Prior to that you write - "If you can, my e mail is listed under my profile, or PMs work well. We would greatly, greatly appreciate information from anyone close to negotiations who could shed light on what is going on."

You just totally contradict yourself!! The point is that these message boards give some info (might be true or not), but they raise valid points and opinions. It's your job to get the correct info - but I doubt you'll get it from YOUR real estate agent because he/she just wants to make a sale quickly in a slow market so they can collect a commission.

I doubt people are pulling stuff out of thin air w/ regards to the leaks at 140 Bay, so the fact that several people know about it and your realtor confirms that there was at least a problem should be enough to run from this place. Realize that when 140 Bay was being built/rehabbed, so were hundreds of other places in JC/Hoboken so the quality of work was not good (as at many other "developments"), and any schmoe was calling himself a "developer".

a-and-e - lesson #1 - a real estate agent is going to tell you what you WANT to hear - they're just greasing your chain and not always telling the truth (the truth hurts sometimes also). Please go back and read all of the prior posts on this topic.

This all sounds suspicious - I believe by law they have to have minutes of condo meetings but I'm not sure if they have to provide it to a potential buyer - if they don't though, that's a big, red flag, they're trying to hide something. Also, over $1 MM for a new roof seems very high - unless it is made of wood, then there would be much more damage to the penthouse units - I'd steer clear of all of this, it sounds too messy. With the market supply the way it is, I'd look elsewhere.

+1 icechute. Certainly a celebration that only certain cultures seem to celebrate.

I've lived in Paulus Hook for the past 10 years and this year was by far the most tame (not much litter, noise, public urination), probably due to the weather and the economy - between now and next year I'll certainly be praying for a heavy downpour/hurricane/tsunami/blizzard for next year's "celebration".

Four educators from the Nanjing-Langwen School in Nanjing, China paid a visit to Sacred Heart School in Jersey City yesterday morning, one stop on their 15-day tour of U.S. schools to seek opportunities for cultural exchange and learn more about the American school system, The Jersey Journal reported in today's editions.
Teachers and administrators gathered for a roundtable discussion of everything from the philosophy of teaching to technology in the classroom.
"We really have different views, but we have one common goal - we want the best for our students," said Sacred Heart Vice Principal Elvira Gabot.

A 19-year-old Jersey City man was found bleeding from the mouth and head at the Montgomery Gardens apartment complex. He had been shot multiple times, police said.
A Jersey City man is in critical condition after being shot multiple times this morning at the Montgomery Gardens housing complex where a 5-year-old girl suffered spinal damage after being shot in the neck three weeks ago, officials said.
The 19-year-old Grant Avenue man was found bleeding from the mouth and head at Bright and Florence streets at 12:51 a.m. today, reports said.

A man playing cards in the housing complex courtyard heard someone yelling about a shooting and when he found the wounded man he put him in his vehicle and drove him to an area hospital, reports said.
Emergency room doctors said the victim was shot multiple times in the upper body, reports said, adding that he was in critical condition.
On July 16, 5-year-old Hasmera Clayton was shot in the housing complex courtyard during a block party. The bullet that nicked her spine was surgically removed but doctors do not know if she will regain full use of her limbs.
Demetrius Thompson, an 18-year-old Jersey City resident, has been charged with shooting Hasmera Clayton and he is also charged in a previous shooting, officials said. Thompson was allegedly shooting at the same person in both incidents, police said, adding that the 5-year-old was struck inadvertently.
The shooting of the 5-year-old galvanized the Montgomery Gardens community and more than 300 people attended an anti-violence rally at there on July 22 where speakers implored residents to notify police of any criminal activity.
On July 28 a tip led police to seize 1,300 bags of suspected heroin and two guns in an apartment in the complex, police said.
Officials said that the 19-year-old remains in critical condition this afternoon. Anyone with information on the shooting is asked to call the Jersey City police tip line at (201) 547-JAIL.

I wish the best for this place but $3.50 for a small cup - wow. It's good gelato but not great. Also, no place to sit inside and the location will make it tough for this place to survive in the winter. Time will tell.

It's too bad this place closed - the pretzels were good but I guess the rent was too high - it is located in the MG building. Also, only charging 75 cents for a pretzel probably didn't generate much profit. I was at a mall last week and two different pretzel places charge $3 a piece. These guys easily could have charged $1.25 or $1.50 a piece.

Gee, let me see - cleaning the station at midnight - 3 AM - 3 or 4 people in the PATH station.

cleaning the PATH station at 7 - 8 AM - hundreds to thousands of people in the station.

As much as you don't like it (it is the CITY after all), it makes sense.

Went the other night - overall it was very good - the portion size was good as well as the quality. Had hibachi and some sushi. The service was a little slow even though it wasn't crowded. I would go back. Definitely a good addition/option in the neighborhood.

Like others said, insurance and water/sewer are the largest part of the monthly maintenance not to mention common area electric, and cleaning, snow removal, etc. Does the building have an elevator and sprinkler system?

The reserve seems very low - how old of a building is it and how long has the association been established? They should be able to tell you how much they're setting aside for reserves each month/year.

If it's a condo association as opposed to a co-op, the association doesn't pay taxes - the individual unit owners pay the tax for their unit.
