JCOR- It's funny you mention that because I JUST started thinking about this today. Sandy was rough for sure- there was water damage to my building on the lower level (not sure how bad) and the management company tore out the carpet and replaced. I began thinking about the subflooring though, if it was wood maybe it is molding and there is some long term spore exposure occurring.

Good suggestion

Management should have replaced the sheetrock if it came in contact with the floodwater. I had friends with 4-6" of water in their place in Hoboken. They were advised to replace the sheetrock from the floor to a height of 4 ft as well as the wooden floor.

I agree, there are too many people with issues on this board which is why I cut back on the time I spend here.

Dear Neighbors,

Please help us send a clear message to The Jersey City Zoning Board that we are not comfortable with a full scale restaurant at 61 Erie Street. We do however, support Prato, a small neighborhood bakery and cafe with interior seating, which is a quaint gathering place for the neighborhood - this is what the location should be approved for.

A full restaurant at 61 Erie Street is not in the best interest of the Historic Harsimus Cove community; remember: a variance is attached to the property: not the business. If Prato were to close there are few limits as to what kind of a restaurant could take over and we can never stop it once it is approved.

If 61 Erie Street is approved for a restaurant it will bridge with Newark Avenue where fights, noise, drunken behavior and car break-ins have become a problem. We do not want this in our neighborhood!

If a restaurant is approved at 61 Erie Street then what's to stop any current deli, bakery, or vacant retail space from becoming a full category 2 restaurant anywhere within our communities? An approval for a restaurant in the middle of a neighborhood would not bring any benefit to the communities.

I don't think Rustique Pizza , Dames Coffee Bar or Ahri's Korean Foods which are also in your neighborhood are generating fights, noise, drunken behavior and car break-ins. Should they be banned or restricted too?

Their entrees routinely make lists of "most unhealthy meals in America," so that's probably a good indication of why they are popular.

Their food is high in cholesterol and calories, not the type of place you should eat at often.

If there's one little trip up, things could get a little tight.

But again, I'm thrilled the market is presently booming. Still, IMHO, we've had excessive development in JC, increasing density to excess.

I think the excessive development is on the rental side not the sales side. I asked a realtor why this is, he said there is less paperwork and less work having to work with state regulators.

The layouts are poor, if you are asking $1.4 M there should not be any windowless rooms, AKA Dens which really are big walk in closets. The long narrow livingrooms are another minus.

I think the "think long term" approach is definitely correct in regards to Real estate. however, for anyone with limited money in the bank, a 1-bedroom costing $350K (circa 2010) is very different than what it could cost today (around $500k+), and a brownstone in the same period (probably $500K+ difference in purchase price)?

As much as I'd like to buy a brownstone today, I don't have the down payment, nor the ability to pay monthly mortgage payments for a $1.5mil property. However, if it's "only" $1mil, then perhaps there's some hope for me...

You will be buying a very old house don't forget to budget more $$$ for the "incidentals" that need to be fixed or replaced such as roofs, electrical wiring, plumbing, floors, etc.

Frequently what happens is people sell after the market has already gone down a ton, in order to "cut their losses" and ensure they won't lose more. But when the market starts going up again, they don't trust it. They only begin to trust it once it's been up for a while, at which time they buy back in. Selling low and buying high, that's how you lose your retirement.

I'm certain I've told this story, maybe even in this thread, but in 1996 the 1st properties we ever saw in JC were owned by an investing group that wanted out after the market had tanked in 89 and not come back. He showed us a condoed 6U on 8th between Monmouth & Brunswick. $190k, for the whole thing. Now each unit is probably double that. Think long term or don't play.

I agree, unless you are a professional investor you will get burned if you try to time the market. If the market does tank lets hope it happens about a year before the reval.

The only conclusion that can be drawn from this is many people are stunningly naive and ignorant of reality. They live in some kind of dream world. In a way, it is not surprising. Unfortunately, putting your head in the sand won't change the truth.

The worst part is it's often fed by professionals who should know better. These renderings were done by an architect who's supposed to understand practicalities. Some of the "ideas" floating around after Sandy were just as ludicrous, like filling in the 50 ft deep main NY Harbor anchorage and channel with "reefs", like waves were the problem not the fucking sea rising over everything. There was something just recently about creating new land by filling in the east river and reducing the main hudson channel to a sliver. Somehow an idiot idea if rendered in a pretty picture gets credence.

I'm surprised the usual suspects haven't said the pedestrian bridge should include a bike lane. Or that it should be covered and heated in the winter.

I still can't believe that this is the location they chose in JC/Hoboken. Oh well. I could be completely wrong with that hypothesis. I guess this probably means Jersey City won't be getting a TJ's.

"Advance Realty, which is quickly building its luxury residential development in Hoboken at Willow Ave. and 14th Street, received zoning board approvals for the overall project several years ago, Melli said, along with a large underground parking garage."

They want to have a large client base for their store, people with cars tend to buy more.

From personal experience, I would suggest to really consider your options. A diagnosis and fix may be more expensive than a replacement unit. A few years ago, a high end microwave oven in my apartment went bad (just stopped working) and the tech that came out had NO CLUE what to do with it (he was employed by an "Kitchen Aid authorized repair company") and had to spend two hours on the phone being talked through a diagnosis and troubleshooting session for which my landlord ended up paying a good amount of money and which called for multiple expensive replacement parts. In the end, it was "cheaper" and better to just buy a new unit.

I agree, when I was renovating my kitchen I needed a temporary microwave, I bought one at Target for $60.00.

This is probably cheaper than servicing your old microwave.

I get what you're saying, but I think we have a different take on your last point. I don't think $75 for a 10-course, 2+ hours tasting menu was outrageous. In fact, if anything, it was a good price for the food, service and preparation that went into the meal. In my experience, high end tasting menus usually start around that price, and go much higher. Drop the place in some hip or trendy neighborhood in Manhattan or Brooklyn and people would be linning up to hand over their money.

My disappointment was only so because, as I said in my post, given my history at the place, I know what it was and wish it still was (a scrappy newcomer with a killer menu and good prices) but for anyone that has arrived in JC over the past year or two, the place was always that, and those newcomers were not supporting the place at the levels needed.

I just don't think that JC is ready (or, gentrified enough) to support a truly high end, expensive restaurant. The few that have tried something new, different, or special, have all failed, some spectacularly. I can think of only one expensive restaurant that has lasted a long time, despite limited hours and an odd location, but it seems to mostly target the business expense account set.

I think your last paragraph hit the mark. When I had been to Per Se or Jean George many of the other diners were business people on expense accounts. These diners were the business backbone for high end restaurants in Manhattan. I don't think we had this in JC.
