The Mall isn't open 24/7...dunno where you get that. Coming back from the city to Hamilton park very late (>12am) aint the best of things about this neighbourhood. I actually have started going to WTC and walking from grove rather than the (very overcrowded) train from 33rd st.
The maill is closed after 11 most nights, so you have to walk around.
That said, there's not been too many creeps around and even if the streets look bleak going around the mall, they are pretty safe

What on earth are you talking about? The stores in the mall are closed but the mall itself is open. They block off parts of it with gates so no one can go wandering about but it's still open and you're still able to walk from the entrance on the Newport side all the way through to the exit at the parking deck (in between Sephora and the new Armani X store) and then through the parking deck to Marin.

I've walked it many a time at all hours of the night. There are security guards (for what it's worth) and there's usually some people who got off at the Newport/Pavonia stop walking through as well.

Bad week for Mocco

Friday, September 26, 2008
By KEN THORBOURNE
JOURNAL STAFF WRITER

It's been a rough week for Peter Mocco, developer of the Liberty Harbor development rising in Downtown Jersey City.

Last Friday, officials in the city's Division of Commerce socked him with a bill for more than $100,000 for operating a parking lot at the western end of his project that he never registered with the city.

On Monday, a jury awarded a property owner $18.6 million as compensation for a 3.4-acre patch that was seized through eminent domain for the development - four times what city officials believe the property is worth and money Mocco would have to reimburse the city for. The award is being appealed.

Yesterday, city officials said they are citing Mocco for two zoning violations - one concerning the parking lot, and the other for a huge billboard Mocco erected on Grand Street advertising his development.

The parking lot along Jersey Avenue is "not among the permitted uses in the Morris Canal Redevelopment Plan," reads one violation, which will be hand-delivered to Mocco's 10th Street office today, said Zoning Officer Anthony J. Lambiase.

The other violation states the "freestanding billboard sign was erected without prior approval and which use is prohibited as per The Liberty Harbor North Redevelopment Plan."

Both violations come with automatic $1,250 fines. If the violations are not corrected in 30 days, the city can impose $1,250-a-day fines for each infraction, Lambiase said.

Mocco chalked up his parking lot problem and the violation notices to a political vendetta on Lambiase's part, and said it might have to go to court.

"I totally disagree with Mr. Lambiase and his program of using his office as a political device . to harass a developer and the (Jersey City) Board of Education and the (state) Department of Education."

Mocco, a former mayor of North Bergen, contends that he signed a ground lease with both agencies for the parking lot, so if anyone should pay parking taxes and registration fees, those agencies should - but, as he pointed out, they're tax exempt.

Ianmac what you dont seem to realize is most landlords are on a tight budget and if they are losing money they will walk away from the building or neglect to do the important repairs etc.

Often being a landlord is someones livelyhood not a get rich quick scheme. If your boss were to hit you up with a $1200 fee every 6 months or so I think you would sing a different tune.

Bedbugs come into the home by furniture, old matresses, clothing and suitcase traveling etc.A majority of the time the landlord has nothing to do with it.

At the very least the tenant should split the bill.

Unfortunately all these new laws, heating increases and tax increases are forcing me to raise the rents on tenants I otherwise wouldn't.

20 years of walking through that Mall at all hours and never, ever had a problem. Always prefered it to walking to/from Grove St. especially because of the crowd around that 24hr. McDonalds.

Now THAT'S the way a bailout should be handled, JPM-Chase got Wamu for a song, debt and all...no need for Paulson's trillion dollar meddling.

I am selfishly pleased because I have a bunch in WaMu CD's at 5% that was giving me agita because I'd rather not deal with the federal government to get my money back, not to mention doubt about accrued interest.

Closing that miserable looking branch on Newark Avenue will be a plus for the neighborhood. It's the UGLIEST facade for a bank branch in the Northeast. (I use Sixth Ave and West 4th St.)

I've come home at 2am, 3am, 4am, 6am, 7am etc, I've always been able to walk thru the mall from Pavonia/Newport station. I've rarely ever encountered anyone in the Mall besides cleaning and security staff during those times.

I've never ever had to walk around the mall, regardless of the hour. The worst case was when the entrance nearest the parking deck was closed because of construction inside the mall and I was directed to another entrance around the side.
I think that was at 1am.

Chase is opening a new branch in the base of 50 Columbus. My guess is that the WaMu branch on Barrow and Newark will probably not survive in the long term. However, since that is also a relatively new branch, it may stick around for the duration of the lease, especially since the Chase branch is still under construction.

Looks like Washington Mutual has become the lastest casualty of this financial mess. Anyone know the fate of the downtown JC branches? According to the NY Times, Chase is shutting down 10% of WaMu's branches (mostly in the New York & Chicago markets).

Are there any Chase branches downtown? I haven't noticed any, not that I've been looking. I know there's tons in the city.

I give up.

I don't fully understand what the deal is, I doubt there are many people that do and I have a background in Economics and Finance.

In the same spirit it would be difficult to argue the points you are making because I believe your understanding of the "bailout" is completely off. These toxic assets are diced up mortgages which would be almost impossible to trace back to physical property.

This is one of the reasons Sovereign Wealth Funds and PE firms are not touching it.

The Oracle will do just fine on this one... Don't you worry about that!

Wall Street Journal 9.25.08

Mr. Buffett's decision to invest now in Goldman gives an indication of how the famed investor believes the financial crisis might shake out. At a minimum, he regards Goldman as a survivor, although the firm's profits could be pinched as it adjusts to life as a banking holding company, taking fewer risks and facing heightened regulation.

In a telephone interview Wednesday morning from his office in Omaha, Mr. Buffett said he believes the proposed federal bailout will be approved by Congress and that it will succeed. "The government has a great opportunity," he says. "If they buy things at market prices with the government's cheap funding, they should make a lot of money."

If Congress fails to approve the bailout, Mr. Buffett says, all bets are off. His investment in Goldman will "get killed, and so will all our other investments."

No way if we give the power of appointment to the Mayor we're going to have Bill Gaughan or something on the Board of Ed. PASS I'll stick with an elected school board.

Mayor Appointed School Boards don't work. IE: Bayonne, I can imagine who/what our drunktard will appoint.

However, I'm not say they never work. IE: Mayor Stack in Union City does have a good appointed board. Just saying that I don't want my kid's education in the hands of Healy's drones.

Bedbugs seems to be a big problem up in the heights. Luckily it hasn't reached me (yet? :( ) . However, many people just need a monthly visit from a good exterminator like Orkin, who automatically comes back every month til the job is done. Some landlords are too cheap and pay a crappy exterminator who doesn't do the job right then sticks it to the renters, "its your furniture, throw it out"

No! The most furniture that must be thrown out is a box spring or the carpet, and thats scientific. Overall, I believe if Orkin cost around $1200, then the land lord pays up to $800, the rest should be provided by the tenant.

So the ordinance should just be spilit that a landlord pays a percentage and the tenant pay another. i also disagree with it being 4units or more, most problems with bedbugs happens in a 2-3 family home.
