Yes all 6 let the inspectors in. The worst one was rated below the others at the time.


Also, to have a successful property tax appeal, the assessment has to be off by 15% or more -

PSE&G prepares for approaching winter storm and record cold
Extra personnel and equipment at the ready


(NEWARK, N.J. ? Jan. 3, 2018) Public Service Electric and Gas Company (PSE&G), New Jersey?s largest electric and gas utility, is preparing for an approaching storm system that is predicted to bring accumulating snow, gusty winds and record cold temperatures to the utility?s service territory beginning early Thursday morning.

?Although we prepare our system for bad weather year-round, we take every storm with the potential for outages seriously,? said John Latka, senior vice president of electric and gas operations for PSE&G. ?We have additional personnel scheduled and on standby, with auxiliary equipment at the ready for this first storm of 2018.?

PSE&G also has extra personnel on hand to respond as quickly as possible and handle emergency requests. Both PSE&G?s appliance service business and call centers are prepared to respond to additional customer ?no heat? calls as temperatures remain low during the next several days. From Christmas to New Year?s Day, PSE&G responded to more than 15,300 no heat calls ? making it the busiest holiday week in nearly 20 years.

In anticipation of the storm, PSE&G is taking the following steps to ensure that the utility is ready to respond to resulting power outages:

Arranging for contractors, including tree crews, to assist the utility?s own skilled workforce.
Ensuring that additional supplies, including poles, transformers and other pole-top equipment, are on hand.
Refueling all vehicles.
Testing generators at utility locations.
Coordinating with county and municipal emergency management personnel to inform them of outages and expedite restoration efforts.
PSE&G urges its customers to be cautious during and after the storm:

Downed wires should always be considered ?live.? Do not approach or drive over a downed line and do not touch anything that it might be in contact with.
To prevent carbon monoxide poisoning, do not run any gasoline powered engine, including generators and snowblowers, in a garage or any other enclosed space.
Customers should report downed wires or power outages by calling PSE&G?s Customer Service line at 1-800-436-PSEG. Also, customers can report outages at www.pseg.com or by texting ?OUT? to 4PSEG (47734). The utility?s mobile-friendly website includes an ?Outage Map? that is updated every 15 minutes and displays the location and status of power outages in PSE&G?s service area.

Replace the word "assessed" with "billed." The first two quarters for 2018 have been billed. The 3rd and 4th is open to interpretation.

That is the case for me. I have checked and so far my bank is saying they will not adjust my escrow for the prepayment. Additionally I will have to wait until my annual escrow analysis to be rebated.


The bank that holds my mortgage (large national bank) asked me to send proof of payment using their secure messaging system - PDF (not jpg, etc.). I'm sending a screenshot from the city website that shows the payment received and also the email receipt from the processing company that the city uses. I made the payment online.

There's lots of FUD going around. If you have the spare cash and if your CPA or due diligence supports the decision, go for it. The potential saving isn't huge, but better than nothing.

An additional payment can be made directly even for people that have a mortgage and use escrow services. It should be reconciled automatically but better to follow up to make certain.

Governor Andrew M. Cuomo today issued an emergency Executive Order to help protect property owners in New York from the devastating impact of the GOP tax bill. This order authorizes local governments to immediately issue tax warrants for the collection of 2018 property tax payments and allows property owners to pay at least a portion of their bill before the end of the year and under the current tax construct. The Governor directed the Department of Taxation and Finance to work with local governments to facilitate early tax collection.

The federal tax plan, signed into law today, caps the deductibility of state and local taxes at $10,000, effectively raising property taxes and reducing home values in New York and in states across the country.

"As Washington wages an all-out assault on this state and this nation, I have authorized local governments to allow property owners to pay part or all of their taxes early," Governor Cuomo said. "New York has made unprecedented progress reducing the burden of taxes on our middle-class families, and we will not allow this attack to roll back all that we have achieved. This Executive Order will allow property owners to deduct either part or the full amount of their payment from their federal taxes before the GOP tax bill goes into effect."

Governor Cuomo signed Executive Order #172 today, which includes two actions:

Authorizes Local Officials to Immediately Levy Taxes

The Governor authorized local governments to immediately issue warrants to levy property taxes by the end of the year. Officials should issue warrants for the collection of taxes and deliver them to the local tax collector immediately, and no later than 11:59 p.m. on Thursday, December 28, 2017.

This will allow New Yorkers to pay their property taxes for 2018 in the 2017 calendar year and allow localities to accept advance payment so that property owners can deduct the full amount of their payment at the federal level.

Allows Taxpayers to Make Partial Payments Early

The EO will also suspend local laws limiting the ability of taxpayers to make partial payment of property taxes until the end of the year. Since many taxpayers do not yet know the exact amount of their bill, this will allow for a portion of taxes to be paid early and under the current federal tax law.

Each local tax collector is now authorized and directed to accept partial payments of warranted taxes from property owners until the close of business on Friday, December 29, 2017. Online payments can be made until 11:59 p.m. on Sunday, December 31, 2017, and payments made by mail that are postmarked on or before December 31, 2017 are authorized.

