Seems like this year's tax appeal court dates will be a bit later than normal. They said they'll be mailing out the dates in May/June timeframe. I remember last year, I was done with court appearance by the end of April. (I think....).

-- For you taxpayers, there is a property tax appeal seminar Monday at 7 p.m. in the Pershing Field Community Center Building, 201 Central Ave., Jersey City. It is free and sponsored by a couple of local groups, including the Jersey City Political Action Committee. The lawyers who provided tips in past seminars are from the firm of McKirdy & Riski, P.A. of Morristown. Attorneys Thomas Olson, a Jersey City resident, and Cory Kestner are expected to attend.

When did the JC equalization rate change from around 26% to 33%? And isn't that a revaluation by stealth?

It mightn't seem a lot, but take an average assessed value of $100,000. At 26% equalization rate, that implies a market value of $384,615 (100k/0.26). Under a 33% equalization it implies a market value of $303,030 (100k/0.33). That's 27% lower than before.

To successfully appeal, you need to show your implied market value is more than 15% higher than recent comparable sales. So under 26%, you needed to show your property was worth $334.5k or less (384k/1.15). Under 33%, you would need to show your property is worth $263.5k or less ($303k/1.15).

With the 33% equalization rate, it means that it's going to be much tougher to successfully appeal this year.

Thank goodness for this video! I thought I knew after doing a few of these, but looks like I messed up on the Sales Code. I have to go replace 2 out of 5 my comps. Yikes. Thank goodness I've been too busy to turn it in.
