Not necessarily. My apartment is well under market value, and it's because the landlord wants to retain tenants. There aren't really any amenities like a washer/dryer, yard or roof deck, etc. but it is so cheap for the space that we will stick it out there for as long as it makes sense for us. They do screen people very thoroughly and are willing to leave a unit vacant until they find the right fit, and are aggressive about evicting bad tenants. They do it because the owner is their elderly mother and she lives in the building, and I think they just want to cover the operating expenses so she can keep living there.

How is the Hard Grove Cafe still in business?

I have been to this place approximately 4 times. Every time the service has been really bad, like top 10 worst I've ever experienced bad. It's probably the consistently worst service I can think of - always taking 40+ minutes for food to come out, disinterested wait staff - once we were served food but no utensils to eat with and it took us 10 minutes to flag down a staff member to get some, etc. But the food is tasty and there is always a crowd in the outdoor seating, so about once a year I get lured into going.

This morning, it took 15 minutes for them to bring coffee and iced tea, 30 minutes for guacamole, and nearly an hour for our brunch - a sandwich and 2 omelets. We had actually gotten fed up and asked two different staff to cancel our orders and give us the check when the food magically appeared. Two of the waitstaff blamed the slow service on a large party of ~15 seated near us, but the rest of the restaurant was half empty, so it shouldn't have crippled their ability to serve in a timely manner.

It has 2 1/2 stars on yelp, but a lot of the listed reviews are positive? http://www.yelp.com/biz/hard-grove-cafe-jersey-city

So why do people keep going back? There is La Conguita and now Orale nearby with similar cuisine and better service.

A M auto repair recently passed my litmus test for an honest garage - I took my car in because I thought I might need a belt replacement or new suspension, and they actually told me everything was in good working order and the only thing I needed was an oil change.

Harrington's in Bayonne also has passed this test, they once refused to charge me for multiple test drives and 2 days of garaging after they didn't find anything wrong with my car.

(I may in fact be a bit of a car hypochondriac but at least no one has taken advantage of that fact)

This place well exceeded my expectations. For one, the space is much deeper and more cavernous than the street view suggests. The decor was funkier than I expected, with a graffiti mural, dia de los muertos art, etc. The bar is a nice size, looks like it seats at least 12-15. The menu is a lot more diverse than any Mexican place I've been to, using ingredients like foie gras, bone marrow, Mexican chocolate in meat dishes, etc.

My only complaint is that like all tapas restaurants the bill can very quickly add up. I would love it if they had specials, maybe on groupon or during the week.

Depends on where in downtown you are. I always have trouble parking in Paulus Hook but in the Grove St. area and definitely the village section, I can count on one hand the number of times I had actual difficulty finding a good spot. Not just A spot, a GOOD spot (I like my car a stone's throw from my building for peace of mind).

A lot of the retail spaces on that block are also oddly sized. The former fish with braids space is like a closet. Makes it less than ideal for most businesses wanting a space to build out.

Columbus Drive past Jersey heading towards 78 is actually pretty quiet ever since the roads were repaved. Most of the noise is from trucks going by every so often, and at lunch and dismissal when the high school kids run around yelling.

And to add to this well put post, each movie screening regularly attracts several hundred, sometimes even 1000-1500 people. I was at one of the silent film screening with live organ that had well over 1200 people there (maybe more - they stated this at the event, which was 'Nosferatu').

And I guess all of you griping about how it should be live music only are two new to the area to recall that Bright Eyes & Beck (Guero tour) each played separate shows here about 6-7 years ago. I'd love to see more music shows like this. But we don't have the traffic/market to fill that place with live music all the time/as the sole programming. Let's be real.


Yeah, I was at the Nosferatu showing and the line was around the block.

Keep in mind they also rent the space out for private events. If that is the more lucrative thing for them to do currently that may be why there are only public events once a month or so. Also, they do not have an air conditioning system and therefore can't run programming in the summer. If you've been there you can imagine that to install and run a cooling system could run in the hundreds of thousands of dollars if not more.

I have it on good authority that the sports bar going into hudson camera's old space will have kind of an old timey feel, black and white photos of boxers and that kind of jazz. I think it's a potentially good change of pace from the usual sports bar dives.

If you're spending $225/month you might as well pony up a little more and get a personal trainer who will work 1 on 1 with you. I'm pretty sure there are ones who charge around $60/hour. I worked with a small gym that did 1 on 1 sessions for 2 months and the results were pretty insane (some of it newbie gains, admittedly, but doubling or tripling strength and endurance in 4-6 weeks is no joke). I gained muscle while also losing fat and went from doughy to having definition. Within 2 weeks my clothes were looser (I was moderately dieting, and working out 6X/week).

I am definitely a fan of starting out free, using body weight exercises and stuff like burpees and jogging for cardio, and if you stick with that for a few months and want to move up - sure, do crossfit, do whatever keeps you motivated and in shape. But don't overpay for a fad. Know what you're getting and what your options are.

Does anyone know how these ordinances will affect food trucks hired to cater private events?

I am interested in doing so, but do not want to run afoul of enforcement because they think the truck I hired is vending to the general public. Will the 300 ft from a restaurant/2 hour rule still apply?

Also, to respond to Loko - the better food trucks are usually near the Grove and Exchange Place path stations. Or at the Grove Farmer's market.

I believe the insurance payment has probably taken a while to come through. I'm pretty sure they are going to fix the building and resume operations. The construction co. signs on that building are the same company that renovated the facade of the Dixon Mills deli, owned by the same couple.

