I've used John Beers from Brushworks painting in Hoboken numerous times. The guy is completely above board and does a great job.

If it appraises under what is expected and you could no longer get a mortgage wouldn't that just fix the issue, regardless of the appraisal contingency?

I bought a place in Feb, and have never received a tax bill. I've called a the assessor and the collector and they have no idea when I'll get a bill. So I come here. Any clue?

I forgot to mention my place is new construction.

Seamless is the best way to order food end of sentence. As for jacking up prices I could care less. It's not like seamless doesn't tell me how much they are charging, it's up to me to determine if I want to spend that much.

Re: Storefronts on Newark Ave

Things are changing on Newark for the better!

I would like to know though why does it take so long to get anything completed? The Hudson Camera building seems like it has been forever, the building that is vacant by the burned down building has been vacant/being built forever, Word which doesn't even have a kitchen is certainly taking a long time to open up. In the past couple of weeks some of the other storefronts look like they are starting work too. Are these buildings in such disrepair that it takes them this long to be renovated?

Re: JC Real Estate Taxes
Home away from home
Home away from home

I was wrong about the Pilots - dtjcview has a better grasp on them.

My Unit was a fixed percentage 1.8 something % of purchase price for the taxes for 5 years. So my assessed value as of right now has nothing to do with my taxes. Additionally the variance between my unit and others in the building will be negligible because all have been sold in the same range. And even after 5 years the values should be similar.

I called the tax department, they are very nice and very helpful and were able to follow up with me via email. I even got a picture of what my building looked like circa 1930's which was pretty neat. They also told me what my taxes would be if I was unabated and I'm saving about 30% before any increases, additionally I don't think I'm susceptible to an increase.

From what I understand, Abated properties do not pay real estate taxes. They make PILOTS Payments In Lieu of Taxes. These are typically based on the selling price, at least mine was, but I suppose could be based on assessed value, and paying a percentage of tax. I think that some of the older buildings may have been done in this fashion.

I just went to this place this afternoon. They have done a beautiful job making it quite nice.

I got a fantastic massage by Jessica and it was only $50. They have a complete menu of great services all at good prices.

I wish them all the best, and this will certainly be my goto spot for massages in JC.

Re: Speakeasy Lounge at Grove plaza

I actually think the guy has a point, part of the draw of his location is people seeing it coming right off the path. The way all these things are setup now, foot traffic to his front door is discouraged.

If I were him I would work with the organizers to shift the layout around so that his front door isn't blocked. Of course I would have been doing this during the 6 months I built the place and would be friendly about it, because his restaurant and the events in the plaza are mutually beneficial.

If I hire a nanny I agree with you. But I'm paying a daycare to be open and provide a service. If they cannot provide said service, then what am I paying them for?

Wait after Sandy they were closed and you had to pay? How can they do this? They provide no service and still get paid? Is that even legal? As someone that is about to step into this whole day care thing I'm shocked to hear this. What other things should I be on the look out for?

I hear all this talk about good customer service from banks, what do you get with it? My interaction with my bank is me paying my mortgage. Additionally would you guys being willing to take a mortgage 1/10 a percent higher for this customer service? Just curious.

Isn't it more likely that Booker will run for Governor in 2017? Would Fulop really be able to pull off w against him in just 4 years? I think it is more likely that Steve sticks it out for one full term, wins another and then during the 2nd term considers a switch to Washington, or a move for Governor if Booker looses, or is ineffective similar to Corzine in 2021?.

I'm under contract with a place right now, while Trulia seems dated the real problem is that the inventory is tiny. Best of luck.

This is a silver lining kind of thing and I fully look forward to the return of full PATH service.

But not having to go through Hoboken on the weekends into the city really does save some time.

There is a small cart on Greene and Columbus during lunch, they had a sign for Ginfi on it today. I've eaten many times and really like them, so I'm looking forward to them opening.

Oh and I'm pretty sure they are real Mexican's.

Not sure how that is irresponsible, considering it is on a closed road, done by professionals, with police presence.

Can't say I'm a F1 fan but it is still a win for NJ and would have been awesome to see in LSP.
