Depends on your budget. If you're in the >$2k price point, you can go straight to buildings with leasing offices that won't charge you a fee. Otherwise, it's the same techniques you've always had.

To answer your original two year old question, it seems like more of an issue with landlords and not the brokers. Landlords can use services like Craigslist or Trulia and avoid getting a broker involved - they choose not to because they don't want to deal with all the inquiries and they want the broker to set up the lease and screen applicants.

Since the only place I have often waited for a table in DTJC is the Brownstone Diner, I'm not sure I agree with you.


To add to the list, I've had to wait at Marco & Pepe's, Roman Nose, and Satis.

I was just about to try VB3 after they made that top ten list, but will probably avoid after hearing all these reviews.

I'm inclined to believe you haven't had a Park and Sixth burger. Or maybe you haven't had 'The Beast' at P&6. It's simply a more flavorful, better prepared burger.

I was also there last night and left with pretty mixed feelings.

Like the person above, my girlfriend and I noticed an odd smell by the bar during the entire meal. I would describe it as old garbage. Faint, but enough to remind us of its presence every few minutes.

The menu was impressive. They have creative burgers but also give you the option to create your own through different combinations of meats, cheeses, toppings, and sauces. We felt they were trying too hard to be cute with their menu to the point of confusion. They list ingredients like 'government cheese' and a selection of house sauces like bank sauce and Seoul sauce with no explanation of what they are. We didn't want to waste the busy bartender's time by having him describe five different menu items so we passed on them altogether.

We started with the mac and cheese pops with ranch that everyone was suggesting and thought they were satisfying and tasty. We each had a cheeseburger with an egg and they delivered it medium rare as I asked. The meat was bland but overall its thickness, the soft bread, and amount of gruyere made it satisfying. We found our spicy mayo wasn't spicy and the herb mayo was merely Italian seasoning sprinkled into a jar of Miracle Whip.

As I write this out I realize that no, I didn't like the place, even though I really wanted to given its proximity to my apartment. However it tries too hard on its gimmicky image and attitude while failing to deliver on the food. This is not a burger that will be brought up in conversation when people talk about the best burgers in Jersey City. For my money, I'll walk the extra few blocks and go to Park and Sixth or Skinner's.

I stopped by last Saturday. I agree - very nice owners and cool collection of stuff. I'm into antiques and usually go to Montclair for their shops but I'll be going here instead. I picked up a wooden Johnnie Walker crate (circa 1920's) and some vintage bartender's guides (circa 1940's and 60's) for $25.

And I do understand. That's your whole entire point.

But to be honest, the cops scared the crap out of my GF and my dog (not literally) when he suddenly drove up onto the field. When my dog is unleashed, and yes, I'm guilty of unleashing him as well, I make it a point to only do it when

1. There are no other people or dogs around.
2. When he's in a controlled environment , in which I can control his movements.
3. Only after he has 'done his business' (that's what I meant when I said 'I know my dog')
4. When others (children, adults or other pets) come within proximity of the area, I immediately re-leash him.

As I said, I'm a responsible dog owner. I do understand your point 'that few make it bad on everyone'. It's true. But 'they' are not the people who get ridiculous fines, such as this one. The responible owners do!

The cop was a douche and wanted to give her a second summons for having our other dog tied to the pole. He claimed '2 dogs, 2 summonses'! I got the impression like, 'Yes. I can fulfill my quota for the day'!

I can also assure you that the dog in question was back on the leash before the cop even got out of the car!

I know several cops in my local precinct. As a matter of fact, they know me as 'the bulldog guy'... When I explained the situation to them, they explained that 'Fulop is trying to make JC like NYC and turn it into a police state. He's making the police issue tickets on a massive blitz citywide, for all sorts of offenses."

When I asked them about real crime, they explained that Fulop is all about swaying the statistics to make himself look good. The 'real crime' will always be there....



This reminds me of the time a buddy got a speeding ticket.

Friend: "The cops are ridiculous. I just got a ticket for doing 45 down Montgomery."

Me: "You shouldn't have been going that fast."

Friend: "It's ok, there was no one else on the road and no one on the sidewalks. I was constantly aware. If anyone came within proximity, I would have slowed down."

Me: "No one at all? But what if an unleashed dog ran out of VVP and onto the road? You might not be able to stop in time."

Friend: "Dude, I know my car. I could have totally stopped. I wasn't going over 45mph since I was constantly watching my speedometer."

Me: "Even though, brakes fail you sometimes."

Friend: "Like I said, I know my car. I'm a responsible car owner. My girlfriend changed my brakes. She's a mechanic in Brooklyn, so she dedicated her life to car care."

Me: "So you don't think you should have gotten the ticket?"

Friend: "No, I was even slowing down already once I saw the cop. Doesn't the cop have more serious issues to deal with than harass me?"

Me: "Like pulling someone over who's doing 46mph?"

Friend: "Exactly - the irresponsible car owners!"

I'm a realtor. All of the larger developments will be luxury apartments likely starting in the $2200/mo range. The builders don't like to release inventory at the same time because they want to avoid competition; they should be spaced out enough that the market will absorb them. If a few of the larger ones happen to open up within the same three to six month timeframe, that could curb the increase in the luxury segment. Either way, rentals under $2k should be unaffected by these buildings and continue to rise.

I'm behind him! I like dogs but it's annoying to get approached by nearly a dozen dogs every time I go to Morris Canal Park.

Also the argument against the leash laws being harmless, akin to jaywalking or speeding, is a slippery slope. People have problems with those offenders too. You are not the police.

I feel bad for people who go on jclist for actual advice.

With that said, here comes some actual advice:

Grove Pointe and 50 Columbus are on top of the PATH and will fit that budget. Alternatively 225 Grand is still walking distance from Grove St Path and isn't a bad walk to Van Vorst Park or Liberty State Park.
