Sorry, just realized that I'm thinking of the certificate of inspection (aka green card) that comes out of the Bureau of Housing Inspection. It came up when we were selling our multifamily five years ago, but because we were owner-occupied in all three units, it didn't apply to us.

Your attorney should provide specifics but I think the state (not Jersey City) requires a certificate of occupancy for three or more unit multifamily buildings (aka green card). Not needed if all units are owner occupied.

Jersey City doesn't require C/O. The seller is required to obtain a carbon monoxide/Fire Extingusher certificate from the JCFD on Marin Blvd.

A condo requires a fire extinguisher. I don't know about a house.

Jersey City requires a Smoke Detector Certification. No C. O. required unless it's new construction.

I would pop into the building dept at 30 Montgomery, I think it's room 401 for zoning and simply ask.
They may want a picture of the property from the street. You're smart to think of these things now, before closing.

I will be closing on a multfamily home soon in Jersey City
and i am working with an attorney but still would like to make sure I get relevant documents from the seller. The jargon can be confusing sometimes.does the jersey city muncipality require seller to provide s certificate of occupancy?What does it entail? Is that only smoke certificate from town?I would like to make sure all relevant documents are handed over to me appreciate Input from the members here
