The market is very good for sellers. Priced correctly, things usually don't last a week on the market. Renovated, turnkey places are in very high demand. I'd be happy to help with a market analysis if you're looking for a realtor!

Careful, though...I grew up in Texas (though to be fair, I?ve been up here for about 15 years, and myself and my siblings were born in the Tri-State area, and my parents grew up blocks away from each other in The Bronx!)...it?s not their fault they were born in Iowa or Ohio or wherever. We all bring something to the party, right?

Dolomiti, you and Brewster and I seem to agree on these things, so I hope it doesn?t sound like I?m arguing with either one of you. You guys have really put in some time trying to call out these folks claiming unfairness. It?s unreal.

I?m really disheartened by the greed and audacity of longtime downtowners who claim in one breath to have spent decades creating and building this city and in another breath claiming that they had no idea about the taxes or that it comes as a complete shock. It?s really something else.

Ha! Yes! But I was referring to the downtown crowd who think residents of Greenville and BeLa who were overpaying should have appealed. My point was that those who were overpaying would not have been able to successfully appeal based on downtown underpaying. Right?

Appeals are based on the claim that the city's assessment is too high. You have to prove them wrong, usually by providing 3-5 recent comparable sales. In order to successfully appeal, you must believe that either the city's 2017 assessment had to be off by more than 15%, or the value of your property immediately dropped more than 15%, or some combo thereof. Then, you have to be able to prove it with comparable sales.

Let's say that by fall 2018, the market crashes by 25%. You pull together comps that show the value at $1,500,000 and you get a full adjustment. Your new tax bill is $24k.

Is that numbery enough for you? ;)

It feels like some folks downtown simply won?t accept or appreciate that they had a sweetheart deal for decades and that other people in less fortunate circumstances (whatever their incomes, their property values were not rising at the rate downtown was) were making downtown?s low property taxes possible by making up the shortfall.

As for appealing, my understanding is that one can not use someone underpaying as the basis for a reduction, so what would the argument be for their appeal? Please don?t knee jerk respond. Really think it through with numbers.

Hi Nicole, please realize the taxes are not going up suddenly. Downtown has known for at least 5 years that they have been substantially underassessed and taxed compared to the rest of the city. Then, because of the delay in the revaluation (canceled by Fulop, court battles etc), they were allowed to continue to underpay for yet another 5 years, while less affluent areas of the city were forced to continue to overpay to make up the shortfall. Please, please do not let people fool you into believing otherwise. They have known for a decade at least that their taxes would increase substantially. Most people figured 2% of current market values. If someone is claiming to not have known, I?d dig deep to see how true that is.

I apologize, I'm not sure what other information to provide. Bay window projection is 12' high by 12' wide. There are 3 windows in that bay window projection, 2x6' each (not sure if or how much that affects pricing). The bid we received was for vinyl siding. It is a projection from the 2nd floor. It currently is covered in asphalt shingles/siding (hopefully that's the correct terminology?). We are looking to have it re-sided, as a few of the shingles have deteriorated. I was concerned that the bid seemed high for vinyl siding, and am also interested in hearing about other siding alternatives.

Hi all,

We have a bay window in the rear of our row house that we want to reside. Does anyone have any idea what that should cost? The bid we received to have siding on just that section installed including new trim around the 3 windows was $3600. That bay window section is 11 or 12 high by 12 wide.

The price seemed high to me (the above quote would be an addition to a roof replacement job, done at the same time (which seems reasonable - $12k for 2 levels of flat roof totaling 700 sq feet and also includes replacing siding on the 16ft wide section of siding of back wall between 2nd and 3rd floor, replacing a window and trimming it outside and adding trim to the second window outside which the flippers that we bought from neglected to do).

Anyone do siding on a bay window? Are there any more attractive options that aren't outrageously priced that we should consider? Like most people, not a fan of vinyl siding, but since it's in the rear, no one will know or see it....

I also got the offer to buy insurance from Suez. Does anyone know exactly what it covers? If $9/mo will save me a potential $12k in charges, it's prolly worth it, right? I just don't really understand what the insurance covers.

