Let's also not forget that in the tri-state area, we love handing over our hard earned money to public employees in the form of uber-generous pensions. In fact, it's increasingly where our monies will go, at the expense of school funding, transportation, etc.

NJ in particular has more local govt than it can throw a book at.

Win some, lose some. Can't have it all. And I think the Tucker Carlson characterization of DTJC is a myth. I find DTJC to be quite diverse and eclectic. You want Tucker, mosey on up to 'BroBoken.

I agree. Harlem, was majority White until the 1920s, when it turned majority-Black. East Harlem used to be heavily Italian until it went majority Hispanic in the mid-20th Century. So this notion (as posited by Spike Lee for example), that newer arrivistes are "bogarting" or "columbus-ing" is both self-serving and historically inaccurate.

Not an exhaustive list but some places I've liked so far. All reco's are subjective of course.

As someone who counts as a gentrifier, I'm all for it. I think you want to attract and retain your middle and upper middle classes as that is the only way that a local economy can thrive and local public institutions such as schools and libraries will eventually see improvements. Yes, there will be some displacement and not everyone will ?win.? But in the long run, it is a net gain for society. Especially, when the alternative is Detroit, which JC resembled in the 70s and 80s.

For a successful example, look no further than Park Slope in Brooklyn. It was once considered rundown and cheap ? not Detroit-bad but still. Today it is an urban oasis with multiple sought after public schools, which is the ultimate win.

As for displacement, rather than affordable housing carveouts (or rent stabilization), which to me would only encourage system-gaming, I?d rather we have developers fund training/re-training programs whereby folks adversely impacted by gentrification are better able to compete on wages, rather than having to rely on affordable housing handouts or minimum wage upgrades. See for example the healthcare focused vocational HS currently housed in the B&G Club at 18 Park. Brilliant and inexpensive idea.

I voted for Fulop but wouldn't give him credit for "turning around" JC's economy. Few mayors have that ability. We're married to NYC's economy and any turnaround is organically linked to NYC's. So let's not overstate his contribution.

I used to walk across this intersection as well as 2nd and Marin a fair bit. My sense was that the typical driver up or down Marin tends to exceed the speed limit and is often oblivious of the "stop for pedestrian" signage and other signals.

I had a few exchanges with drivers who would honk, yell or glare if I would attempt to walk across Marin using the crosswalk in full view of the "stop for pedestrian" signage.

Part of it I think is just typical Jersey driving nonchalance and a sensibility that cars come before pedestrians. And that kind of thinking often means higher odds of t-bone collisions.

DTJC is a Hudson River / NY Upper Bay flood plain so underground parking is unlikely. You may find some legacy structures but most new ones will at best be slightly below grade.

Agreed though that any new structures should be disguised better. Most of the new ones tend to hide them well. Anything pre-2006 is very hit / miss.

Mostly not-so-great, not-so-unique beer, although had a couple of good ones from Lagunitas and Kane. Looking forward to seeing the post-10pm bar crowd. I have heard that the one in Asbury can get a little "douchey", but hopefully this spot eschews that element.

We had their designer Joe Egan custom-design and build out our office and a bedroom, which included shelving. So far quite happy with the quality of their work as well as any needed follow-up work at no extra charge provided it's within reason.

The plaza concept was being tested this year. No word on if or when it will be a permanent change (akin to Mad. Sq. Park or Times. Sq. in the city). I think for now, they've halted it given the colder months and lack of demand.

The Boys and Girls Club is relocating there. Their current building will be knocked down.


They have already relocated to the new space. The rest of the ground floor will be various retail. When I spoke to the leasing office over the summer, they suggested that beechwood cafe would open up a second location at the corner of Marin and Morris.
