I sent a copy of that email in January. Sent a follow up today and got the below reply from Rosemary McFadden:

"Yes, the Council passed the resolutions for the funding of the engineering firm and the purchase of the pre-fab bridge. The order has been placed and we expect delivery late April; with goal to have it open late spring/early summer

Thank you for your interest"

Not sure, but I have the original surveyor's map from when my house was built in the early 80's. The survey was for the whole row of houses, not just mine, but it shows 16.5 at the lowest (west) end, and 18.5 at the highest (east) end. I don't live far from 7th between Coles & Erie.

According to GE now, 7th picks up 7 ft of elevation between Coles and Erie, and Jersey rises 4 from 6th to 8th. Which they certainly do not, that would be quite a hill. Worse is Monmouth rising 3' in 1 block from 7th to 8th! I guess it's just messed up in my hood.

I wonder how even a surveyor actually determines your altitude? Do they use tops of known buildings for their datums?

Strange thing. Running early this morning on the walkway between Newport and Hoboken I noticed sea wrack, bits of broken reeds and a few small chunks of driftwood up on the walkway. The 9:00 am high tide yesterday must have been unusually high, and the wind must have really been blowing, to wash junk up over the bulkhead. Higher than normal tides plus heavy rain almost always causes basement flooding around here.

Weather.com reported 0.68 inches for Jersey City over the last 24 hours. I think the rate matters more than the total. A lot must have fallen very quickly overnight. By morning it was steady but not torrential.

Go on Zillow, but filter it to show only recently SOLD properties of the same type as what you are looking for (condo, x bedrooms, x bathrooms, etc.). Don't make the filter too tight or you won't find anything at all, but play around with it until you find what you want. If you are only looking at sold properties, you can see the actual sale price declared in the HUD closing documents. Don't bother going with the "Zestimate." Those estimates are all over the place, and usually too low for this area.

Not sure but there is a metal road plate at the corner of Monmouth and 9th. I was kept awake by the cars driving over it all night long. Maybe it's there because of water main work being done at that corner. I live in the area but I didn't notice brown water this morning.

Update. We had roof repair work done by Capitol last week. It was a small patching job and, as bunny22 commented, it did take a while to get them to schedule it in (but not months, and I didn't get the impression I was being brushed off).

Since it's the middle of winter and roofing can't be done in bad weather, there were a few weeks in between the quote and the work. I also think they tend to squeeze small patching jobs in between larger jobs, which makes getting it done a little hit-or-miss.

In the end, the owner's son Eric and another guy did the work. They were on time, got done quickly, explained to me what they did, and honored the estimate to the penny even though they patched a few areas that weren't originally included.

We haven't had a biblical deluge since last week but at this point the roof hasn't leaked. I'd have to say I'm happy with Capitol and would recommend them.

I agree. Another thing to consider. If guaranteeing succession by a pontiff who shares the same views as Benedict is the goal, it's pretty much already assured. Every cardinal alive was appointed by either Benedict or JP II, both of whom are/were very conservative cannonically. The electors of the next pope are not very likely to be liberal Vatican 2 types.

Good post. As of right now I know that the BFE in my neighborhood is 9 feet. The advisory BFE is 12 feet, so the flood insurance benchmark elevation increased by 3 feet (assuming JC adopts it).

This is a large increase in the BFE and is probably going to end up affecting flood insurance rates for lots of properties in Jersey City - even ones that "don't flood."

My question now is, how do I find out precisely what the physical elevation of my property is, for the purposes of comparison with FEMA's ABFE? Is hiring a surveyor they only way to find out, or is there some reliable (cheap/free) resource I can use to look it up?

"City officials do not know how old the bridge is. Friends of Liberty State Park President Sam Pesin said he believes the bridge was there when the park opened in 1976."

My memory for recent history is hazy but I'm almost positive that, as recently as 10 years ago (perhaps less), the "bridge" was a collection of plywood sheets and 2 x 4s laid out across the muck of the canal. What was there in 1976?

I have exactly the same commute; to Edison. 1&9 Truck is not going to be a good option. The local side of 1&9 is already always backed up around Newark exits. Now it's going to be even worse. I think the only other alternative to 14C might be 15E, but it's not great and it puts you in West Side by Rt 440.

Try contacting Chris Ferrandino from 2Sixty Property Management. Chris managed a six-unit condo building we lived in (Hamilton Park area). I think he covers Hoboken as well as JC. While he managed our property he was very efficient and organized with the admin stuff (paying bills, collecting maintenance fees, etc.), but also always there when issues came up or repairs needed to be made. He regularly attended condo association meetings to stay involved, and was very responsive. For all that I thought his fee was very reasonable.

Part of the problem is going to be that, now that this is such a huge business, with many communities relying on prisons for economic life, any effort to reduce the prison population will be cast by opponents as "job-killing regulation." Watch.

I saw a real life example of how this is being applied this morning at the deli. Sign at the register said "credit card purchases under $10; $0.50 extra charge."

I'm not sure if that's a totally legal application of the new rule, but I think the point is that the store is only adding a fee for charges under a certain amount. For a long time now, many stores have had a minimum credit card charge of $10 - 20 anyway, without the option of paying $0.50 for the convenience (which by the way is still less than an ATM fee).

I agree that this will most likely affect only small stores, and I also expect that it will often apply only up to a certain minimum amount, where it makes sense to waive the fee.

Also, regarding Amex not allowing the fee. Stores can still charge it on Visa and MC; all they have to do is not accept Amex at all, which many small stores do now, anyway.

You can have bedrooms in a basement as long as there is at least one "egress" window per room, in addition to any other exits, such as stairs leading up to the ground floor, etc. Actual egress windows are very large and require a sizable (36" diameter) window well with steps. I can't recall ever seeing a real egress window on any house in downtown JC (but I haven't been looking for one). Definitely no bedrooms, or any living space for that matter, in a windowless cellar.

I think the issue is that you can only be under contract with one buyer at a time, and the time from contract signing to closing can be several months. If a mortgaged buyer fails to close, especially late in the game, you start from scratch again and now you've lost a lot of time. Contracting with a cash buyer avoids some uncertainty and potential delay, which has a value.

OK, so for right now, you cannot go all the way around the golf course? Sounds like if I went down Chapel Ave. to PL and onto the walkway there, I would have to turn around and go back once I got to where the golf course is. Is that right? If so it's a bummer.

Here's a question about Port Liberte for anyone who knows. Is it possible to go on foot (running) all the way around the golf course by going through PL, if you don't live there? What I mean is, starting at Caven Point Rd near the traffic circle, can I go along Caven Pt., left on Chapel Ave. all the way to the end at Port Liberte, and then go through the development to get to the waterfront walkway? From Google Maps, it looks like it would be a nice running route. Before I try it I'd like to know if I will be able to get through PL or if I would be stopped at the gate and forced to turn around....

Try contacting the Hudson County Community College culinary school. They have large kitchens which I believe they rent out to small businesses, cooking classes, etc.

There is a thread in here about that somewhere, but I can't find it right now.

The $950 estimate comes from the developer's website. That's the estimated payment on a 4% 30 year fixed mortgage on the base model condo. The buyer would have to qualify for the mortgage, and of course the actual payments will vary somewhat. I wouldn't call this low income housing and hopefully it ends up being mostly owner-occupied.