I was booted illegally and they refunded my fee. But I was able to call in a favor with my lawyer and have him send a letter on law firm letterhead. I've encouraged others to send letters certified mail for illegal boots, not sure if it worked for them. But the city was successfully sued for illegal booting a few years back so I think they are wary to see that happen again.

I also think the fact that JC is a bit more affordable means that it's less vulnerable to the very upper middle class white person insanity that has become an issue in places like Park Slope. Here the SUV stroller set has to coexist with so many other demographics - it keeps the vibe varied. You also aren't going to see trust fund college kids "slumming it" in Jersey.

Basically I want JC to continue being perceived as "scary" or really hard to get to by the type of people who see NYC as a luxury playground/shopping mall, because it keeps it cheaper and interesting. People are talking about JC's lack of national reputation like that is a bad thing. Sleeper towns are usually the best balance of everything; once a place is having it's "moment" that's the death rattle.

Yeah, I tend to think of the club scene as "over" but in reality I've just gotten over it personally 'cause I'm getting old ;P. I started "clubbing" nearly half my lifetime ago thanks to the magic of fake IDs. I will say that the Guiliani crackdowns on venues like Limelight and the Tunnel certainly didn't help in terms of what's available in NY. Things got tamer after that. Anything interesting tends to be "pop up clubs" in warehouses or in random locales these days, sometimes not worth the travel through sketchy parts of Gowanus or wherever (did I mention I'm getting old)?

What I think JC could really use in terms of nightlife are music venues - small to mid size places like Maxwells, where national acts can pickup an extra gig before they hit NYC. I'm very surprised no one is trying to cash in on the revised noise ordinances and open a place with a stage and regularly book live acts.

I second this recommendation. I had a really bad experience at the Pep Boys by Newport where I was misquoted for services THREE TIMES to the tune of several hundred dollars price difference. Once I realized A M is actually closer to me than Pep Boys I took my car there and have gotten nothing but stellar, honest service. Them and the tire shop on 4th st are some of the best old school businesses left in JC.

What is ugly about the streets surrounding Van Vorst Park, Hamilton Park, or most of the Paulus Hook areas? I think the historical brownstones are scenic and pretty. I think there are parts of downtown that are ugly too but I find ugly interesting. I commute through the bowels of Newark everyday and it's one of the most visually interesting places I've ever seen, in an urban decay sort of beautiful way.

Honestly I have all but dropped out of the NYC bar and nightlife scene. I find the social scene a lot more navigable in JC. Simply because you bump into the same people over and over, and once you know a few people they introduce you to everyone else. I have probably fifty acquaintances in NYC but in JC I have actual friends. The people I know in NYC - they are so busy hustling with their careers, they have limited energy for anything else. They are the ones promoting the art events, the live music events, having to say hi to everyone. Here, people like Dancing Tony aren't too busy to have a real conversation with you.

Oh and paying $15 for well drinks and $20 for a good cocktail - or alternately, having to take multiple trains to the LES or Brooklyn for something affordable - gets old REALLY fast.

My 18 year old self totally thinks I'm a lameass sellout for saying all of this, by the way.

I would rather live in JC that NYC even though I could afford either. For one I am cheap and everything involving cost of living is higher there. I need to have some actual cheap stores accessible to me - I'm a Goodwill, discount grocery store kind of gal. JC has that along with a reasonable amount of culture - enough to have stuff to do but not so much it's overwhelming. In NYC there are always 10 things going on, with friends trying to get you to go to lots of different things, and I find it draining. I also find the apartment sizes claustrophobic in the city, combined with all the hustle and bustle on the street, crowds and noise pollution - you aren't shoulder to shoulder on any sidewalk in JC. The example above made me giggle - if "lack of bulletproof glass" is the best selling point I have to wonder what your point of reference is.

I am also not a fan of trendy, twee businesses but I will tell you what I would like that isn't on your list: a coffee shop (or three) that hosts art, music and community events. A variety of bars, from good dives to martini type places. A similar range of restaurants including a few special occasion type places. An art gallery or five. In a truly ideal world, several small to medium size live music venues.

Right now downtown has most of the things on that list. I like being able to walk to all of it. I am really hopeful that the new arts zoning ordinance will promote growth in these areas in the heights because as much as I love culture, I sure would also love to eventually buy property with a yard and parking spot.

I have successfully fought 1 ticket and 1 boot. What happened with the ticket was that I received 2 tickets in the same day, hours apart, for the same offense - but I was listed as being parked on two different sides of the street. The one that was correct I had to pay but the one that was incorrect was dismissed. I was lucky enough to have a lawyer friend who owed me a favor represent me in court which probably had a lot to do with it.

The boot was an illegal boot - they can boot you if you have 3 unpaid tickets that have resulted in 3 court notices you have not responded to. The court notices were literally mailed the day they put the boot on and so I had not received them when I was booted, and clearly hadn't had a chance to respond. My lawyer friend wrote the JCPA a letter explaining this and requested refund of the fee, and believe it or not they credited the $110 back to the account. They were sued a few years ago for illegal booting so I think seeing the legal letterhead helped in this case.

Advertising a "bistro, wine bar, whiskey bar, pizza and speak easy lounge coming soon."

Does anyone have any info on how all these elements are going to be arranged in the space? Will there be separate rooms for each or what? It strikes me that a wine bar, bisto, and pizzeria are very different themes and I'm wondering how they will all coexist.

Either way that space has been vacant for years so I'm glad to see something going in.

Never attribute to malice that which can be explained by stupidity.

I take the Newark bound path on a regular basis. It is usually about 1/4 full. I can count on one hand the number of times I haven't gotten a seat in 2.5 years of commuting.

I think the schedules for JSQ vs. Hoboken trains are mismanaged but I think in this case it's pretty paranoid to think it's due to racism.
