It's not my first message, I closed my old email account.

My husband would only eat burgers from Marco and Pepe or Lighthorse tavern. He has been complaining about Marco and Pepe closing and I don't feel like trekking over to Lighthorse all the time so I was looking for other places and making him try other burgers. He will eat the ones at Burger. Leftbank is ok by me but he is picky and this is driving me crazy. I never noticed that place and apparently it's been by Torico's for a year.

Fantastic.

Pretty sure the doorman in your building called the cops to get rid of that guy.

Didn't know she had white noise. How does it compare to the classic white noise machine? I also keep one on all night and it seems to help. Takes a few days to get used to it.

Anyone live by the light rail side of Gulls Cove? Do you hear the horns and announcements of the train constantly? We have an infant so want to be sure you can't hear the noise before we make a decision to live here.

I don't live there, but i don't think your infant is going to be bothered. better to expose him/her to an environment that is not whisper quiet all the time so that he/she is not overly sensitive to noise and needs to sleep in a vacuum of silence. Also, just use white noise machine for the infants. my 2 cents based on having an infant not too long ago and living in a fairly noisy area, and seeing how difficult it is for other kids to sleep in noisy environments who were reared in "whisper" quiet sleeping conditions.
i'm no expert.

Thats the comps actually ... the last unit in my line just sold for $680K without parking... Prices have gone up... Phase 2 is over $950 a sq/ft (was raised over the weekend) -- and thats for a North Facing Unit... so my South Facing unit @ $869/sqft is a bargain. I have done my research :)

yeah that's the going price, you should be able to sell it without much difficulty.

i sold my 1br in portofino in 2015 for 570k at full asking in 1 week thinking i made out like a bandit, little did i know i lost 100k by not waiting another year.

the prices are really crazy, during the absolute height of the bubble - where loans are being issued to anyone including their pets, the same 1br was going for 460k and 2br2ba was 550k in my building. Now we are at 50% higher than the high of the 06 bubble.

just mind boggling

Especially with the reval looming. Who is spending this $ on these places and what is the logic behind it? If you just do a P/E analysis you can see how bubbilicious it is. $700K for a 1 bedroom in JC w/no parking, a huge tax bill, and a decent maintenance fee?!

Or is there a significant tax abatement on the Gulls Cove properties??

The best sound proofing "stuff" is the density/mass of the wall itself. Best combination is mass, i.e., double 5/8 drywall, plus decoupling of wall from the framing members, which can be accomplished with double stud construction or resilient channel installed on isolation clips. Insulation itself won't significantly improve the STC rating of the wall.

ok. didn't fully understand that. are you trying to say it's probably a worthless effort? i am seeking to engage someone who is an expert in sound proofing, not attempt to do anything myself.

Not brick. New construction. Eifs which is like a synthetic stucco. Was thinking would have to rip up walls, insert sound proofing stuff, put wall back up and replace Windows

Sound Proofing

Greetings. I am looking into sound proofing walls/windows that face noisy street. We get too much noise from cars. Does anyone have recommendation for reliable companies that do this? There are a couple in NYC that I have come across by searching online, but would be interested in other options as well.

Thank you.
