You can't go wrong picking transit proximity. So yes JSQ would be a surer bet. That said never say never. Plus the heights offers a very different option, i.e, single family homes on quiet streets and some lovely views. I suspect appreciation may not be as great but, depending on the location and quality of your home, you should attract stable family tenants.

You'll find that JC has a surprising number of folks who will profess to oppose so-called elitism (which you are implicitly being accused of), and then promptly move their own kids to the burbs in order to avoid "those people."

I thought the stretch of Ogden Ave from Riverview-Fiske to Congress Street seemed particularly indicative and promising in this regard.

So from a rental income perspective, I'd say it'll be there, but for a smaller albeit stable renter pool.

There are 2 WF's. The one in Millburn is slightly faster to get to as it's right off 78. The one in Edgewater takes a bit longer but involves no tolls. Both are near a TJ's, so that's a nice pairing.

Good use of that space, given its approximately mid-way location between Grove and Newport PATH's, plus 1 HBLR stop.

As for NYC-access, expect more crowding on PATH, but that's not to say there can't be ferry replacements. Much of Billyburg and Greenpoint have become quite reliant on
East River ferry alternatives to a very crowded MTA.

Also don't forget that many high-wage Wall Street jobs have or are relocating to JC, due to NJ's continued tax-incentivized job relocation/theft program. So not everyone will be a daily commuter into Midtown or FiDi.

Dean Marchetto hasn't been able to finish Phase 2 of Gulls Cove despite many years of empty promises. This proposed idea is simply more hot air from him. With all of the regulatory approvals from the feds, the states, and lawsuits from currently waterfront property owners, this proposed project won't see light of day for about a decade and a half. Most of us will have cashed out and left JC by then.

Land values being what they are, the (largely middle income) owners presumably know that they're sitting on a gold mine and that open parking lots are no longer a good use of the land.

Someone earlier had alluded to the recent remediation efforts. Presumably, we will soon see large scale building at the street level all around Montgomery, Marin and Columbus. Hopefully some mix of apartments and retail, with stacked parking for all the cars currently spread around the property.

Recently went on walkabout and checked out the Heights (I own and live DT in Liberty Harbor North).

Absolutely loved the stretch of Ogden from Riverview Park to Congress Street. That little stretch has a lot of potential given its reasonably proximity to the 9th Street HBLR station in Hobes.

The rest of 'Heights felt hit or miss and varied widely block by block. Definitely a lot of potential, a bit like how Red Hook in Brooklyn gets a lot of play today despite not having direct subway access.

The usual signs of early gentrification were present -- ModCup, the yoga studio, pricey strollers, small children in the park. The absence of a path train link will limit growth but in a way that also ensures that it remains attainable for many.

As with most things in life, packaging counts for a lot.

If the mural looks interesting or thought-provoking and is properly "framed" by a suitably-selected structure or hand-drawn paint lines, it is perceived to be closer to art. Generally speaking, an older structure always pairs better.

If the mural looks like one giant signature, i.e. an ego tag, then it is often perceived as merit-free and thus closer to vandalism.

I go to Cool Vines to get rarer items, buy gifts, and experience unrivaled service quality. A real gem.

I go to Buy Rite to fill up on staples.

My pricing comparison is always Manhattan, since that's where I moved from, and JC prices are very competitive or better than the city.

As for pricing itself, it is all relative right. You're paying for the convenience and the proximity.

Been there twice so far. Andre is my guy. So far so good. I spent 40+tip the first time for a haircut (and a bourbon). I spent 75+tip the second for a haircut and a hot shave. I had a full beard at the time. Well worth it. Will keep going back. My current hair style needs maintenance ever 5-6 weeks, so the extra spending (vs. $30 including tip in midtown) is worth the extra penny. They add judgment to the mix which the sub-$30 providers don't always do well.

+100. This is what I always try and explain to folks with limited success. I live in the Liberty Harbor development and work in WFC. My actual train ride is ~6-8 minutes depending on PATH temperament. Yet my door to desk commute is ~25 minutes. About the same via Paulus Hook ferry.
