If the current school system doesn't require proof of legal status, wouldn't all these kids already be in school now?

I don't understand why JC is going to get more illegal kids in school because of the amnesty.

Re: New Asian Market

That Asian market that used to be in the Target location used to the part of the "Hong Kong Supermarket" chain that has several locations in Chinatown / Queens / Brooklyn (and by the way, whose Taiwanese owner married a famous HK beauty queen / celebrity - *if* my memory serves me right). They used to have tons of stuff in there, including live seafood. And little sparrows living on the ceiling beams all the time.

The rumor I heard at the time was that Lefrak raised the rent so much that it drove out the HK supermarket, and Target came in.

The current Target in Newport was an enormous Asian Market. Not sure why it closed but one rumor (not substantiated) is that Lefrak wanted to discourage Asians from moving into his project.

How can you tell where people come from? Is there some sort of DTJCdar?

I need to travel via MetroNorth to White Plains tomorrow afternoon. Given it's the day before Thanksgiving, AND the impending weather, when would be a good time for me to leave JC to avoid the crowd (and the potential mess with the weather)???

Fingers crossed for smooth travel tomorrow for everyone!

Re: Advice needed on a situation

You bring up a good point! What documentation would I need if I were to go to Small Claims? I already have the following:

- picture of glass all over my bathroom on the day of the accident (that caused the damage)
- pictures of the damage to my sink
- receipt from when I purchased the sink back in Aug
- receipt from plumber when he installed my sink (in Aug)
- texts that I contacted the contractor immediately to tell him that my sink is damaged, and all my follow-up texts to him.

Anything else that I would need to make a "strong" case, to make it worth while going to court?

Thanks!

Does anyone know how long I have to file in Small Claims court (between the time of the incident and time of filing)?

Thanks.

I just saw that the space for Aspasia's boutique (on grove, next to the dry cleaner's) is for lease, $3000 / month.

I'd assume that spot is too small for a restaurant? Wonder what will take it's place.

Is there word or confirmation if/when the WTC weekend service will be back? We've almost at the end of November, and I haven't seen anything.

Is it going to be back the 1st weekend of Jan 2015, or is it "Sometime" early 2015 (which may mean "anytime" 2015)?

Re: What to Know About New Executive Action on Immigration Reform
Home away from home
Home away from home

I don't think I said that Obama did the same thing as Bush and Reagan (at least I didn't mean to). My reference is that both events are an "amnesty".

Like I mentioned in an earlier post, I understand both sides of the argument. However, look at it this way. No matter what, people will be coming here illegally, thousands every day. No one can stop that. Many of them are children that are sent here by their parents, and many are brought here with their parents. Without amnesty, those children will never get a chance without a legal status (without fault of their own).

However, with the amnesty, they now get a chance to do something with their lives, and potentially live up to their parents dreams and hopes. Otherwise, they'll just live the rest of their lives in the shadow world.

I should probably have prefaced by saying that my family came through similar channels, and I feel a lot for these people: to give up everything you have in your life, and come to a world where you potentially don't even speak the language, and not know a single person. That takes a lot of courage and dedication. How many (real) Americans would do something like that for their own children? That's all I'm saying.

Re: What to Know About New Executive Action on Immigration Reform

How do you know this wasn't happening before the news started reporting on this, and making it a big deal?

And that's not the only way to get into the country. Tons of illegals land via airplanes everyday too.

Beware of the political machine and it's propaganda.

And people will come here regardless of amnesty or not. There's money to be made here if one's willing to work - a lot more than at home (even if it's just washing dishes). So they'll always keep coming. Their main goal is to make money, having a legal status is a "nice plus".

EDIT - I should mention that some people actually also come to the US for "freedom", in addition to the opportunities. So there, not just money. But the point is, US offers so much more than what they can get at home, people will always come, amnesty or no amnesty.

Granting amnesty is not new. It was done about 20 years ago or so (I forgot the exact year), but it was similar - the illegal will have to be here a certain number of years to qualify (and some other restrictions too).

And don't forget, besides amnesty, there are other ways to become legal too. Therefore, I don't believe the amnesty will bring in higher influx for the long term.

So, this is not new, and in another 20 years or so, there will probably be another amnesty. I just don't understand why this is such a big deal now - all political postering and such I guess.

It was a pretty big deal several months ago. Obama's action will encourage an even greater flood.

I thought public schools don't check if a kid is legal or not? I had friends who went to high school with me who were of "questionable" status many years ago. That was in Queens though, so maybe NJ (or nowadays) is different?

Politics aside, being an immigrant myself, I'm glad to see this. I know the rights and wrongs of this action, but it's great that so many people will now have an opportunity to achieve their "american dream" (or at least an equal chance). Their parents came here and do all the low paying menial jobs that no Americans would do (like dish washing, etc), hoping for a brighter future for their kids. Now they will actually have a chance.

I don't know how big is your apartment, but i have a friend who rents in Liberty Harbor, in one of the "brownstone" styles (not the big ones with elevator), has a 1 bed / 1 bath, about 720 sq ft, and is paying $2200 per month. Just want to throw this out as a reference.

News like this one obviously is encouraging for potential landlord. But we honestly don't know exactly how much we should ask for. Sometimes we think $2500 is even okay, but at the same time, looking at so many rental buildings are being built, maybe $2100 is a bit too high.

We are looking at rental listings these days to educate ourselves.

Re: How will new high rises affect the rental market?

I'd look at this from the angle "can my monthly rental income cover all the expenses every month"?

I'm not an expert on property investment, but at a minimum, I think all rental property income should cover all expenses every month / year. So at the current purchase price, can the rental income cover your mortgage, property tax, condo assoc fees / repairs & maintenance expenses?