New York State Budget Director Robert Mujica said, "For those local government and school districts able to issue their warrants before the end of the year, we encourage them to do so. We understand that for some, it would not be feasible nor practical."

New York State Association of Counties Executive Director Stephen J. Acquario said, "We commend Governor Andrew M. Cuomo for using his executive authority to provide options for homeowners in New York to prepay their 2018 property taxes. Due to the end of year time frame, this action is necessary to provide local authority to receive the taxes for payment in 2017."

New York State Conference of Mayors Executive Director Peter A. Baynes said, "As the capping of the SALT deduction has become a painful reality for New York, our city and village leaders have been doing all they can legally to allow full or partial prepayment of 2018 property taxes in 2017. Fortunately, today's decisive action by Governor Cuomo will assist our members as they help their residents deal with the negative financial impacts federal tax reform will have on millions of New Yorkers."

There is no new federal tax code. It won't be signed until January 1 or later. So the current tax code is still in effect.

Also, I predict that in 2018 there will be a call for drastic legislation similar to California's Proposition 13. Of course it was a mess in CA when implemented, but people can only take so much.

A primary win in Hudson County almost assures Fulop a victory next November, at which point, he would have to step down as mayor. The city council would select an acting mayor ? most likely Council President Rolando Lavarro ? who would serve until a special election is held in November 2019.

This would become a free for all, and would likely see a host of mayoral candidates such as Lavarro and Freeholder Bill O?Dea, as well as possible candidates such as council members Daniel Rivera and Joyce Watterman.

At that point, state Sen. Sandra Cunningham might consider fulfilling the legacy of her deceased husband, Glenn Cunningham, and seek to become mayor herself.

Let me make this clear -
General Counsel of real estate investment firm -> Jersey City Council ? is inappropriate and egregious from an ethical standpoint.

There are good reasons to vote for either candidate, but completely ignoring the ethical dilemma is troubling. Ms. Symes may do an excellent job on the council ? time will tell. But either way, this will set a dangerous precedent.

NEWARK -- Seven of the 16 jurors and alternates in the trial of U.S. Sen. Bob Menendez raised their hands when U.S. District Judge William Walls on Monday morning asked whether they'd heard or read anything about the case, prompting the judge to take them into his chambers individually to get more details.

The inquiry came after defense attorneys in the trial noted that widespread news coverage of an excused juror's public statements may have tainted the remaining members of the panel.

As a homeowner/stakeholder in this City, I have done my due diligence, stealth research & conducted a case study of both candidates.

My findings are as follows:

Bill Matsikoudous is the Steak

Mr. Matsikoudas offers Us authenticity and a vast knowledge & a professional contact base in all areas of the law, but in particular, Redevelopment Law, which is crucial in the next stages of Jersey City's evolution.

He worked at Wilentz, Goldman & Spitzer, alongside professionals the likes of, Anne S. Babineau who is heralded as ?the go-to person in Redevelopment Law? http://www.wilentz.com/anne-s-babineau .

He has worked with & received glowing reviews from self-realized, multi-faceted professional Donald Scarinci - Lawyer, Writer, Photographer, Numismatist, Audiophile.
And the list goes on...

You might be asking yourself, [as I did], Why Mr. Matsikoudous never brought these highly professional contacts to the foreground of of this campaign.

The Answer is Simple:
He was kinda busy trying to establish the Real Concerns of Jersey City Residents by going Door-to-Door to hear Us, & Inform/Educate Us as to what was really happening in our City.
[It was a monumental Task to accomplish without HC/JC Political Machine funding.]


Steven Fulop is the Sizzle

Mr. Fulop offers Us a lesson in 21st Century Politics BWO Theatrical Production & a Step-by-Step Guide to becoming a Master Illusionist. This is a lesson that all Individuals should heed, as it provides crucial Information for one to Defend Against while navigating & trying to Survive in our modern day society.

He has worked at Goldman Sachs in finance & served as a Posterchild Marine for their Public Relations Bonanza post 9/11.

He was invited into Jersey City political circles, after serving in Iraq, by Mayor Glenn Cunningham to oppose Mr. Menendez's full slate of officially approved candidates, and resoundingly lost. [but he now had an inside look,acquired contacts & quickly became intrigued with a political career in Jersey City, becoming a Reformer Ward E councilman]

He mounted a Grassroots Campaign against the Institutional Candidate Healy & his played-out last gasp of the Party Machine [exploited Healy's Laughingstock status] & Won as a Reformer.

You might be asking yourself, [as I did], Why Mr. Fulop never brought these accomplishments to the foreground of of this campaign.

The Answer is Simple:
He was kinda busy trying to bury his former incarnation as a Reformer, since he had successfully Become the Very Thing that He had Railed Against, enjoying a host of Perks & Privileges that came along with being the New Institutional Candidate for the Party Machine.

As we all witnessed, this required a disciplined Mastery of Illusion, & countless Scripted Theatrical Productions to Control the Narrative and successfully divide our City.
[It was a monumental Task to accomplish without Blow-back]

Who's Skill Set am I willing to Fund/Live With for the Next 4 Years + Beyond

WHAT AM I HUNGRY FOR ?
