Craig's list - get AND check references and do a credit check. Realtors want the commission, owners want the rent and people who will maintain the property.

I recommend Hazel Zoleta at Liberty Realty for rentals.

She will post it on the MLS and allow you to list it yourself as well.

Did you list your apt. in the NY metro area craigslist as well as northern NJ? Last month I listed ours in the NYC metro area CR alone.

We had 10 people emailing about our apt. in 5 days.
Pictures are really important.
I think the demand is very high right now for apts listed by owner with no agent fee. One applicant was even willing to pay for June even though he could not move in until July 1st.

Agreed, although I recently listed on both and most of the responses came from the N Jersey. But I'll venture either your ad was poor or your unit overpriced. Last month I got plenty of immediate responses and rented it the 1st day I showed it. Perhaps I was a little underpriced based on that, but we got great tenants.

Do plenty of pictures, it help to use a hosting site like Photobucket. I include an exterior shot, the view from the window, and a dimensioned drawing of the layout. Leaving nothing out wastes no one's time, especially yours.

Every time I list I get agents calling to see if they can show my apartment, I say sure, and they never show. Even if they did, I would never give up actually showing the place myself, it's when you get the best sense of who the potential tenant is. If someone is annoying and high maintenance just looking at a place, what would they be like as a tenant!

Hi,
I know that some Realty Companies specialize in sales over rentals - anybody have any recommendations on who is really good at apartment rentals?

I have an apartment that I need to rent out - and usually I have had success on Craigslist - but this time I'm not getting much interest, which is weird because I keep hearing that the rental market is tight and I'm in a great location with a below market rent.

Any ideas on who I can use to help me find tenants?

Thanks
