Of course 1400 is low. I'm saying they typically start at that price in the neighborhood. But 1850/month for 650 square feet? That's top dollar, its a good thing the heat/hot water are included.

You'll need to structure a lease. I don't know if you have one written up, but you should include lead paint disclosure, window guard notification & Megan's Law. Also, be clear on the terms (i.e. renewal, termination, landlord inspections, right to quiet enjoyment, pets, # of tenants, security deposit, late payment penalty, bounced check penalty, negligent damages, etc.) You should give the tenant a "Truth in Renting" booklet (outlines the relationship and obligations of the tenants/landlord). Ultimately, you realize its not that involved a process once you get through it once. Pretty standard stuff actually, but you'll want to be sure to cover all your bases should you ever need to take action against a tenant or avoid having action taken against you. You can also choose to allow a realtor to submit his/her potential tenants to your property (at absolutely no cost to you) and let the work be done for you. Somebody like.......i dunno...ME

I would generally rent the space unfurnished. You could always leave the furniture while you market the apartment and offer tenants the option. It would be difficult to give you an idea of what it will rent for without having SEEN it, but I can give you a general range. To pinpoint an accurate number, there are plenty of questions I would normally need answered:

-square footage?
-is the roof deck private or shared?
-hardwood floors, carpet, or other?
-what utilities, if any, are included in the rent?
-is the basement storage seperate, assigned space for the top floor?
-is the washer/dryer coin operated?
-condition of the appliances?
-what kitchen appliances are there?
-how is the closet space inside the actual unit?
-lease terms?

Based on an assumption that the apartment is in good condition, you're looking between 1400-1800 a month range. Impossible to narrow that down from what I read on your post. Hope this was helpful. Another hint: Please be sure to do thorough credit checks/employment verifications/rental history. Don't get stuck with a garbage tenant.

I think the drivers would be more worried about picking up a stranger! However, if you successfully flag down a free ride, make sure they have a small trunk (it'll be harder for them to hide your body )

There are three 1BR units available at the "A" building, all resales & all just under $400,000. Two of them, however, haven't even closed yet. The contracts are not assignable, so the sellers' have to wait until their closing (scheduled for around mid-Feb.) before accepting any offers. Whew, what a snoozer. Oh, and Raj??? GOOD GRIEF, stop looking on websites and talk to a specialist. G_Elkind just repeated the answer I gave you twice! It doesn't matter if the lease is six months or six days! If the leasehold interest is clearly a "tenancy for years" with no specific indication as to written notice to terminate or lease-end renewal terms, the you don't need to give notice. DEFINITE BEGINNING and DEFINITE END, key words you should keep in mind. And your landlord can receive mail there if she wants. She owns it doesn't she???? That's like saying there's a catch if she uses a PO Box! If you are on a month-to-month for some reason, you're screwed and you have to pay for Feb.

And what really makes that type of clock tick is the nearly limitless disposable income amounts being shoveled offshore. Hey, if you can afford to fearlessly invest in some foreign beachfront paradise where property values seem to remain untouchably secure - I can't see why some Silicon Valley CEO wouldn't. And the developers may even throw in political upheaval or the threat of revolution for free

Honestly, I'm flat out embaressed. The next administration is going to have to waste all of its time repairing the damage this buffoon caused. Just look at the state of our foreign relationships alone. Hey, I was actually trying to squeeze and extra ticket out of you!!! Yeah, if there is an illegal apartment rented out in the home, I tell my buyers & investors to stay away - besides, their lawyers would never allow them to move foward with the purchase anyway. Some dummies actually include the illegal rental income as motivating factoids when marketing properties as investments. "Bonus apartments" or "In-law apartments" is what they are typically called. Boy oh boy, where have the brains gone?

Although I am not a landlord, I am well versed in NJ Tenant law. I typically deal with the legalities of leasing day in & day out (I know realtors don't get much love around here, but hey - some of us are actually sincere guys & gals!). Raj, I wish you luck. Regardless of what any website says, he's off the hook unless the lease is specifically states that there must be 30-day notice given prior to terminating. Then again, I obviously haven't read the lease and can only answer this question based on what little info rajraj has posted here.

I'm not offering any legal advice here, but it's sounds like your leasehold interest in the property is a "tenancy for years". Its a lease with a definate beginning and end (2/1/07-1/31/08 for example). The main characteristic of this lease is that is MUST HAVE A STATED EXPIRATION DATE. No notice need be given in this case. However, here are a few things to consider:

1) On a month-to-month lease (an example of "periodic tenancy"), either party has to give 30 days notice to terminate by default. Since this doesn't sound like a periodic tenancy, there would probably have to be a clause in the lease that states you are required to give notice within that time frame.

2) Each state has different tenancy laws, so be careful what websites you get your info from.

3) Leases lasting 180 days or more MUST be in writing. So simply review your written lease and look for any termination clauses or stipulations referring to renewal terms. If the lease states you must give a 30-day notice to terminate, your landlord can hold you responsible for another term (month of Feb.)

4) ianmac is right.....the landlord should have provided you with bank address, account #, and interest rate after having deposited your security into an interest bearing account.

Both parties should be aware of their rights & obligations to each other before entering real estate contracts, or else the only ones who wind up with the disputed money could be the lawyers

Yes, the prices were supposed to start in the 300's, but I'm told that they have accepted offers for various units that will be going to contract shortly. This is what probably swallowed up the lower priced units, but you may see a buyer or two pull out, thus throwing them back on the market. I'm going to keep track of these deals myself. I had someone interested in a unit there, but he wants to spend under 400K. I certainly think its a good project & I hope you get what you want there! Cheers.

To my understanding, here's a breakdown of the offering prices for available units at Canco:

1BR from $429,000 starting at 1,051 square feet. 2BR from $500,000 & Penthouses from around $500,000 1,200-1,600 square feet. I'm told by Canco that the Penthouses will feature 27 ft ceilings. The taxes are TBD, but there should be some fairly accurate estimations in place. The sales office should have furnished model units to view within two weeks. Hope this was helpful. If any of my numbers are off, I invite corrections. This was based on my last conversation with Canco, but sometimes the sales agents can be wrong. I plan on researching the project for my buyers this week. Good luck!

I agree that those cobblestone streets are unique, but the surrounding structures? You can't be referring to the abandoned warehouses or commercial lease properties.
