A three family is considered a multiple dwelling. Three units or more and/or 3 stories or more requires a sprinkler system.

They will sometimes waive this if you are not doing a gut reno., but the scope of your project (new addition, systems, interior reno.) is large enough that you will have to install the system.

You will also need to have a new 3" water main from the street brought in.

Figure 30-40K. Sorry.

Your architect or contractor should have known this/advised you.

I assume you've already gone through the Zoning Board to get approval for the addition and deck?

Last year, I got a ticket in Newport going 58 in a 25 zone (Washington Blvd. around 11 AM).

A 5 point ticket because it was 30+ MPH over the limit. I told the cop he was right, I was speeding and there was no excuse. All true; I was wrong.

He said he appreciated the honesty, and because my record was clean, he dropped it down to 54 in a 25; 1 less than 30 MPH over the limit and 4 points.

Went to court and took the plea. Paid the $350 in exchange for a drop to only 2 points.

So I went from 5 points to 2. Additionally (and shockingly) my insurance (Geico) has gone down by $50 for each of the 6 month renewals since the ticket.

12 new market rate units on that block in a four story building (same height as the rest of the block) is fantastic news.

The tide is starting to turn on all that is wrong with that block and the buildings on Wayne/Jersey. For all the complaining that has gone on with that block, the park and "those buildings", this should be very welcome news.

It goes beyond prayer. It goes to a safe environment where there are educational standards. In Jersey City, it is the only option for true middle-class families to send their sons and daughters where they can learn, become good citizens and give back to the City we are all trying so hard to make a better place. Not every student can get into McNair and while Prep is a great school, the student population from JC is a relatively small number.

If you are truly interested in helping make JC a better place where families can put down roots and make a life here, supporting this cause can go a long way.

Please do what you can.

Please, please, please....

Go to the link and sign the petition. You may not need this school now, but you may in the future.

Help keep open another option for families who don't want to have to move away from Jersey City for a decent education.

This includes many downtown families including mine that are just like you.
