all surfaces, the smell of curry everywhere? It was a nightmare that's all I can say.

So the lesson here is, no, you cannot be certain that a corporate tenant will be better than an individual tenant or vise versa.

Trust your gut instincts.

I take the Path, and for one night each week, I leave at around 10 pm. Swear to GOD the train is packed like as if it was 6 pm. Once JSQ gets developed and more people go live there, it will be a complete nightmare for people who take the Path, as if it wasn't already.

Bergen Lafyette will be quite a few more years before it gets hipsterized. I would not feel safe walking there by myself in the middle of the day let alone at night coming back from work.
