No problem. Remember that the RATIO is key and for the most part all the county tax board cares about. So read the brochure carefully and find comps to best make your case.

A sliding real estate market is the perfect time to appeal, especially if you purchased in the past 5 years or so, you have no abatement AND your place was assessed when purchased.

After you file the appeal the tax assessor will talk to you if he wants to offer you an abatement. Note than an abatement expires after a certain number of years (I often hear 5 years) however a reduced assessment is until the next broadscale revaluation (don't know when that will happen).

My Feb. '09 tax bill is a 3.7% percent increase over the Feb. '08 tax bill. High, considering many already have burdensome tax bills but not as high as the 49% Hoboken saw.
