Hi,
My husband and I have started renting out one apt. in our 2-family home after occupying the whole building for the 1st 2 years.

We can sell the whole building outright and not pay a lot of tax (having lived here 2 years out of 5, and we would make under the tax limit for a couple's profit on their primary home) but if we condo the bldg and sell them only their apt., we will have to pay much more tax, yes?

We would like to consider helping them be able to own their apt (or eventually the bldg should we want to move) but we surely can't afford to take a big tax hit...

Is there a way to sell over time, or any other joint-ownership options we are not seeing? We don't know much about this, having only been sole owners of homess we lived in.
