This is off topic (and you may know this already) but from a former landlord who learned the hard way after I rented out my condo, please make sure you carefully study your bi-laws as they pertain to renting. Especially the covenant committee/condo fines for tenant/resident non-compliance part. Include any move in/move out/application fees as a part of your lease (as they are applicable to NJ law). Make sure to also specifically state use of amenities, parking etc as either a part of the rent or not. Further, include where you are depositing your tenant's security deposit with interest earned. We are thinking of leasing our condo unit in DTJC to a tenant.
While searching for a leasing contract, etc., we came across something that says that we need a certificate of registration at city clerk. Since it is a condominium that has more than 2~3 units, the building itself must have such certificate of registration. As a unit owner, would we need one to lease our unit? If so, has anyone done it before? Thanks, Atsushi
