I disagree. The JCPD doesn't need JC list to compile crime statistics. The truth is that GP saw a post that said that some was found shot on Brunswick street and felt the need to look up the address to quell their anxiety about where it happened. We don't know whether the victim was "low income" or not.

If posters on this site cared about crime stats, we would see many more posts regarding crime in Greenville and Lafayette.

I think GP made a very significant point and is relevant. I am sure municipal governments, insurance companies, police departments, and health facilities look at these incidents and measure the statistics to see if there is a pattern and where the source of this dilemma is attributed.

Yes, I still had to go to the service station for a plug. Having the compressor just gave me enough air to get there without having to change the tire.

I bought an air compressor that plugs into the cigarette lighter of the car. It's the best $25.00 i've ever spent. It's saved me from having to change flats 3 times.

You cannot refinish bamboo. It contains glue which binds the strands of bamboo together. Some also contain formaldehyde which is toxic and would become airborne if sanded. Hopefully it's not glued down to the subfloor. If it's floating it will be much easier to replace.

I think it might. I remember a quarter oz costing $30-40 in the late 80's. Sounds like even pot smoking has gotten complicated.

I will agree that the residential door knockers are shady but buying deregulated energy in and of itself it not a scam. Anyone looking into switching would definitely want to do their homework. One thing that you would never want is a variable rate contract. The other problem is that PSE&G's rates are the cheapest in the state, so their isn't much incentive to switch in this market to save a few bucks a month.

Those companies would be much better off marketing to JCP&L customers. Their rates are much higher than ours and sometimes change block by block in terms of cost per kilowatt hour. Nobody should be door knocking in this day and age.

It's a 3rd party energy re-seller, and yes it's a total scam. Your electric and gas might be cheaper for a month or two after signing up, then your bill will skyrocket but you're locked into a long-term contract. There's a million of these re-sellers out there, most of them are pretty shady and if Liberty Energy or any other re-seller comes to your door again, I suggest you politely slam it in their faces, and call the police if necessary.

This is the grown up version of the kids who sold magazines door-to-door, often at double the normal subscription price, under the guise of fundraising and often hopped up on drugs. It made no sense and I slammed my door in these peoples' face too.

Is there in-living super or other employees like porters, security etc? If it is just paying for hot water/water, sewer & garbage then that does seem a bit high for the sqft with no amenities. For comparison I have a 1050 sqft 2bd in St John's condos in the area and pay $578. In addition to hot water, heat, AC includes 24hr doorman, security guard, package room and onsite supers. Extras are fios/comcast, parking, gym & pool.

The purchaser was well aware that the building was rent controlled when he/she bought it. Now they want to break the law by trying to illegally evict people. I think the OP made it clear that his intention was to stay, as he has the legal right to do.

No free ride, just caveat emptor.

While you raise some good points, you still have to realize that a 10 unit building pulling in $5000 per month in maintenance is still a lot of money even with having a management company and holding a healthy reserve. In the buildings I've managed, We hired management companies and found that they basically did nothing other than pay the bills for $300 per month.

The reserve account at $200.00 per month always allowed the bulilding to make capital improvements (new roof, new brickace on front exterior) without special assessments.

60K per year on a 10 unit building is high for the level of ammenities.

I managed the HOA in my first JC condo as well. My maintenance for a 2-bdrdm was $250 in a small building, and this was 15 years ago. That amount allowed us to run a small reserve of about $5,000 - easily wiped out by a major emergency, which always seemed to happen every couple of years. If the building mentioned by the OP has a management company overseeing things and at least a part-time super/handyman to haul garbage, clean the common areas and clear snow, then the maintenance sounds fairly reasonable. For a small building that actually is an amenity (and probably a sensible route to go) - unless you have one or two owners willing to take on what essentially amounts to a second, unpaid job taking care of the building. In my first building, we looked into hiring a management company and part-time handyman for the tasks I mentioned - that easily would've added $100/month to everyone's maintenance.[/quote]

I am well aware of what it takes to manage a small association. I have managed two different small associations. We always ran with a reserve of $6000 minimum. It was always more than enough (200 per month) to pay all of the bills and add to the reserve account. It all depends on what someone is looking for. The OP stated that there where no additional ammenities for the money. I simply stated that $500.00 per month with no ammenities was a little high.

And $200 sounds ridiculously low - you wouldn't have much after paying insurance for the building. Let me guess, you have to corral the all the owners to cough up money every time you have a major repair bill such as a roof leak or a plumbing issue, right? A financially sound building would calculate maintenance fees to take into account major replacement projects - such as the hallway carpeting or the roof - on a set schedule every X number of years. The fees should also allow the HOA to build enough of a reserve fund to handle emergencies without having to hit up the owners. It avoids the headache of one or two owners who are unwilling or unable to suddenly come up extra money for these issues.

Maybe that figure includes a special assessment for a capital improvement. I would want to see what their budget looked like before going into contract.

Jersey City doesn't require C/O. The seller is required to obtain a carbon monoxide/Fire Extingusher certificate from the JCFD on Marin Blvd.

I would agree if the amount were less than a couple of thousand. At 15K, I would certainly put the time into retrieving the monies owed. It's a drafting the complaint, notifying the parties involved, and showing up to court which they will not. The plaintiff will then be given a judgement by default. Bear in mind that if they're young adults, they will not be able to buy or sell real estate with an open judgement. The wage execution is the same process which wouldn't take more than 30 hours of time including research.

It's really a matter of opinion. What is worth it to me or Catdog might not be worth it to you.

This was explained yesterday if you look earlier in the thread. He/she will be able to get the money through garnishment, for most people it might not be worth it, but if it's for thousands they might as well try. I had a seller stiff me on a use and occupancy agreement and I regretted not taking them to court.

If you have only been to landlord tenant court, then the judgement is only to have the tenant evicted. You would then need to file a motion in Hudson County special civil part in order to recoup the money they owe you. A collection agency will only pay you pennies on the dollar for bad debt so I would think you'd be better off going the judgement route.

It's a small black oval piece that's plastic and has a small grey wire attached to it. It should be on the front or side of your house. I took a picture but couldn't figure out how to attach it here.

I don't understand why it wouldn't work all of a sudden when it worked all along. Did your last bill say that it was estimated or an actual reading.

Just don't take anything they say as gospel truth because they are a corrupt company. Our association had a big problem with them in the past and we had to threaten legal action to get them to back off.

The wire itself shouldn't be a problem to replace. It looks like a phone wire.
