Hi guys, I have been in this building for over a year now. I have to say the building is very quiet. I barely hear any noises from my neighbors. Additionally people who live there are very nice. It's a good place to stay in JC.

I looked at it and decided not to buy because you cannot install a washer/dryer in the unit. Also I couldn't get past the hallways being so uneven.

Hi! I've been in Jersey City for about 2 years now and love it. I'd really like to settle here and have been looking for a condo to buy. I've fallen in love with this building--I've heard such great things about it and love its location. I was wondering if anyone was thinking and/or knew of someone who was thinking about selling their unit? If they are, I'd love to discuss the possibility of purchasing.

I've lived in the complex for about ten years. The buildings and the residents are great. The buildings range from 80 to over 100 years old and as people have mention have noise issues. But, in spite of this I can't think of anywhere else in the neighborhood I would want to live. You really can't go wrong.

I'm not really sure on the specifics of the AC units. To be honest I'm pretty sure any type of enforcement is very lax.

As far as the heater, it is slightly unusual. It does work and keeps my apt snug in the winter. They are also replaceable for about $2500. However the replacement is just a new in wall heater.

Thanks everyone for your input. All the responses are very fair and reasoned.

As far as the noise... In a condo setting, I have come to accept the issue as unavoidable. It is simply a matter of degrees. From what I read above, it does not seem so oppressive after all. Having a modicum of solidarity with your fellow neighbors can go a long way in alleviating such problems. It looks like that this building has plenty of the solidarity to go around.

Garyg: I do recall seeing a/c's sticking out from at least some of the park facing windows. I also noticed that the overhang for those a/c's was very minimal. Are those wall units adapted to windows via those bookshelves? Or does one still have to "open the windows in order to exhaust the hot air" as jgmercer describes above?

Also, during the viewing, I saw something very sub-standard in place of a heater? It appeared to be a gas fired unit mounted into the wall between the two rooms with convection fans on both sides. Any comments on this? Does it work ok? Is it even serviceable/replaceable?

I bought and live there, for the last 4 years. The people are mostly very nice. As far as noise from above and below, it isn't the worst but it you do hear people. The AC's are still on the bookshelfs if you face the park it has to do with the historic thing. The condo board is top notch and really helpful and looking out for the building. You get a parking space which is super cool. Additionally there is storage in the basement that is easily accessible. The super David is very nice and easy to get a hold of. All in all I think that I got very lucky when moved, and would do it all over again in a second.

Actually, what is funny is that the only noise that we ever hear is from next door. Their living room is right next to our bedroom and we can often hear their conversations, but we also think that they in general do not have "inside voices." But they are really nice and the noise really isn't so bad....

Our neighbor below has told us that she can hear our dogs when they run around, but we put down a pretty thick rug and that seems to have helped. But we always check in with her to make sure that everything is ok since she was really polite and not mean about it like some people can be (some people think that you make noise on purpose just to piss them off). We gave her our phone number so she can always call if the noise is bad - like I said everyone in the building is really nice!

The only noise you hear is above. The walls between the units are all brick, (floors 1 thru 4.)

We lived there when we first moved to JC. It was 25 years ago, so keep that in mind. We were in unit 3M as I recall, in one of the units closer to Jersey Ave.

Our only complaint, which eventually drove us to hire a lawyer and break our lease, was the noise from above and below. We had incredibly loud and inconsiderate neighbors, one of whom ran a beauty salon out of her apartment, and both of whom thought it was their right to blast music at all hours of the night and day. We never heard a peep from neighbors on either side, probably due to double courses of brick.

The other idiosyncracy was that (and I'm assuming this had to do with the historic restoration) the air conditioners were mounted on built in bookcases so that they were actually fully inside the apartment. You had to open the windows in order to exhaust the hot air and there was no weatherstripping around them. Very weird.

The floors were somewhat sloped as you would expect in buildings of that age.

Again, 25 years ago.

We have lived there for under a year and love it! The people are really nice and it is great that it is totally pet friendly. The only thing that sucks is that sound travels so you can always hear your neighbors - otherwise we have no complaints!

We are looking to buy within the building at 264-286 9th Street and would like information on the place ? likes, dislikes, sound problems, condo association, etc.

From all the legal documents we gathered the association seems solid. Even our lawyer (not exactly a disinterested party) said that it is "a nice place with very nice people". We would very much appreciate first-hand impressions (or just rumors) of the place. Many thanks in advance.
