Re: Recycling Ticket/Court Appearance

Home away from home

Jesus, just got another! Funny thing is, it has the infraction date as 11-15-18. Think I can get it pitched just for that? If these assholes just put it in the door or mailbox I'd at least have an idea of what it was for, or not. But when it comes a week later I have no idea.

I'm not sure it's legal for me to break it up among my tenants so they feel the bite and the need to comply. This being JC and NJ, even if I knew for sure, I couldn't evict them.

I have one that they've postponed the court date twice now. The whole idea that I can be held liable for what a tenant, neighbor, or passerby does seems insane. If a tenant or neighbor were malicious, the opportunity to screw with a property owner by dumping stuff out front seems endless.

If you didn't want to restore to historic code, why did you buy something in a historic district? If you like the way the neighborhood looks, then why wouldn't you help to preserve it?

It just seems to me that all the people who try to get out of historic preservation codes just want to flip their properties and spend the least amount of money possible on their property.

Do you have a reading comprehension problem? MDM clearly said he owned there long before the district was created. He's a buy and hold investor. Besides, most people have other important uses for their hard earned money other than satisfying Dan Reiden's fetishes. When there's nothing to preserve, there should be no compulsion of the homeowner to restore.

For most people the lawsuit would cost more than the windows, but I find it hard to believe that there weren't any lawyers among the many people who have dealt with this. Surely one of them would have escalated this fight to daylight?

Id rather have someones rights infringed upon for probable cause than someone dead. I guess we differ there.

"Stop and frisk" by definition is lacking probable cause other than a profile. You might feel differently when it's your own rights you give up so easily. Ready to have your house searched for contraband or code violations 'just because'?

You sure about that? When they built a Bayonne Box next door in the heights they used chain link fence and gates in the alley between the properties. That was maybe 10 years ago.

I did not know this owner personally, but the case was used as a poster child for what they were saying was wrong at the Historic office. Supposedly he was told he needed to "borrow" an original cast iron section from the neighbor who still had the original, and take it to a foundry to have reproductions cast, at a cost approaching $100k. IIRC they eventually relented and let him install available cast iron fence. Perhaps someone closer to the issue has more details.

Nothing to restore with vinyl windows. Problem is he won't be able to replace like with like. It's gonna have to be an all wood window in the historic district, whether Marvin, Pella, Anderson or any other of the larger window companies. They will allow casements in place of double hung, but only if they have the simulated check rail and a wide bottom rail to mimic the look of a double hung.

Why is there no "like with like"? I recall there was a case of a chainlink fence in HP that the owner could replace with a new chainlink, but an iron fence would have to be a replica of what was in the historic photo.

Trying to gauge how much of a bureaucratic pain the in ass this is going to be.

I seem to recall from the HPNA "uprising" some years back that in theory you'd be fine replacing vinyl with vinyl, it's "no effect", but in practice Reiden's office would illegally force people to "restore" their property to historic condition. Perhaps that's changed.

Which district is this? I thought all your property was in the Heights.

Another discussion -- https://www.rand.org/blog/2015/03/what ... ut-police-visibility.html

What I found interesting there is they were comparing it to foot patrols. You never see JC cops out of their cars unless they're responding to a call or they're moonlighting on a construction site. They also exaggerated quite a lot saying "Police on horseback are 12 feet tall". More like 8 ft, does little for the article's credibility.

Do the cops still drive through HP on the footpaths? Since my kids are no longer small I'm not there much, but when I would see that, it was iconic of everything wrong with the way they police. I'm not against horses per se, they are quite romantic. I just find the proposal a distraction not a solution.

I don't think its a stretch to assume that a mounted cop will not be responding to normal calls or do normal neighborhood patrolling, assuming JC cops actually patrol at all. Wasn't the rationale for ending the bike squad that more cops were needed to respond to calls?

If you look closely, there's a step just above the rear wheel on the left. You do need a bit of momentum though.

Seriously, who in their right mind thinks a police force that is unable to do even minimal traffic enforcement should be messing with horses? By my rough arithmetic a horse probably costs yearly the same as a cop, plus a cop is being taken off normal street duty to be on a horse. So horse cop costs us 2 street cops.

If only there were a vehicle that was far less expensive to purchase, maintain and transport than a horse, yet brought officers closer to the community and gave them mobility through parks and traffic. Say, something with 2 wheels that actually also kept the officers physically fit.

Why in Gods name? About the only advantage a horse has over a bike is being able to see over crowds in a riot and to intimidate people. Get the cops out of their cars, on the streets, and giving traffic tickets!

Expensive to run. You'd be better off running gas to the location and putting in either a vented or ventless fireplace, then it would simply take the place of your other presumably gas heating. Only problem would be if the thermostat is in that space, the rest of the zone would get cold since the system would not call for heat.

Re: Jersey City hospital to pay 'voluntary' taxes after city challenged tax-exempt status

Quote:
JCMC, now part of the RWJBarnabas Health system, owns four properties in Jersey City, tax records show. Its main campus, located on Grand Street in an upscale area of the city, is assessed at $12.6 million. If the hospital were not tax-exempt, it would pay $800,000 in property taxes this year, city attorney Nick Strasser told the City Council on Oct. 9.

How can the JCMC campus on Grand be worth only $12M? That's the same as 6 rowhouses, and it's freaking acres with a big building on it! But the $800k makes no sense as tax on $12M, so maybe that's the old assessment not the post reval. Even so $50M still seems low, according to this article they spent well over $100M on it.

Hi all - anyone has feedback on High Tech High School in Secaucus? I heard that it's very competitive to get in. Would be interested in any feedback you may have.

Also, how does it compare to McNair? I know McNair is very academic focused and competitive as well.

TIA.

I think you need to sit down with current or former students to really get a sense. Both are excellent schools, but beyond the obvious arts orientation of HT there are significant differences in how they're set up. Ex: there are no majors in McNair, but it's a significant part of how HT works. No sports at HT, poor arts and humanities clubs at McNair. See if you can get a copy of the McNair Student Handbook, it can tell you a lot.

Also, don't underestimate the travel time hit, that's a lot out of a kid's day, especially if they want an afterschool activity. Lastly, do look into County Prep. It's underrated but coming up fast in our HS ecosystem. One of my son's former LCCS classmates who didn't get into McNair or HT went there and got into Carnegie-Mellon as a physics major!

Re: Menendez ahead by a wee bit!

Menendez isn't specifically about Cavanaugh, it's about control of the senate in an era where the filibuster is dead, and GOP senators fall in line with the party or else are treated severely by the leadership. Democrats are not nearly so disciplined or controlling, the one thing that hasn't changed in many decades is that leading Dems is like herding cats.

So, Menendez may possibly be a corrupt machine hack, but he's OUR corrupt machine hack, and will vote for my "NJ Libtard" interests while he lines his pockets. A variety of what Tammany's George Washington Plunkitt called "honest graft", pursuing the public interest and one's personal interests at the same time.
