oh mrwolf, lets please not start again. The initial discussion ended when the condo was still trying to sell at 350k and you telling everyone how wrong i was for believing this is such a bad investment and also dissed my lack of urban planning expertise. Now those same units are on the auction block at 150k, why do you must continue this self-torture....

As far as your comment goes, I only started having an issue with you when you made very nasty remarks about the neighborhood, especially its long-term residents. As for the area, it is what it is, and if someone is looking for a Newport type neighborhood, then the complex may not be for them. I don't think there is anyone on this board that has sugarcoated that fact. Your "flat out lie" comment was disingenuous and again suggestive of some hidden agenda.

I live here just fine and so do a number of my friends/neighbors. Actually, almost all of the people that I know here are happy to own in the complex. You can have any opinion about the neighborhood that you'd like, but you still won't change that fact. Again, it is, what it is.

although it's true for all big cities, jc is probably one of the worst. The lesson here is always watch both directions before you cross, dont assume because of the light you have right of way, due to the high concentration of maniac drivers here. And at the end of the day, he's protected inside a metal box while you are not.

I lost count the number of times i would've gotten ran over if i wasnt specifically watching the opposite side on that 1 way street intersecting montgomery. Nevermind the double DO NOT ENTER and ONE WAY signs. People just drive right through while there is a walking sign.

just saw the video, steve fulop is pretty sharp, all his arguments are made clearly and logical, compared to some of those other clueless dinosaurs. Although the abatement will help me since i am looking to buy at that building, I would still vote for fulop as the next mayor.

is he planning to run?

it's pretty obvious they are just doing it to sell the condo next door, as noone would rent at those prices with so much inventory available around the area at 30% lower price.

i was just basing the numbers are what this poster said. If it's 600ish then it's more reasonable if air/heat is included.

as for 77hudson/crystal point, they are listed for each unit, just goto the sales office and ask.

It will be interesting to see what prices they fetch, but i think the ballpark is around 200k or lower, because there are a couple 1 br listed with liberty realty at 225k for months and no buyer. So the true market price has to be lower than that asking price.

does anyone know why the monthly fee is so high? $800 is more than some of the best luxury high rises in jc. for example 1br at 77hudson and crystal point are both <$500 and that includes all the amenities. Is it because of a crazy condo associate or what?

yes i dont think it has anything to do with foot traffic or disturbence. If you paid 350k a year ago and it is now on the auction block for half off, i bet you will be pretty upset too.

But comparing beacon to 77 hudson or crystal point is really a joke. You cant be serious. All 77H/CP need to do to sell is lower the price by 5-10% as all the less nicer units around there are in that market price range, where as the beacon the surrounding units are at least 50% lower compared beacon's original asking price in the mid 300s for a 1br.

thanks, i am assuming if the unit has stainless steel appliances then it has one of the two upgrade packages. Guess all the units are upgraded as they all have stainless steel appliance. :)

Hi, got some more questions for the current residents, i promise they are the last ones :)

1) what are upgrade packages originally offered. I dont think they have that anymore as the sales agent didnt mention anything. For resale units, how do i tell which unit has what upgraded package? what are the differences.

2) i read some complaint that no utilities are included in gc's maintenance not even water/sewage, and the bills are high. Can the current resident provide some numbers? how much are you paying a month for all the utilities (ac/heat, hotwater, gas, sewage etc..).

This "Account Lock" will (should) not allow PSEG to disconnect our service until the problem is resolved. It was offered by the customer service rep and welcomed by us. (I should also add that over these last 4 months I have continued to pay the "current" charges. In the situations where the "current" were the errors, I calculated an approx of what that amount should be and paid that. If you don't want to go through that process, just pay the same amount as the month before. Both of these approaches have been welcomed and recommended by the customer service department)

Even though this has been extremely!!!!! frustrating I must say that the representatives on the PSEG customer service line have always been polite, professional, extremely helpful and understanding. Even the meter readers have given us some helpful information.

Other things to keep in mind:

The "Customer Reading", "Actual Reading", "Estimated Reading" notation on the bill is not always correct. Monitor it and let them know if it's wrong.

