Re: home inspector did not get on the roof

I second Pebble and Christine.

We also used Moss - very thorough. Our realtor was there for the inspection and she got jittery when she saw that Moss was going to do the inspection.

She said he finds faults everywhere and is known as the "deal killer" amongst realtors - for us that confirmed that we had chosen the right inspector...

He found quite a few things and that allowed us to purchase the home with a realistic expectation of what we needed to repair during the next few years.

A roof is extremely important for the health of a building - a leaking or poor roof will lead to a host of issues and costly repair. But on the other hand, the cost of putting on a new flat roof on a row house (which based on description seems to be the question at hand) is small ($3-7k) compared to the overall cost of a house. That price will buy you a roof with a 10-15 years guarantee.

Don't have information about success in claims, but I believe the relevant statue is this: N.J.S.A. 59 et seq.

You need to file claim within 90 days and show that the "public entity had actual or constructive notice of the dangerous condition" (i.e. the pot hole).

Google on NJSA 59 and pothole to find case rulings.

+100

There is a serious lack of accountability at PATH regarding all of the system outages and signal issues.

Also, haven't seen any updates re: Grove St Station elevator or ramp accessibility since 2011, when a Fed judge ordered PATH to bring the station into compliance with the Americans w Disabilities Act...

Would be nice to see some action or loud inquiries from public officials. This is a huge quality of life issue for JC residents and its only going to get worse w all of the new developments going up.

Curious to know everyone's go-to take-out and delivery spots in JC. I hadn't known about Buon Appetito and look forward to trying it when they're back in business.
A few of our standbys are Kraverie, Nicole's, and Shadman (and we miss the mole enchiladas from Ginfi), (and the Taco truck, when we can find it) but we're looking to try new things...

Re: LOTS of new Stop Signs Downtown

Just can't stay away

While there may be a few extraneous stop signs here and there, I'm baffled (though I shouldn't be) by the negativity from some commenters. As both a driver and a pedestrian downtown, I've experienced the rampant speeding and disregard for safety that some of our neighbors - and others passing through - show for our community, and it is disrespectful and terrifying.
So while there may be different schools of thought on what interventions are best and where, I can't see this initiative as anything other than progress, and I am confident that with time, the kinks will be worked out, and we'll all be safer for it.
My thanks to Candice, Mayor Fulop and the new administration for getting the ball rolling!

I like those, and would be in favor of sprinkling them across JC...

But if they are banned in NJ as later posters have suggested it may be a mute point - at least in the short term.

Seems as if Hoboken has had success with reducing speed through those signs that tell you how fast you are driving.

http://www.nj.com/hobokennow/index.ss ... ds_speed_sign_system.html

While probably (but who knows) not as effective as mobile speed cameras (and would not bring in in any money) it would be interesting to see if it had any lasting effect on traffic calming - when in position on a particular street and any remaining effect after the sign has been moved to a different location.

Based on success elsewhere it would be worthwhile to carry out a pilot in Jersey City.

Sure it would. But you'd have to make them legal in the state first.

These Radar Speed Signs are legal in NJ.

Seems as if they are also effective - interestingly enough, effectiveness increases over time (a few years):
http://www.ci.bellevue.wa.us/pdf/Tran ... adar_sign_report_2009.pdf
http://www.stopspeeders.org/options.htm#Radar
http://www.informationdisplay.com/htt ... ming-research-studies.php

And it seems as if the signs are already in use in a limited fashion Jersey City, but not too surprisingly for JC, placed in non-sensible locations...

http://jclist.com/modules/newbb/viewtopic.php?post_id=256468

We could do with more of them - in the right locations. The report from Bellevue lists lessons learned to take into consideration for placement.

Re: PATH (pathetic attempt at transporting humans)

Agree w JCMan8.

Would add:
1) Inform riders what time the next train to each destination is expected. At a location like Grove St, one has to wait for this info to scroll slowly across the bottom bar of the tv screens, when it should show continuously for all destinations. At a location like Christopher St, there are electronic screens that could share this info but don't; they just tell you that trains to HOB, JSQ and 33rd run there (as if you didn't know).