Do you think this was a misspeak? Montgomery doesn't separate high from low-income areas...Van Vorst Park and Paulus Hook are super high dollar real estate areas, most certainly comparable to, and to some, even better than their northern counterparts. And even outside of downtown, some of the highest dollar homes are over on Bentley and Gifford near Lincoln Park and Astor Pl, both of which are south of Montgomery. I could see Communipaw being an invisible line, separating the haves and the have-nots, but not Montgomery. Think that was a mis-speak? Or is he unaware of how much has changed in his neighborhood, particularly on his own street? So very odd.

Only one house that I know of looks like it had been restored, but others have been gut renovated, with all new materials, however not sure if any of those kept any original materials other than fireplaces:

90 Astor Pl was restored a while back and there used to be some pics of the restoration done, but I don't see those online anymore.

3 recent listings for properties on that side of the street, 1 renovated, 2 older listings with varying degrees of original details remaining, but unrenovated in the real sense:

92 Astor (renovated but not restored) - went on the market a week or so ago for $575k (already under contract for above listing price)

I don't think anyone can answer THAT, but if you look at the 13 Astor Pl data in Trulia, it went from 140K in 12/2013 to 550K in 2/2015. That's quite impressive. Which is also why I wanted to get a look at what they did with the place. As it looked back in 2013, it was a total mess. A dump, really.

9 Astor sold for $575k (over asking price)
13 Astor (which had been purchased for $550k in early 2015 after extensive renovations) sold in Feb this year for $650k (over asking)

Rumor has it 75 Astor sold for $750k

Not sure which direction from the Beacon you are, but a new coffee shop opened on Communipaw called Grind Coffee. It's a great place. I'm on Astor Place and it's just a few minutes walk. Totally safe. Really nice staff. Good coffee and treats. Great addition to the area.

The owner of the house to be sold negotiates a percentage of the sale price of the house to be paid to the listing agent as their compensation. If a buyer (represented by another agent) makes an offer, the buyer's agent receives a portion of the listing agents commission (usually half). Since you do not have any negotiating power in the deal between the seller and his listing agent, you're not paying it; in the same way you are not paying the Starbucks employee when you buy a coffee. Sure your business is what allows the employer to pay the employee, but the agreement on salary is the decision and negotiation of the employer. The seller pays it out of his/her proceeds from the house; just like the Starbucks employer pays the employee out of the profits of the business. This is a silly hair-splitting argument.

The reason I would not sign a buyer's agreement is that you would be liable to pay the buyers agent a commission (above the list price of the house) if that buyer's agent showed you a FSBO house in a non-exclusive agreement, or even if you found it on your own if you signed an exclusive buyer's agreement. That is not in your best interest, and not a good deal.

Buyers don't pay commissions to agents. Sellers do.

No need to sign one. It basically says you cannot use another real estate agent to find you a house, which is silly and not standard. In my experience, they will then do minimal work to find you a house, knowing anything you find on your own will still be "their" deal. That's not in your favor and isn't standard. If they do a good job for you in showing homes that meet your criteria, you won't need to look elsewhere or use another agent, anyway. Tell them if they find you the house you end up putting an offer on, you'll use them to present the offer and represent you in the transaction.

That's lazy on their side.

Just had a PSE&G employee come to the door telling my husband we are eligible for a 20% discount but that he needed our bill. I was doing dishes and told my husband not to give them the bill. I wish I had taken a picture of him, but had soapy hands. Thanks all for the heads up.

I live on Astor Pl, not sure what the hate is all about, but I think it's is a great block. Great neighbors. Newcomers and old-timers (who still take up about half the block) take great care of their homes. It's the reason we chose to move here. It is the longest unbroken run of row houses in jersey City, which makes it very pretty. There are some truly gorgeous homes at Summit and Astor and its surrounds. True the wires are an eye-sore, but pretty common, and they'll prolly be buried sooner than later.

Doctor's row is nice also. Along most of the N/S aves, JFK, Bergen, and Monticello, there are sketchy large apt buildings. Lots of loitering. My husband walks our dog down to West Side via Bentley and back down Gifford and there are sketchy corners the whole way. However, the area/neighborhood by Lincoln Park is very pretty, although it's not brownstones (row houses, to be precise) like downtown, it's very pretty older bigger Victorians. Taxes are a bit higher there (generally double on those larger lots), but the area as a whole is really nice, save for those few sketchy areas; just like downtown used to be.
