I know some people in the foundry and they are fine. Probably some hood rat kids throwing rocks and breakign windows. Probably put the wood up until they repair them. I haven't see any wood up though, how long has it been there?

It is one of my favorite properties in DTJC, that and the brick townhouse around the corner on Mercer/Paulimer Place, the south side of street with the glass enclosed porch off the side of the townhouse with the ornate iron work. Beautiful property.

Why does the City make it so difficult for businesses to open especially on Newark Avenue? I've spoken to a couple of restaurant owners and they said the process is a nightmare and obtaining a liquor license is next to impossible. They informed me that it takes forever.

Is it just me or does anyone think that they are missing the boat on this? They should be promoting new businesses and making it easier for them to open. They do it for RE developers why not restaurantors.

Newark Ave has the potential to be the crown jewel of downtown, but it just looks like a missed opportunity.

Cooking a home has been been the best savings for me and the old lady. It's fun and our relationship has actually grown stronger over these past few months. Not going out to the bars also helps the wallet and relationship too.

Just got a quick peek at the lifestyle cernter and it looks great. Won't be ready until May I've been told. From my understanding there isn't an additional charge unless you take classes. An outside company is coming in to do yoga, pilates, etc... If you take the classes you need to pay for them. Other than that it's included in your maintenance. There is also a full court basketball court that the article didn't mention.
Can't wait for it to open, I'm tired of using the old gym in the basement.

The think the neighborhood is fine. Love VVP park down the block and the brownstones in the area are gorgeous.

They are charging you to list your home on a website. You still pay the buyers agent 3% fee. Why not get a RE license and list it yourself if you are still paying the 3% fee or FSBO on the nytimes.com

You get what you pay for. Foxtons tried this and they went out of business.

I'm just saying that there were a bunch of muggings, murder and rape on the UWS just last week. You don't see people walking around saying the UWS is dangerous.
Yes, we have some stoop creatures on Wayne Sreet, and I wish that they would get lost but I don't worry that they are going to rob me. It's the same old drunks that are out there everyday. It would be pretty easy to pick them out of a line up.

Safety is fine. If you are concerned about the safety of the Dixon Mills area you shouldn't be looking at anything in JC. I suggest the suburbs.

I'll tell you what's driving me crazy. These damn politicians telling everyone that you can get a 4% mortgage. Rates have only been going up for the past 3 weeks.

The Fed is dumping money into MBS and the large banks are artificially keeping rates higher to slow the volume of mortgage applications. They are taking OUR money and putting it into their pockets instead of passing it down to the consumer by offering lower rates.

This isn't going to pass. No CEO of a billion dollar corporation is going to work for 500k. It's just not going to happen. I love Obama but he is out of his mind if he thinks this will actually work.

For the record I make nowhere near this figure and only wish that I was capped at 500k per year.

No Offense SLyng but how many posts DO you have on this thread? I'm actually doing more business now with Refi's than purchases, but I can tell you that there is a lot of money sitting on the sidelines waiting to buy.

I'm interested but everyone has a different opinion on what is going on, how long will it last, what is overpriced, etc.

I just find it amuzing that people that do not own property want housing to crash just so they can buy low. I just don't think that you are going to pick up a mint brownstone in VVP for under 1 million. I'm just being realistic. These same people if they were owners today would be saying the polar opposite.

Truth be told no one knows exactly how much prices will drop or for how long. One thing that I do know is that one that waits for the bottom usually misses it.

I'm actually looking at townhouses downtown right now so a little haircut in prices would be great for me even if I take a small hit on my condo which I don't plan on selling anytime soon. I can rent it out today and it would cashflow.

At the end of the day I just don't think that downtown JC is or was ever that expensive. I still see it as a good value with plenty of upside in the future and if I can pick up a townhouse with a fixed rate under 5% I am a happy camper.

I guess I'm a glass half full kind of guy.

Renters will contiue to rent as they get older and owners will pay off their loans.

I got a 20k 1098 tax deduction this year and I'm locked into a 4.5% 30yr fixed rate.

I'm looking at the downturn as an opportunity to pick up a brownstone in VVP at a historic low interest rate.
