We were happy with Across the River too.

Just wanted to share my experience with FPV for everyone's benefit...
Came highly recommended by out management company. After meeting with about 3 other companies, decided to go with them. Fair pricing and Victor seemed genuine.
Took awhile for them to actually start the job.
When they finally did one of the edges of the steps broke off before they did the final coating. I guess it wasn't completely cured and someone stepped on the edge and it broke off.
It took weeks for Victor to come out and fix which I think took about 5 minutes.
It then took several more weeks for them to come back out to finish the job after lots of calls and run around.
Overall did a good job.
Really difficult to pin down and kind of hard to get a straight answer. This is now an issue because after a year the stoop has began to show cracks in several places and crumble on the sides
at a couple spots. Victor will not take calls and doesn't return messages now.

I was going to call JP about having a look at it, but after seeing below reviews think I'll try Across the River instead.

Update: We're delayed. His current project in NYC has grown in scope and we're now looking at doing some work in November (weather permitting) and then really getting into it in March (or whenever the weather allows). No worries on this end; these things happen.

Hondo202 - How has it worked out?

Does anyone have personal experience to share from getting their stoop redone a couple of years ago and can share how well it has held up across a few winter / thaw / summer seasons?

Thanks!

FYI - I'm contracting with Across the River Brownstone to rebuild the stoop and reface the facade. They plan to begin work in August. I'll keep you updated with progress, quality, etc.

Thanks - Jack actually never returned my call, but it sounds like I won't get too upset by that, given your and others' bad experiences with his company.

Original question remains: How do you work with contractors not licensed in NJ? All the good brownstone companies seem to be NY-based! Given the size of this kind of job, I just won't work with anyone not insured.

By Jan/Feb 2015 the side entrance landing was completely disintegrating into to dust. The top layer was becoming pock marked and the cement crumbling like sand.

I called Jack four times and left him messages to call me but he never returned my call. I am now filing a complaint in Small Claims Court against him.

I will try to post photos.

Can you elaborate? We are currently considering him among a few other contractors for facade work on our home. He seems to have rave reviews from everyone else.

Thanks, BJay - I've left a message with Jack Pereira.. I've already had Excellent Contracting and Innovation Construction out to the house - they are not licensed in NJ.

But more to the topic - does anyone have advice on working with companies not licensed in NJ? (Options do seem limited for brownstone work)

Can you go through a General Contractor who is licensed, and then sub-out to the NY company?

Do you just take your chances?

Do you just say no! ?

Hello - new to the forum, recently bought a brownstone near Liberty State Park, in need of a lot of love.

After researching established and trusted companies who specialize in brownstone restoration, most seem based in Brooklyn or Manhattan. Many of them have told me that they have done many projects in JC, but yet are not licensed in NJ.

If they're not licensed, I understand that a) they can't pull a permit, and b) they won't be insured.

Has anyone faced this? I really want all contractors I work with to be insured, first, and to pull permits when needed, second - which means they need licensed in NJ.

Thoughts / advice / options are appreciated! Thanks,
