I must have missed something, the contamination is not where the trees are? I wasnt there and dont live in HP but I am curious. If one option included removing contaminated soil and would destroy trees, I assumed the trees were in contaminated soil. If the other option is to cap 6 inches down how is that possible with the trees in place...roots and all?

why should they feel embarrassed? a feeling of embarrassment implies that one is doing something incorrectly. what, besides the fact that 2 posters on here disagree, is incorrect about using a credit card to pay for a $1 purchase?


Agreed, i try to use my check card for everything...and would if i could. Finding an ATM, making sure you have the right amount for what you dont even know you are going to spend, and a pocket full of change are all pains. I have never had my account compromised. I am a man and if i somehow based my manhood on using cash...haha, yeah right, your a man...pfffft

My experience is the people writing checks, arguing over a price, using coupons, or searching for the exact change holds up the lines.

You should get an environmental engineers opinion on some of this rather than assuming things or taking guesses.

These toxins are cumulative so it is next to impossible to track say?someone?s lymph-node cancer to a specific park they played in versus all the other environments they were in. I agree that this may not be a concern at all, but I don?t know that and I would be cautious about taking a ?its been like that for a while so..who cares" stance. If I was you and had kids, I would want to know a little more.

Ask questions?off the top of my head I would start by finding out if those pollutants can migrate, get taken up in the plants, grass, or even change phases and become stuff you are breathing while in the park. Ask how they can cap effectively while keeping trees in place. Find out what a cap means in this situation, cant go up? What about down and sideways mixing with the water table, what happens then? Does it migrate? Undergo changes? Caps are literally sweeping it under the rug, which if its not too bad, why not. Its never profitable to do it right and the rest of the city?s spaces are probably in a similar state.

Again with the trees have someone who knows about these things give you the lay of the land. I think you may not be considering all possibilities. A couple of things to consider....removing 22 trees or even planting 300 more isnt going to make an appreciable dent in our toxic air. If you want to make a dent equal or greater than foresting all of JC...get them to reduce or better scrub the HUGE emissions from the coal fired PSEG plant on the Hackensack about 4 miles to your west! If you reforest the park you may even have the option to choose species that have higher respiration rates than what is currently there, maybe evergreen trees will scrub the air year round? Also I think NEP and NPP actually are higher during secondary succession than when a forest is mature?but that is for a forest not a park. I am not sure of what this means for respiration.

For those saying it is unsafe...I am curious to know is there any place you feel safe in JC besides Paulus Hook, Newport, and some parts of the Grove st area? A while ago i thought people actually had something against the beacon (with all the ranting on that thread), now i am starting to believe jennymayla's theory above may be very true.

I dont know for sure, but that is pretty much exactly where the Paulus Hook fort was (battle of the Revolutionary War). there is a monument that used to be in the middle of the street not far from there: http://query.nytimes.com/gst/abstract ... 3A25751C2A9679D946297D6CF It was moved from the middle of the street to the park on the side sometime after 1903.

Could also be just patriotic people.

I must be oblivious because I just realized the logo on this site says ?downtown jersey city list?. I noticed it when some people started to quote it indicating the focus of the forum is on the downtown neighborhood.

So, should it be changed to ?Jersey City List? since the name could lead some to believe Newport, Paulus Hook, JSQ, Greenville, etc are not included here?

The url after all is not www.djclist.com, the users are from all over the city, and from browsing the threads most have to do with the entire city or other areas, not just ?downtown?.

Dont fill this out if you have a PILOT! They will still send it to you every year but you are not eligible. I think you may actually have to fill something out with basic information but not apply for the rebate.

Moving cities could make a difference if things like previous aggregated losses, fire departments and crime was different AND measured to that detail. Distances of a mile or two within a city...I wouldnt hang my hat on gaining or losing from any perceived differences, you're more likely to be averaged together. There usually are no differences anyway at that level. There is no database that i know of that has all kinds of detail by neighborhood...for instance Newport versus Paulus Hook or "downtown". Those are neighborhoods which are loosely defined, not counties, towns or even census tracks or insurance territories. Zip codes are often lumped together with ones that have similar experience, sometimes they can be split apart if there is real reason. An example of data available...crime stat vendors I have tested will give you the same "rating" for downtown as they do for JSQ.

Insurers vary with their pricing methodology, and have fluctuations over time in thier underwriting standards based on a number of reasons. This is why you get different prices from different carriers, they all do it differently to some degree. Many factors can go into underwriting, if you were specifically asked about it being "gated" than maybe it was included. If you were not i wouldn?t assume it was. What i have heard used for HO are things like distance to responding fire station, rating of the fire department, construction material, date built, replacement cost (not market value), security systems, presence of sprinklers, and some location factors but assuming it is by neighborhood is not necessarily accurate.

I am now walking on a line at the edge of my knowledge in this area. I try to make it a rule not to say things on here that is an assumption and could possibly be untrue...that is just a disservice to anyone reading it. So i will leave it with this as my understanding of how this works. I am fairly certain this is all correct, if there are any HO underwriters out there please add some more detail.

I would be interested to know what kind of experience/knowledge of insurance and underwriting practices you have.

It would be great to have detailed data to be able to underwrite properties specifically based on their block, much of this data doesnt exist. To get specific data for each personal auto and HO policy would cost too much. Typically surveys/inspections are only done on larger commercial risks with high premiums and potentially high payouts...personal policies are almost a commodity these days. Many times they are pretty accurately automatically assigned rates.


Auto insurance territories are not defined by zip codes...they are usually banded together. I am almost positive the HO rate change had a lot more to do with the masonry construction, having security, age of building, replacement cost, having sprinklers etc...not location within JC as what data would differentiate one location in JC from another? We all have the same fire department system which is a good one. Flood is NOT included in your regular HO insurance and therefore shouldn?t have any impact. If your in a flood zone, dont assume you are covered, go get government flood insurance.
