The Lightrail Extension has been approved by NJ Transit already.

Condos on Westside and all over Jersey City are selling. Most sensible people are purchasing condos outside Downtown because you get more for your money.

Oh, I'm not doubting that the area will see SOME development. I just doubt that we will see the west side develop like it looks in those renderings, and even if it did, I question how they will sell those units, and for how much $$.

Crime is still an issue on the west side. Also, for anybody that works in Manhattan, the Light Rail requires that you switch at some point to PATH or ferry. Any commute that requires a transfer is just not that attractive.

I hope that the west side someday DOES look like it does in those renderings. That would be awesome.

The plans for that Bayfront Development look really good. However, for development to take place on THAT scale (per the renderings), the PATH would need to be extended.

Downtown developed the way it did because of the PATH. 24 hour access to it, at 3 stations.

Maybe I'm wrong, but I just don't see large scale development happening over on the West Side anytime really soon.

I was looking at one condo by the 172 Culver Ave and another condo by 55 Mallory Ave (the westside station),

If they plan to extend the west side light rail station in the near future - its going to have have to pass some were adjacent to the two buildings.

Any thoughts? Light rail are generally not that loud i would think.

Does any one have a map of the planned light rail construction?

I live nearby, and the area on Mallory at Claremont is fairly safe. That condominium is very middle-class. Too pricey for me, but nice, and right by the Light Rail. It is ridiculous to think that you would have to drive a block and park in the park and ride! Middle-class people live there. The bad guys don't go down there--it's too clean. The walk down Mallory to Lincoln Park is reasonable up until about 10 p.m.

If you are middle-class, you are probably fine. The crime in the area, I regret to say, is class- and race-based. The brunt of it falls on teenaged African-American males. I am a middle-aged Hispanic/white woman, middle class, and walk from the light rail station to my home near Lincoln Park night and day, and have never been bothered except by beggars.

Listen to crime reports, and by all means pay attention to everything GrovePath posts in laud of my 'hood (being ironic here), but also examine who the perps/victims are, and ask yourself, am I one of them?

If you have experience living in an urban setting and are not afraid of the "vibe," go ahead and buy. I had a renter who was a nervous Nellie and moved out after a year because it was simply too urban for him. The people in my condo are all white professional types, but not afraid, and no one has had any trouble.

I don't have a car. I take the trains everywhere. Saves a lot of money. And I am immune from the terrible rent increases in the City.

There is crime in every big city. If I had a car, I would invest in one of those condos. Or you can ride your bike to Journal Square, they have bike racks at Journal Square.

To pay the prices for the condos on the waterfront, you might as well just live in Nyc.

The area is turning around, and living near Lincoln Park is a big plus. Lincoln Park has a track, baseball field, dog run, walking trails, tennis courts, and you can even fish there. One of the comments stated the area is secluded. I think it's great to live near Journal Square and Nyc, then be able to come home to a quite and relaxing home. That is priceless in any city.

Re: "up and coming" - I think it's pretty telling that most of the stuff posted in the "Crime and safety" forum has to do with crimes committed in the areas near those condos.

It is not an "up and coming" area. That term is used to loosely with pretty much every neighborhood in NYC and north NJ. Thats not to say its a bad area though, you will need a car like previously stated though. I looked into them myself but ended up buying else where closer to public transportation. Check it out though its kind of secluded and not for everyone but you might like it.

I think it is an up and coming area, good investment, but you would be happier there if you own a car. The closest public transportation option are buses. The closes PATH is in Journal Square, unless you don't mind walking from your home to the Journal Square PATH.

The condos downtown are a rip off, way too expensive for cookie box cutter apartments.

You are also near Lincoln Park, which is large, great for bike riding, and other sports. You will also be near the 440 Hudson Mall, but can take the PATH to the Newport Mall or drive there.

There are a bunch of condos being constructed around the west side station light rail.

Around 172 Culver Ave, Jersey City there are planned 3 condos projects.

There is also a project almost completed:

How is that area in general; You can get a nice 1300sqf two bedroom/bath condo for around 260k

There is also the planned extension of the light rail
