Technology start-ups, health-services companies and publishers are filling the void left by belt-tightening financial companies on the Hudson County waterfront, according to Cushman & Wakefield of New Jersey Inc.
The financial services industry has been the dominant player in the office market in Jersey City, Hoboken and Weehawken. But as a continuing repercussion from Wall Street's near-meltdown five years ago, financial firms have cut back on real estate costs and consolidated operations, sometimes downsizing their back offices in New Jersey. Entrepreneurial companies, some in the technology and computer sector, are among those that have jumped in to lease some of that space, attracted to the area's relatively low rents, office buildings with state-of-the-art infrastructures, convenient transportation, an educated workforce and state tax incentives.
