From ABC:


A Jersey City police officer was injured when at least one gunman opened fire in a cemetery and then fled into a bodega, where he continued firing at officers and possibly others Tuesday afternoon.

Authorities say the initial shooting happened at Bay View Cemetery, with the officer wounded in the shoulder.

At least one suspect then fled to the bodega on Martin Luther King Drive, where that person was firing at responding officers.

Police retreated and took up defensive positions.

The wounded officer was taken to Jersey City Medical Center with a gunshot wound.

That would depend on the sensor used. The clients I work with now are just changing out the fixtures instead of doing bulb swaps. The fixture cost has come down so much in the past 5 years it makes more sense just to put in a new fixture.

Some LED fixtures have options for integrated motion / occupancy sensors.

Done all the time


Ballast Bypass (most energy efficient method) re-wire the light that the new LED tube runs on line voltage.

Ballast compatible: Just pop it in.

Memorial Sloan has been doing the ballast bypass method. They have been getting their bulbs from Tri State LED, which based on their performance tests, proved to be the most reliable.

Wow... never knew that happened (I don't use VVP since i am not in the downtown). The playgrounds are one reason I like living in J.C. My kid has 'his gang' that he meets daily at the playground on Ogden ave (Pershing Field gets a bit insane with the crowds). Having playmates at that young of an age was something I missed out on (Gen X baby bust in the burbs... no kids in my neighborhood... or playgrounds).

I take it the VVP planners didn't have kids...

I don't have a dog in this fight (I don't do AirBnB). My main concern is the creeping micro-management of property owners by the city. I am a cynic who believes politicians are on the whole, bought and paid for. I don't think for a minute "quality of life" was the motivating factor. The city was fine getting millions from AirBnB until someone I suspect from some lobbying group offered $$$ in campaign contributions (or other forms of compensation) to do a 180 and get rid of AirBnB.

So far my only bad run in was a AirBnB guest who blocked the garage I rent, when I needed to take my kid to the emergency room. Other than that, the AirBnB critters are well behaved.

My 'bad experiences' were mostly neighbors (before the neighborhood gentrified) strung out on booze, drugs, etc. creating all sorts of issues. Thankfully most of the bad actors are gone now.*

*One humorous incident when some guy high on who knows what was on all fours, barking at my bushes like a dog. He subsequently passed out on the sidewalk in the pouring rain.

The sad thing is that with AirBnB regulated out of existence, rents won't be reduced by much, if at all. As long as multi-family buildings are torn down and replaced with Bayonne boxes, the rent market will continue to face shortages (at least until the next recession).

What will be lost is the revenue paid to the city by AirBnB. Wasn't it around $9mil a year?

I know someone who just refused to allow the inspection (which you can do). I am inclined to do the same at this point.

I am inspected by the state every 5 years
I get inspected by code enforcement every 5 years.
Now we have to also pay an electrician to inspect the smoke detectors and submit a report to the city.

Too much already.

The one item that has bothered me the most about the Fulop administration is that it seems this administration is now enforcing every ordinance on the book to raise $$$.. Ordinances that were ignored previously. (i.e. if you have a home security system, you have to register it for a fee).

Originally it was just businesses that were getting hammered with increased licensing fees and multiple inspections (with registration fees, from multiple agencies, checking the same thing). Now every 3+ family building owner is getting nickle and dime to death.

Is Jersey City on a ticket writing blitz?

Just received a ticket for putting trash out too early (new tenants I suspect on this one). I also got a ticket for 'improper storage of trash'. Not sure what that means. Is having trash cans outside next to the building considered 'improper storage'?

The city it seems (not just trash) is digging up previously non-enforced rules and regs...

About 20 years ago, I had one of those crazy dog ladies a few buildings down from a building I own in the Heights. The city raided her place twice, pulling what I think where about 3 dozen+ dogs in each raid.

The building was setback away from the street, but you could still smell the dog piss / shit from the sidewalk. Eventually the place was sold and gutted down to the studs by the new owners. My tenants complained that the dumpsters, when filled with the flooring and walls, stunk up the entire block.

Typically, your lender will pay the increase and then adjust future mortgage payments to make up the difference.

You need to contact the tax office to change the mailing address. I think they require something in writing, but I don't recall exactly. Been 15 years since I had to do a mailing address change.

The guy I rent a garage from just put his property, that he recently bought.

I wanted to buy the place, but the asking price was too high.. no way to have positive cash flow on rents. Plus, the place needs work / updating... at least $150k of work.

The guy didn't get the rents he thought he was going to get.. on the order of $1,000 less per apartment. So he went AirBnB on the place to get the revenue he needed. With AirBnB no longer workable.. he doesn't make the $$$.

He is asking seven figures for place.. double what he paid for it. If he gets it... all the power to him.. I will take it as proof the real estate market has gone completely insane.

Has anyone else noticed that PSE&G has been digging up the streets (new gas lines) and then only repaving half the road (the side the new lines were installed)?

I drive down the road.. passenger side smooth, driver side a mass of poorly patched potholes.

The most ghetto re-paving job ever!

I have seen wild turkeys running around the grass around the Lackawanna warehouse. I've run into groups of them hiking around Vermont.... they can be a bit aggressive...

I noticed the test scores for the grade school near my apartment scores have finally gone up. They were in the bottom 25% for years. Still not great.. but improving.

I am keeping eyes on the Montessori charter that is attempting to get going in JC. Unfortunately, where they are looking to open up is nowhere near the Heights.

The Harmon Street pool became a headache for residents who complained about the frequent fights and the deportment of some of the youths that frequented the facility. In true Jersey City fashion, instead of confronting and solving that problem, the pool was shuttered.

The site has been vandalized to a fare-thee-well, but it still exists. Block associations expressed some interest in having it reopened, but nothing came of it.
