The issue with the licenses on Newark Avenue I believe is not a matter of having used all of Jersey City's consumption licenses, but rather that Jersey City has a municipal ordinance limiting the distance between licensed establishments, thus preventing every storefront from becoming a bar. [Empty store fronts are much better than a street of bars filled with patrons who might also end up spending money at other businesses]

Who we contact and how can we go about changing this ordinance? People are so afraid that JC will god forbid turn into Hoboken that they have over reacted. Isn't that the case with the first absurd restaurant row with no liquor after 11am that they tried to pull a few years back?

Newark ave is a commercial strip and this is exactly where we want and need to have these restaurants and bars.

Liquor laws in New Jersey limit the number of liquor licenses granted based on population; a given municipality may issue only one license for on-premise consumption (bar or restaurant) per 3,000 residents and one for off-premise consumption (liquor store) per 7,500 residents. Thus, few new licenses are issued. But if you want to open a restaurant or other establishment in the state that will serve alcoholic beverages, it is possible to get your license

We need more input from the local municipality. We need to make it easier for establishments to open on Newark not harder. These establishments are the catalysts for growth of emerging neighborhoods.

I've been watching this thread from afar and have to agree with Brewster on this one. Half an hour is way off. I walk 3 blocks from Dixon to Grove path and it takes me less than 10 mins. I can walk from Dixon to the waterfront in half an hour. How do you think it takes 30 mins from CP to Newport path?

I'm all for more puff pieces about JC, bring it on. We need all the good PR we can get. There is so much bad press about JC from the corruption to the gang violence etc.

People need to loosen up. Soo much negativity on this board lately. I know people that have given up on jclist because they are sick over of the petty back and forth banter.

And if it matters I think the Bayfront would be a great addition to Jersey City. People downtown want to see the rest of the city blossom.

What are you rambling about? I don't have abated taxes and neither do a lot of people I know who own downtown. Fact is not as many building have abatements as you would believe.

I work in NYC and I shop in Downtown where I live. I spend the vast majority on my money in JC. You are painting broad generalizations about people that live downtown and work in the city. Where are we supposed to work? Last I checked a lot of people that live in Journal Square work in NYC too.

If there any shops worth going to elsewhere in JC I'll go to them. I've spent my money at places on 440. Where are all these shops in Greenville and the Heights that you keep mentioning. I've eaten at the Indian restaurants on Newark.

Give me a list of all the terrific places to shop and spend my money in Greenville.

You're barking up the wrong tree my friend. I just don't see what you are mad about. What exactly do you propose? Want changed? Let it go.

Do you thing all those in the Newport Condos go to Greenville, Heights, McGinley Square, Journal Square to shop? Think they go to NEWPORT MALL?

Or, do you think they WORK in NYC....party and buy mostly EVERYTHING in NYC...then come home and maybe drink in some fake waterfront theme "restaurant"?

Yes they do. You got to relax and get that chip off your shoulder.

The fact that they live in JC and pay JC and state taxes benefit those in other sections of town.

Baby steps people, baby steps. It's hard enough to get NY'rs to cross this side of the Hudson.

If the goal is to attract NY'rs to move to JC, you need to start with something that they are familiar with. They are trying to show NY'rs that you can get luxury and amenties for much cheaper than you can in the city. They are trying to increase the profile of downtown as a "neighborhood" such as those that exist in Brooklyn. They are playing up the hip factor. When they write articles about Brooklyn they don't talk about the whole borough, they talk about specific neighborhoods.

Once you get these people to cross the Hudson some will venture further into JC and settle down. It takes time and with all due respect more people downtown with higher incomes means more revenue for the city and all those in the Heights, JS, Greenville, etc...

~350 units
Roof-top pool, excercise room, common lounge

$200/month attached-garage parking available
$500 annual amenities fee

2 BR units start at $2700, but the current offer for July 1 move-in is 13 month-lease for the price of 12 months making the monthly rent for 13 months ~$2500.

They just opened up and no one has moved in yet. They didn't budge from the above numbers for me.

Any questions, just ask and I'll answer if I know the answer.

Take a look at the map on their website. All the restaurants are on the wrong cross streets. Who made this map????? and better yet, why did the developer allow it to be published.

You can't bring a dog into any restaurant, it's a health code violation. You can sit outside with your dog at any of the JC restaurants that have outdoor seating OTHER than Marco and Pepe.