PSEG has recently changed systems and this may result in errors on current bills (your account numbers have also changed). This will also result on long hold times (25 min for me yesterday)

Monitor your PSEG bill, readings, etc monthly. Check your meter # to be sure the readers are doing so accurately. Also compare these numbers to your bill when it arrives.

The PSEG rep I spoke with yesterday said the best day to call is Sunday. Haven't tried it yet, but he said there is rarely any hold times on Sunday.

I agree with one of the posters...call customer service, this should always be your first step. The calls are logged into the system under your account and will be helpful if, like us, the error goes on for months.

Also, someone else suggested going to the JSQ office. After speaking with the rep yesterday I asked about this and, if the error is not corrected by next month, I will be doing just that.

Be patient, it will all work out.


it's actually good news if they shut you off, then you have a very good legal case provided you kept records of what you posted here.

calm down all you folks with pitchforks. I think granting further abatement reductions should be judged on a case by case basis. The argument that if you grant the first one it will open the floodgate is bogus as the city can always say no to it!

If a high rise building like crystal point is running into real danger of failing, then they should be bailed out by the city because otherwise it will be stuck in legal limbo for at least a year and the city wont get any payment at all on top of eroding confidence from potential buyers across the area, and may end up lowering the abatement anyway. In this particular case, the city should just wait and see, and if they do grant abatement it needs to have conditions for example x % of the units must be sold by certain date, forcing the developers to lower the price.

Now those guys who developed crystal point are pretty stupid. In today's market, instead of cutting back to bare essentials and have a significantly lower maintenance cost like gulls cove and A condo have done, they went all in. Really half of their "luxury amenities" are useless fluff - if i wanted a massage i goto a real spa, and why the hell would i want someone to park my car in my own home, so everytime i take a short drive to the supermarket now i have to wait for the attendant to get my car on top of dealing with tipping them etc.. what a bright idea. Do they really think this is manhattan's luxury with all 7 figures buyers.

you seem to have the comprehension of a newborn puppy. We are not discussing whether $3000 for rent is expensive or not. You are complaining about price gouging and expressed outrage on the unfair price specifically for newport, when infact that is the market rate.

2br $3000 rent is outrageous for example in arkansas but very reasonable in manhattan, and in this case newport.

stop confusing things, newport is a very specific bubble area. Its price is a lot higher than rest of downtown.

1br is 2k, so 3k for 2br is reasaonble, although you may get some sort of deal renting from owners directly than lefrak.

however price is not outrageous, it's the going rate.

in nj, abatement/pilot on luxury high-rises are usually the same or more expensive than actual property tax, and it's only deductible on the federal return.

the upside is the payment should be fixed for x number of years, so you dont have to worry about annual increase or assessment for the duration.

It's usually 1.65% of the first purchase price(new construction), after that all the subsequent owners pay that amount.

So if the first owner bought at 400k at the market top, second owner buys it for 300k, he's still paying 400k*0.0165 a year until he petitions to have it removed.

i went to gc over the weekend. The building is better than most luxury around here for sure. I like how it has central air/heat instead of those crappy wall electric units (which is very inefficient for heat). The interior finish is good. The in apartment hot water tank was a big surprise, why did they do that? does that mean this thing is my responsibility now if it breaks?

The building seems to be pretty efficient, has bare essentials - doorman/gym/parking/small common areas but nothing lavish like trump or 77hudson, which is just fine in my book, keeps the condo fees under control.

The biggest problem is the area, i just cant put my finger around it. Just to be clear, it's not a bad area at all and supposely there are big plans for liberty harbor north, it will be developed newport style. And i can see constructions all around. But just dont know what will end up happening. Walking around gc currently, all the stores are empty, new construction buildings are mixed in with undeveloped weed fields. Just odd...

The price they are asking can get you similar unit in middle of exchange place or newport, but not as a nicer brand-new interior.

yes if you want to hedge against inflation, you are better off buying real commodities such as base metal, energy or even agriculture, that way when production comes back as we come out of the recession (whenever that is), you will benefit from the increase demand and low supply as well.

For gold, although considered a commodity, it's a doomsday hedge when putting money in anything else is too risky, if you just want to hedge purely against inflation, gold is a bad choice considering the current price.
