It would save a lot more lives if they used those officers to actually enforce traffic laws. Seat belts would be less important with fewer people running red lights and doing 90 down the skyway.

What the hell is that last paragraph doing in this story? The two preceding ones are pretty pointless too.

The building doesn't seem to have sustained much damage, right now you wouldn't know anything had happened. They were much luckier than Bred in Jersey.

I checked out their Facebook page, which has some pics and realtor-speak:
http://www.facebook.com/#!/pages/Jers ... ts/107902159232152?ref=ts

The prices seem reasonable, especially compared to downtown.

As for there not being an airtight seal between those floors, I would check that out pretty carefully before making a purchase. Sound transmission might be a big problem. Go stomp around on the upper floor and see if you can hear it from below.

And as for a pre-construction purchase, the biggest risk I would foresee is if the building fails to sell out and a lot of the units are rented out, it will be bad for value and it means the general upkeep of the building will suffer (owners generally take better care of the building than renters) so I'd look at the list of units and see how many have sold and how many are still available. It's been on the market for quite awhile, right? So maybe wait another few months and see how it does before making any decision.

Great pics, Cyclo, I agree entirely, it's a shame they broke up those beautiful windows into separate floors. Either of those units would feel like living in half a floor.

I'm hoping that building does well, I live in m650 and the neighborhood has potential. It'd be great to have some decent stores go into the 769 commercial space (although I'm not holding my breath -- the former space of Duda Penteado's art gallery down the block just turned into a MetroPCS storefront)

I also think dropping the "Precinct" name is a good move, even if "The Soleil" sounds cheesy and lame. I don't think I'd want a constant reminder that my building used to be a police station.

We're supposed to believe the outlandish story of someone who was "highly intoxicated"? Not the most reliable testimony.

I went to a class last Sunday. It was a 10am class and I was the only person there (besides the instructor) which was a bit awkward, but hey, 1-on-1 instruction is a treat too. I'm sure once it's been open longer it will get more popular. Plus, they have a LOT of classes (4 or 5 per day, 7 days a week) which they probably won't be able to sustain in the long-term unless they have a lot of customers. I plan on checking out some other classes/instructors in upcoming weeks.

The studio has a very homey and down-to-earth feel, which is cool. The ceiling is a bit low, so if you're taller than about 5'5", position yourself away from the ceiling fan :)

Who are they looking to sell to ? Perhaps thay only want corporate ownership so they can in turn rent it out. I believe the new condos on Grove near the PATH is mostly sold to St. Vincents Hospital so their staff has a place to live.

There's not really any big businesses close buy other than the high school. They're "looking to sell to" any buyers they can find willing to pay the price :)

Seems like a smart move by the developer to change plans and sell whole floors rather than dozens of smaller condos. I wish them the best.

And why do I get the feeling this is going to devolve into another Beacon-bashing thread? sjcarolan has us well on our way...

Anyone know what the maintenance fees for these behemoths will be? A typical 1000-sq ft condo in the Beacon has fees of ~ $900/mo, so I shudder to think what it would be for 6000 sq ft.

Another approach to evaluate real estate values (some would argue it's the only true way to evaluate RE values) is to consider the income of people buying and living in the area. i.e., what can the people afford to pay for housing?

Assuming a $400K condo:
100K down payment.
300K mortgage at 6%, 30 year fixed
$6000 annual property tax
$500/month maintenance

That would be a $2800 monthly payment. (not including PMI or other expenses)

Don't forget that property taxes and interest payments are tax-deductible, that substantially reduces your $2800 in real terms. And a lot of buildings around here have tax abatements. In my case, my total monthly condo payments aren't much more than I would be paying in rent if I were renting a similar apartment.

As for interest rates, they generally track with the health of the overall economy. When rates are higher, incomes and unemployment will also be better, and more people will have more money to put into homebuying. That's how it's supposed to work, at least...

That article is a crude cut-and-paste job from this Daily News article from June

They didn't even change the part about the Beacon auction, even though it happened 5 months ago:
"On June 27, the remaining Beacon units will be auctioned off"
Way to go guys :)

I like this building a lot, but it's only fair to mention that a good number of those 9 sold units were bought by family members of the developers.

Likewise, this stat was hopelessly out of date. M650 has sold 17 of 22 units.

I looked at the building by Mme Claude's (your "Monstrosity") back in May and there were 5 or 6 units sold, but definintely looks like it's still pretty empty after all these months. I'm curious as to why, maybe they had a problem getting a COO? It looked like a fairly typical luxury building at first glance, but upon closer inspection the quality was subpar, lots of flash and little substance. And you could hear every footstep from above, so the top floor is the only one I could have tolerated.