Asset appreciation is nice, but never guaranteed (however, the longer you hold a property, the better the chance of appreciation). And one can never tell when the market is going to turn, so you have to be ready to hold for longer than you expect if things go south - can you shoulder that financially?

But I agree though - property investment is the best way to grow wealth. However, one need money to make money in this field (eg down payment).

Hi JListers,

I'm brand new here, though I've lurked for a little while. It's fun to pop in--such lively debates! Anyhow, I was curious for your opinions on rentals and real estate. Firstly, this past spring, my wife and I bought a house up in the Heights on Sherman Place. We love the neighborhood and in particular our street. I was pleasantly surprised by the colors and beauty that this fall has brought to our corner of the hood. We're also extremely excited about Mod Cup as well as the recent opening of 942 Summit.
However, with this said, I'm slightly kicking myself for not looking further around or near Journal Square as it seems the next logical real estate boom for Jersey City. So, my query is JListers, would a modest 1 bedroom condo around or near Journal Square, perhaps McGinnley Square even, be a worthy investment? It would serve as a rental income, and I'm aiming for a 10 to 15 minute distance to the Path. My hope is to make a move in the next 2 to 3 years. Decent idea or waste of time, thoughts? Thanks for reading.

I should probably drop this and just walk away. But I want to clarify that I posted my opinion about the school based on true & personal observation, NOT "(uninformed) thoughts". There's a big difference between the two.

I hope you'd respect me and my opinions (even thought it's not what you like to hear), even if just based on the fact that I took the time to effort to express it.

I do have a child at this school and we have been very happy with our experience there. I love the diverse, neighborhood feel of it. The principal and CPA are wonderful and super-involved. I think this school will just keep getting better as parents continue to become more and more involved in the community.

Re: Any Real insight on PS 16?
Home away from home

@daisyduke: Ah, I'm glad you asked. This specific and special skill is called "observation". As I walked by every day to pick up my own kids from school, I see how these kids react with their peers, and hear the words they use to talk with their friends (or non-friends), and their tone, etc. If one pays any attention, you can learn a lot just by watching. Mind you, that was about 5-6 years ago, so things may be different today.

Also, let me clarify (since some people are not getting it) - I used the label "scary" because if these kids are behaving the way they are at 5th grade, I can't imagine how they'd be when they're in high school / college / as young adults in the work place. On my way home, I also see the kids from Ferris, and sometimes I had wondered if those "scary kids" from PS 16 would become Ferris-like kids in 5-10 years. That's why it's scary.

Now, I'm not saying all kids are scary. But there are enough of these "scary" kids that I decided to send my own kids to OLC - which by the way, is a great school for the tuition we pay. There is a great mix of kids from all over Jersey City, but I'm very happy to report that there are very very few (if any) "scary kids from the wrong side of the town".

And please don't act so alarmed - it's a well known fact that schools are lacking here - both due to the problems within the school system itself, and the attendees (yes, based and/or due to their background / home upbringing) - why do you think there are so many private schools / Montessoris in this area, and most of them are full with waitlists?

Quote:

daisyduke wrote:

Wow! And how could you tell so much from looking at these kids?! "Scary"? Where do your "Not scary" kids go to school? Hopefully not mixing with "people from other parts of town" heaven forbid!

That's my impression too - most of the lower grades in the JC area schools have great kids and families. however, the older grades still have people from other parts of town. I used to walk by PS 16 everyday when school gets out, and the older kids are not someone that I'd like my kids to associate with. Same thing with PS 3 I believe. I have a lot of friends who have their kids in Prek's and loved it there. But the older grades are "scary".

Went to see the apartments today. Have to say, the 1-bedrooms actually have a better layout than the 2-beds. Most of the second bedrooms in the 2-beds are really small. And the closets are so narrow!

Very disappointed - I agree that the appliances / fixtures looks cheap. The agent said they're meant to be "retro", but I've seen retro's done much better.

One thing that I really liked is the concrete floor - very nice! Does anyone know if they'll wear-and-tear better than regular wood floors?

I have noticed that more and more boxes are left on the stoop by shippers now than before (in the last 6 months or so). Therefore,
I have a note out on the door of our brownstone building for weeks now, and I still get packages left on the stoop several times a week.

One time, Fedex left my bike (in it's shipping box) on the stoop. It was HUGE - and took up half the stoop. I couldn't believe he just left it there (and was too lazy to haul it back to the truck when no one answered the door).

If some "not highly visible" nicks on a sink are the worst contractor experience you've ever had, I'd say you're luckier than most homeowners.

Sorry for the confusion, it was over $700 because the breakdown is: $350 (sink + tax) + $160 for installation + $200 (new faucet). So I just paid over $700 for a brand new bathroom sink setup, and 2 months later, it's definitely not new anymore. Like I said, it looks like it has years of wear and tear on it given the amount of nicks on it.

We decided to splurge, thinking it would give us more long-term value if/when we sell, so we went with a Kohler sink (rather than the $150 sinks from Home Depot).

Personally, I wouldn't get myself into a bind where all future issues with the building (esp the roof) could be "blamed" on you / your addition.

As tempting as your proposal sounds (we own a top floor unit too, with the roof deeded to us), I just don't think I want the trouble of proofing that any issues come up in the future has nothing to do with my addition.

Right now, any issues with the roof / building is the condo association's problem - clean and clear, no arguments, nothing to prove.

Even if the addition gives you 50% in value after cost, given the potential hassle, that's still not worth it. ANd trust me, things (and sentiments) can turn really fast once things go wrong, and money is involved - and if it does, you'll have all other owners against YOU. Just not worth the potential risk.

He came and looked at the damage last monday, but kept telling me "but I don't see anything, how can I open a case with my insurance???"