They used to allow dogs until there was a dog fight about a year ago. Not that kind of dog fight Michael Vick :)

It's unfortunate as we go elsewhere for brunch now and miss Marco & Pepe. Don't like leaving the dog home alone when it's nice out.

You usually just have to pay them a flat fee. Haven't seen the double meter plus toll lately. I think I may actually prefer that method though. Depends where you are coming from in NYC. If it's downtown 45 bucks is about what I've paid.

PS. You receive a SREC for every MW (megawatt) that your system produced. The price can be variable do to Market conditions. The avg price Last month was around $670.

Since MW is a measure of power (a rate) there is nothing to sell. It is power over time that equals electrical energy, so I presume you mean Mwhr (or mega-watt hours.) That is the total energy you have produced in a month.

Now PSE&G is currently selling energy AND delivering it (total of supply and delivery) for about $.19 per kwhr with a little more than half ($.12) being the electrical supply itself.

So now converting to Mwhr gives us a charge of $190 for the total and about $120 for the electricity.

So paying $670 for an SREC, or 5 times the cost of electricity seems AWFULLY hard to believe. Would PSE&G pay you 5 times what it charges you. Heck, just sell them back their own power maybe by running a line from your neighbor's garage...split the difference with him.

What am I seeing wrong here?

And that "approval" system for historic zoning seems to fly in the face of the earlier poster's assertion of federal law proscribing any locality from regulating the use of solar panels. Which is correct?

Because of Cap and Trade. The fines that the state impose on them is far more than they pay you for the credits.

Doesn't have to be a huge event, but people like to get out in the summertime - might as well give them something to do here.

If not for the amazing views of NYC, the statue, and the small refuge for a couple swans or whatever they are....the park is useless. There should be baseball fields, soccer fields, tennis courts, maybe a pond, swimming pools...gosh maybe even a few more restaurants or a shop or two. Why not? It's HUGE and nothing is there. It's not like you have to knock down a tree to do it, because there aren't any there! I've been there so many times and other than that little playground area where people bbq, and the ferry terminal, the park always seems empty to me.

F1 would have been awesome. People think race cars and they think pollution and noise. That is not the case with F1 but alas some are set in their ways.

DCofJC- I agree that the park needs more... more of some else. It's nice to go running or bike riding and the views are terrific but there isn't anything to do. Look at the boat house in Central Park, or the Ice skating rink, ballfields, etc... LSP really doesn't have anything to do activity wise.

That's the same exact place I thought we be a good spot for an Irish Pub.

The city makes it so damn difficult for anyone to open a business. Look what happened to OX, Atomic Wings, the guy from Port-O-Lounge has been trying to finalize his license to serve food for almost 3 years. 3 friggin years is absolutely CRAZY TALK.

This area will never reach it's full potential unless they lighten up on the permit process and actually help small businesses open instead of making next to impossible.

54 units is too much. You may also have issues obtaining mortgages on a self managed building with that many units. 8, 9 units maybe but once you go above that some lenders may have issues.

Why would you want to use a mortgage broker? They are middleman and are interested in getting themselves the largest profit, and in my experience they can be deceptive about fees involved-- waiting until the 11th hour to actually provide an accounting of all fees. They are also often in cahoots with the title insurance company (ie they get kickbacks for using a particular company that will end up costing you more, most people have no idea they can shop around for title insurance). There are lots of scammers out there too. I would recommend working DIRECTLY with banks or credit unions. It is more work, but you are cutting out the middleman.

You're entitled to your opinion but I would like to add that all fees quoted have zero tolerance as of Jan 1st. Once you receive a GFE from a broker or a bank they can no longer change. Zero tolerance for any broker or bank fees. Title fees have a 10% tolerance.

Many of my clients originally went directly to a bank and got the run around some had been waiting months for their loans to go through. All the major lenders offer the same Fannie Mae product but if you are looking for something outside the box or a true jumbo loan those vary drastically from bank to bank. A good broker knows where to look and a good broker will get the job done quickly.

I have time and time again gotten lower rates for my clients that what their bank had offered them. There have also been times where the bank has given a client a better deal.

Make a few calls and speak with some banks and speak with some brokers and compare apples to apples.

Went last night with my lady. We had a great time, the food was really good and the prices were extremely reasonable and affordable.

It was a little busy and we waited about 30 mins at the bar around 9pm for a table. We didn't have a reservation so that's what I would expect on a Friday during peak dinner rush.

The hibachi chefs were very entertaining with the typical hibachi jokes.

lots of large groups celebrating.
