Are you planning to refinance, sell, or appeal property taxes?

If you are looking to refinance DON'T order your own appraisal as it will not be able to be used by the bank.

Bank appraisals are heavily regulated now and have to comply with HVCC.

I was there last night and it was great to see the citizens of Jersey City speak out against these tax increases. Esther was exactly right; they are treating us like ATM machines. When they need more money they just take it from us without asking.
We need to keep the momentum going and reach out to more media outlets such as NY news channels for coverage at the next council vote.
The city council needs to be shamed into submission.
I couldn't believe the arrogance of some of the council with their smirks and smiles as people were pleading with them to vote against the ordinance.

I will be there to protest and I just sent a mass email to everyone in my condo.

Does anyone remember back on election day when we all got a letter from Healy stating that taxes were staying put and that he was committed to keeping them there. HA

I suggest you check your taxes ASAP. It looks as though they jacked mine about 1k per year. I didn't receive any notification from Jersey City. They actually stopped sending me bills which is completely DAFT. Taxes are due Feb 1st and I just found out without any notification. The tax office couldn't tell me what the taxes would for the next 3 quarters as well. They are totally inept.

I just checked the online tax site and my taxes just went up 1k per year. I haven't received any letter from Jersey City or anything. New quarter taxes are due Feb 1st and this is the first time I'm hearing about it.
Plus these A HOLES don't even mail me a bill any longer. I have to go online to check how much they want this time.

Has anyone else's gone up without notification?

Met Artie at a party in Soho about 5 or 6 years ago. He hazed me with Tequila shots. I must have had 6 or 7 shots with him before having to excuse myself. The man is a tank but he has a good heart. I hope he gets the help he needs.

He was wearing a flannel shirt and sweatpants at this sick multi million dollar loft with all these rich assholes walking around. It was pretty funny.

Why couldn't the city force the owners of these buildings to allow trees? They were trying to pull the eminent domain card to build the paseo but they couldn't force the tree issue? What kind of building owner is against trees on the strip? One would think that a nice street scape would bring more business and in turn allow them to charge higher rents. Very short sighted!!!

Also, the concrete job they did on the side walks looks like Sh1t. Very sloppy job, you can see all the swirl marks and every 50 yards or so it looks like they just slopped the concrete down without even smoothing it out. What's the deal here people?

Something must of been in the air last night. I was on my way to the lampost when I came upon a group of latino women no older than 23 yrs old brawling outside the lampost. They came out of the latin lounge to their car which was parked in front of the lampost. These ladies (I jest) were screaming at the top of their lungs and bashing the shit out of each other. These were real classy ladies I'm telling you. It went on for about 10 mins back and forth with one getting in her car with her guys friends and driving away.
So I pop in to the lampost for a beer and then head on home. I guess Jordan's was letting out at this time and there must have been at least 500 poeople in the street being loud and carrying on. I didn't see any violence just a bunch of people being loud. There were cops everywhere with their lights on directing traffic. Best way to describe it would be something akin to the parking lot after a concert.
It was a scene I tell you.

I totally agree with you. A lot of people just don't know what they are talking about. I happen to be German and have taken my German language group there on several occasions and everyone agrees it's pretty damn close to an authentic biergarten. Yes the sausages aren't quite the same as you would find in Germany, but all of the Germans I've spoken to think the sausages a pretty good none the less. And french fries are on par with German french fries being that you can choose to eat them with mayo if you wish. If you want to go to German restaurant then go to Zum Schneider. But a biergarten of this size is not going to be able to prepare an extensive menu. And you will find a similar menu at biergartens in Germany. If you don't believe me then check out the menu on this website from a biergarten in Berlin which is similar in size of Zepplin Hall (click on Beergarden to see the outdoor menu):

It's fine. And the people have always been good when I've been there. I've seen no fights or throwing up. Kids running around during the day and adults drinking at night.
The food is bar food with a German spin. That's it. Get over it.

What is the definition of a frat boy to you people? I'm thinking is a white guy with a short haircut that has a untucked button down dress shirt on? Seems to me that is just any white man from age 20-40 that has a white collar job. If they were wearing skinny jeans than you would all be up in arms about Hipsters. If they were wearing jerseys and fitted hats you would be calling them thugs.

Not to throw gas on the fire but I heard that she asked you to wait a minute while she washed the grime of one of the dogs and that they were in the entrance gate for less than 1 minute. You didn't feel like waiting and proceeded to open the gate anyway which could have allowed those dogs inside to run out into the park or even worse the street. That is when she corrected you.

This particular dog walker is a great person who helps maintain the dog run and I take her word over a 1st time poster that signs into jclist just to bash someone's reputation.

I think we need two sides of the story here.

I don't have PILOT. So these are just property tax rebates. So if I only paid 2k in property taxes last year I shouldn't get a lot back this time. My taxes did go from 2k to just over 5k a few weeks back so next year I want my money.

Do you get the refund quicker if they do direct deposit or via check. I would rather have the check.

So I closed on my place Feb 1st 2008 and this is my first time dealing with the homestead rebate. I cam from NY so I didn't even know that we get a rebate.

How much does the rebate usually come out to? I've worked in Jersey for 4 years so I have filed NJ state returns for a while.

They you are talking re-appraised. DON"T DO IT!!! It will be a waste of money. The appraisal will not be able to be used by the lender or broker that you go with. Congress as of April 1st started the HVCC act which has very specific ways to have your property appraised for the purposes of obtaining a mortgage.

Have a lender, broker or banker order it for you so at least they can use the report if you decide to go through with the refinance.

It would be a grand entrance to our city's downtown if they had a median down the center of CC with trees, ala Park Avenue in NYC. Alas the powers that be miss the point and will argue over whose cousin or brother in law's blacktoop company will get the contract to build it.
Just think how nice it could have been.

Newark's sidewalks look like crap. Such a sloppy job.
