I live on the 7th floor and have a view of the station albeit set back a bit. Noise isn't a factor when the windows are closed. In the warmer months when we sleep with the windows open, even then noise is pretty manageable. We moved here a few years ago from midtown Manhattan, which was noisy and polluted. No complaints on our end at GC.

Considering what BPC and TriBeCa are trading at (north of 2K/sq ft) as well as LIC and the nicer parts of Bk (both north of 1K/sq ft), this is a bargain. Remember this newish building is close to a major airport, atop a light rail station, walking distance to the path, 10 mins from Fidi, and near 2 ferry stops. Crowning detail? This bldg is zoned for PS16, which now rates a 9/10 on greatschools. That makes it comparable to a decent suburban school, and provides a floor on pricing. Doesn't get much better. Oh and the building suffered no harm during sandy.

This thread raises some valid trends but is also missing a trend.

The folks moving to JC today frequently prefer urban living to suburban living, especially given the different types of work we do compared to 30-40 years ago that require longer hours, shorter commutes, quick access, more flexibility and creativity, and virtual work schedules.

Will the majority of folks hightail it to the burbs after a set time? Yes, always, because that's where the more sought after schools are located. But many choose to stay for the same reason that they choose to remain in Brooklyn or Queens -- proximity, diversity, short commutes, architectural variety, various other educational enrichment options. Frequently it's people with money who can buy private education or otherwise fund enrichment programs for their kids privately.

PS 16 is a crowded school in part because it has been able to bounce back quicker. PS's 37 and 5 are, anecdotally speaking, following suit as those feeder areas gentrify.

As with many things in life, follow the money.

Sam am used to sell cold brewed stumptown. Presumably still does. Modcup does the same at its kiosk inside of kitchen as well as at its mod truck in front of Hyatt at exchang place.

A great concept, but a very risky bet given the general douchiness of the average NJ driver. Just the other day, this guy slowly ran a red light at Grove and York while I had the green heading north on Grove.

And it's not the first time. One time I was at a HBLR light in Hoboken ahead of Paterson Plank. And this driver passed me, paused at the tracks, and proceeded to run the pair of red lights.

It's like NJ drivers shed their IQ by 50-75% every time they get behind the wheel.

You can't compare Weehawken to DTJC. They're completely different markets. And which DTJC properties are you referencing?

The deal broker lives in my building. It's still cheaper to buy DTJC waterfront realty than across the river, which is trading for 2X this price point in most cases. Until we can establish that Manhattan is in a bubble, it's hard to logically say that DTJC is in a bubble. There's not a lot of debt pumping up prices now. It's a lot of cash deals and foreign money.

I live in Gulls Cove, which is a condo building. Most units are owner-occupied, but some are available for rent by owner. Construction quality is decent. You don't hear any construction noise from the other side of 18Park and the noise from the light rail is negligible. Units are on average much larger than at 18Park because it's a condo unit that was finished in 2008-09, when land prices were lower.

Where Gulls Cove falls short is on amenities. It has a doorman, a gym, a small common area on the ground/1st floor, and a landscaped courtyard. But no pool, indoor common room, community room/party facility, or kiddie playroom. 18Park has all of those.

JERSEY CITY ? When Gull's Cove, the first high-rise development in Jersey City's Liberty Harbor North area, began selling units in 2007, its developer heralded his "one-of-a-kind" building and declared its sales program "a sensational success."

"We are thrilled about the attention Gull's Cove is receiving," developer Dean Geibel said then of the planned two-building, 431-unit development.

Eight years later, some Gull's Cove residents are less than thrilled. The second building has yet to be constructed. Meanwhile, Geibel remains in control of the homeowner's board, with residents saying they're given no voice to make changes they say are badly needed.
