To be honest, I have NO idea. I am not well informed in terms of the MGM RDP. I happen to remember about that link in a different thread, so I went looking for it to post it here for you. I get that some people have concerns about not having a gradual transition from high rises to low rises, and why they would oppose development because of THAT, but I don't see how you can look at LMM Blvd and not agree it is a road and area ripe for development and which can withstand what amounts to a mid rise building. The area in question consists of an auto body shop, a car rental agency, two bars, and a sorry pizzeria. The streets are desolate and traffic is heavy/congested. A mid rise, with ground floor retail or commercial space, would do WONDERS for the area.

Amendments to the Morgan, Grove, Marin Development (MGM) plan were unanimously approved by the Jersey City Council last night, which will create a community benefit bonus provision on First Street and Louis Munoz Marin Boulevard ? which will provide $2.75 million to affordable housing.

According to City Ordinance 15.051, Building block 11508 can ?rise to a maximum 375 feet in return for bonus payments to the City of Jersey City? that will be utilized to provide affordable housing, improved public spaces in Harsimus Cove Neighborhood and enhance the aesthetics and streetscapes.