2) Develop realistic, immediately actionable contingency plans for when Path service is cut off, including/especially during rush hour, such as free ferry, bus and shuttle access

3) Stop the excuses and legal action and build the mandated elevator at Grove St station already!!!

The 'quick' technique looks like Banksy to me too, but it seems as if the inspiration / concept came from a German artist Evol (and possibly others before him):

Nevertheless, nice addition to streetscape.

That map is incredible. Thanks.

The map is indeed incredible!

The whole map, can be found on Boston Public Library's web, here:
http://maps.bpl.org/id/10752

The link above shows the whole map in very high resolution, as well as detailed panels around the map with drawings of certain buildings and blocks.

I find the two panels below particularly interesting as they show what the north part of Grove Street looked like (long time) before the Bayonne style detached houses with parking in front were constructed.
a) Bonneville French Flats (# 52), shown in panel lower left, located on Grove Between 9th and 10th St.
b) 187 to 205 Second Street, shown in panel top right, Second Street between Grove and what is now Marin (Henderson).

The following is also interesting:
c) Hudson Tunnel Works (shown in panel lower right) - Hudson Tunnel works that attempted to construct at tunnel between Jersey City and Manhattan. This particular project was never finished and is not what became the Path tunnels (aka Hudson and Manhattan Tunnels).

Definitely! People drive like maniacs through Jersey City.

But I also think that in many places mobile "speed patrols" would be the way to go.

This would ensure that smaller streets, (where many of the accidents happen but would not bring return on investment on a speed camera) could also be monitored and make the monitoring less predictable (by switching up locations) and hopefully cause motorists to drive slower in spots that do not have speed cameras.

But totally agree that enforcing speed limits (and stop signs) would be a good way to improve safety and generate money for the city.

The rules & fares should also be posted in the cab.
Would also hope for some standards for condition; the few JC cabs I've taken were all ancient, with torn and taped-up seats.

Hoboken has rules and posts them online.

They go as far as to tell you fares for the surrounding towns. For example, a fare from Hoboken to Society Hill is $25. How much do you think it would be from Newport? I bet a lot more.

How about RULES for cabs in JC. More is nice, but does nothing when they can charge whatever.

First, they can start by turning on the meters all the time.

Next, there needs to be SET and FOLLOWED charges. They can start by say, all rides within DTJC $5 like all rides within Hoboken, as the habitable size is comparable.

Then they should sit down and set up fares from each PATH stop or do it by Ward or major landmark (the mall, large building or development, office complex).

Obviously everything should be online, and subject to calls on the 311 line when rules are not followed.

I believe there is a new 'available for lease sign' on the CH Martin store on Newark Ave, between Barrow and Grove. (There has been an old for lease sign for upper floors for ages, but I believe this particular sign is new.)

Also, one of the neighboring smaller stores also seem to have their lease running out pretty soon - can't remember if it was Sleep Cheap, or another one. There is a for lease sign on the front.

Both those locations are just around the corner from Brick Haus Fitness and a martial arts center though.

Wow, that sounds awful and maddening, three times over-from the assault itself to the incompetence of the 911 staff to the offensive and despicable behavior of the police officer. I hope you got the officer's name and are planning on filing a complaint.

I was looking into resources that might prove fruitful
There's the NJ Coalition Against Sexual Assault http://www.njcasa.org/

In terms of complaints regarding the police and 911 operator responses, there's Steve Fulop's office, the Mayors Action Bureau, the city council members, etc. all of whom have a vested interest in turning JC around, starting with the major police dept transition.

In any case, I'm so sorry that all of that happened.

Emergency No Parking Tickets

Just can't stay away

Has anyone else been ticketed and towed after an "emergency no parking" sign appeared where you were parked? It happened to us on Monday-no signs were posted on Sunday or when I left for work Monday at 7:45am, but when I got home, my car had been towed and there were "no parking" signs everywhere.

Had to call around to find the car, get a ride to the tow lot from a neighbor, pay $190 to get the car back, and there's a $42 ticket on the windshield. And it was in a legal spot for the day.

I'm not so put out that they had to move the car, but paying for a ticket and tow with no notice seems excessive. What is considered fair notice for changes in parking rules?
