All that's great and encouraging. But we do have some troubled neighbors to the west, i.e. Irvington and Newark, that keeps us on our toes.

Plus when you're shelling out 600K-1.2mm on a home, you have a low tolerance for bad behavior, and the ability to up sticks and move to a safe if vanilla suburb.

Don't most of us already get gas piped into our homes taken from a centralized and subterranean distribution network?

How is expanding this arrangement, through laying new pipe, any different?

If you do choose to move to the burbs and want ethnic diversity and sought after schools, try South Orange, Maplewood and Montclair. All are a manageable distance from the City.

I pass this site twice daily on my way to and from work.

I think the building is ok. Not great, but not awful either. It pays homage to its neighbors through the choice of brick color, the use of arched window and concrete pillar cladding at the street level.

It's not complete yet, but once done, I think it will be pleasing to look at.

Unfortunately, what makes a good school isn't a new building, or even good teachers. It's kids motivated to learn and parents willing to be involved. Check out http://www.parentheses.co/ for additional insight. It's a bit private-school focused but there are some public and charter options in there as well.

Generally speaking, JC public schools are still playing catch-up to all of the new money moving into town. So your public options are going to be limited.

Define "reasonably priced." I go to Virile on Jersey Avenue and find them consistently good and the price is doable. They're a bit of a hipster olde tyme barber shop but know their stuff.

A haircut (shampoo comes with) will set you back $40-50 + tip.

We had a fire-related evac in my building (Gulls Cove) last summer. Turns out, I evacuated my family unnecessarily.

Fire chief came by a few weeks later and explained to us that for steel and concrete structures, each apt is a fire-proof box, as required by code.

So long as the fire isn't on your floor or the ones above or below you, you could in fact stay put and await further instructions. This way not everyone is stampeding to escape the building.

The low rise rental communities are among the worst as they're pretty much all wood.

I suspect this building will become an investment property destination for Chinese folks looking to park money offshore and NYC-area realty is considered better than t-bills risk-wise. Doubtful therefore that public schools will see much extra play, although I do agree that we should extract more funding to either build more or expand existing facilities. I know LHN is supposed to get a new elementary school once fully built out.

Parking, I'm not concerned about. Not everyone in DT wants to own a car. There are plenty of private parking options that are reasonably priced and that sit fairly empty.

Better rail transit options in Paulus Hook, which means higher prices, unless you're seeking quick highway access in which case HP works better.

I prefer HP for other reasons -- nicer park, quieter streets, further from waterfront, therefore less windy and warmer.

Guessing sales because who'd want to rent so far from transit? Also condo construction financing all but dried up post crisis, and we're seeing the tail end of the rental-only financing work its way through. I understand that condo-construction financing is back and we'll start to see more sale projects this year on.

Aside from 9 Bar now, Dames on Jersey Ave has been my go-to coffee place. They serve Counter Culture coffee (and sell the beans as well). Very smooth, and the ladies there know what they're doing on the La Marzocco espresso machine. I'm surprised no one's mentioned them when talking coffee...





Dames used to be my fav in DT.

Brewshot is very hit or miss.

My new fav is the ModCup kiosk inside Grove Kitchen.

Sam Am isn't bad but i've had some mediocre coffee there.
Warehouse on Bay and Provost is consistently good.

And now Nine Bar.

Cocoa also makes a decent cup even though that's not their main thing.

The coffee scene gets better and better each year.
