I am pretty sure I indicated that I might be ignorant about the issue. To me, it sounded like developer-speak...a way to spin a recently gentrified neighborhood. I find the history of this city quite fascinating actually.

One thing that I do know about this history of this city is that it has been a place that people have moved to for centuries. It has been full of transplants for centuries--this is not a new phenomenon. That's what makes it such a diverse and interesting place to live. I love it here and plan on staying here for a very long time.

I'll do my best to learn every possible thing about the history of this city if you do your best not to be a complete douchebag. Deal?

If you follow the links I posted above...

The first shows that in Jersey City, membership dues are not eligible for the reduced tax rate.

The second link shows that as of Oct 1, 2006, membership dues are taxed in the state of NJ.

I agree--I would never take the real estate agent or developer at their word. I take that as a given, but I've been having this exact conversation with a close friend who is looking to buy in JC. She's talking to a developer who claims that the property has been reassessed and the taxes reduced by 25%. It's possible, but he will have something in writing showing the outcome of the appeal.

Let's hope that last year was a unique situation.

Not only was there nowhere to move your car to (bc the other side of the street was full of snow), there would have been an immense amount of snow at the end of every block. I can only imagine the cost of trying to remove the snow from the city's streets (e.g., to dump in the Hudson or wherever else they could come up with).

Actually how would that have worked? The snow gets pushed to the right, so even if the left side of the street was open, wouldn't plowing simply push the snow into the middle of the street. Maybe the plows can reconfigure the angle, but then wouldn't we end up with sidewalks full of snow (and they were already overflowing).

Hmm. The logistics are awful. i can see why they waited for it to melt.

There are a number of other threads that have to do with parking rules. Not sure I agree with the previous poster that channel 1 is the 'only' way. The most efficient way to know the parking rules is to call the number and listen to the message. It will save you a lot of time compared to watching Channel 1.

Ouch. That does not seem reasonable to me. Is the rental market that hot that the landlord thinks s/he can get away with that (i.e., that someone new would jump at that price if it went back on the market)?

Also, have you not had a rent increase in a long time? If not, does that get factored into whether this is reasonable (I honestly don't know)?

Should we assume you mean to ask for percent as opposed to dollar amount? An absolute dollar amount is meaningless unless we know how much you pay for rent. Is $100 unreasonable? That depends. Are you currently paying $500 a month or $5000?

You might try reaching out to the landlord. The landlord might not know that his/her tenant is using the roof as a deck. This could be a liability for the landlord, in addition to the fact that the tenant may damage the structure. You should be able to find out who owns the property from the tax records or possibly asking your own landlord.

I think the landlord could probably hold a tenant responsible if the tenant flushed stuff that was not supposed to go in the toilet. But, toilet paper? I can't stop giggling.

I should mention that we had an issue in our building years ago where the basement bathroom kept getting backed up. After several plumber visits over a period of months, roto-rooter ran a camera through the line and discovered that our house had become disconnected from the city sewer line!! With all the sink holes around here, I'm surprised it doesn't happen more often.

That is ridiculous. A landlord can't prevent you from flushing toilet paper. Sounds like there might be a problem between the city sewer line and the house (the landlord's responsibility) that s/he doesn't want to deal with.

The landlord won't really know if you flushed toilet paper or not. Even if a clog arises, it's not your responsibility, and I highly doubt that the landlord could go after you for flushing toilet paper. Flush away! Happy medium might be getting septic safe tp instead of the super plush stuff.

Thanks for posting! I was interested in going to the pool but had heard nightmares about the crowds. I went right after work today, and it was AMAZING!!! You have to get out of the pool by 6:30. There were maybe a dozen or so people there from 6-6:30. They said that they will stay open until at least Friday, September 2.

Who started this rumor about them taking pictures of your living space? I have attended community meetings, read the city's website (http://www.cityofjerseycity.com/tax_assessment.aspx?id=6312) and haven't come across this. I believe that this is just a rumor.

For those who have questions about what happens if you aren't at home or what the consequences are if you choose to not let them in, please read the info at the link above.

My understanding from the community meeting and various materials I've read is that if you don't let them in, you will have to jump through hoops if you want to appeal. On the city's site, they say that they won't even begin talking to you about the reval outcome in an appeal until you let them in. Seems like you can roll the dice but then have to do it anyway if you aren't satisfied with the outcome.

JCReb is mistaken. The city has been very clear that interior dimensions and qualities will be taken into account in the reval. The most weight will be put on square footage, with small adjustments for improvements or lack of improvements. I got the sense that there would be three categories: below average, average, above average. I get the impression that lot size and interior square footage, along with location, will determine the better part of your assessment.

Yes, they will leave a note saying they came by. You will have a few chances to let them in.

Finally tried this place out b/c we had a restaurant.com gift certificate. As others have said, the menu is quite confusing. Talk about an identity crisis! Food was ok (we tried the sampler platter, coconut shrimp platter..can't recall what my husband got). However, they first gave us a bill that took off only $15 or so instead of the $25 amount of the gift certificate. The waitress retrieved the manager who tried to explain to me how it added up. I offered to use the calculator on my phone and show him how the numbers didn't add up. I then had to actually add it up for him. Only then did he believe me. Bizarre experience. It's cute inside, but I don't understand how they stay in business.

You seem to have missed the part where he was found not guilty by reason of insanity because of chronic paranoid schizophrenia, not because of his history with drugs and alcohol.

I assume your last sentence means that you want him to get the death penalty, but I'm pretty sure that was abolished in NJ a couple of years ago.

As I indicated above, I don't think the law says that you are supposed to stop for people if they are still on the curb. What you describe creates a dangerous, potentially confusing situation for other drivers--though the law also says it's illegal for people behind you to try to pass you when you are letting a pedestrian cross. The law says that they have to be in the crosswalk, which I understand to mean that they have 'exited the curb.' The language seems to consistently be framed as 'in the crosswalk'--I don't see anything about pedestrians waiting at the curb to enter the crosswalk.

I agree that we all need to drive cautiously and safely, but we also need to recognize when trying to be nice/generous creates dangerous driving conditions. One of my best friends does this all the time--it's not that she doesn't 'get' the right of way rules at four-way stops, she just thinks she's being nice to let other drivers go. I tell her over and over that by violating the rules, she's causing confusion for other drivers and is more likely to cause an accident.

I've been wondering about this law since it went into effect last year. The way that I interpret the information at http://www.state.nj.us/lps/hts/pedestrian.html is that you have to stop if the pedestrian is IN the crosswalk (i.e., has entered), but I don't see that you have to stop if the pedestrian is on the curb (in fact, that site specifically says that pedestrians can't suddenly step off the curb if a car would not have sufficient time to yield). Obviously you need to play it safe as both a driver and pedestrian around here. If the rule is actually that you have to stop for people waiting to enter the crosswalk (i.e., standing on the curb), where can I find info about that language/clarification?

Of course, as we all know, these rules don't apply to the police. My husband and I were crossing 7th on our way up to Hamilton Park last weekend....we were 20% of the way across the street (walking in the crosswalk...and there is a clear stop sign as drivers approach Erie). Cop barely slowed down, blew through the stop sign and nearly ran us over.

Not sure I agree with the poster who said if you can't live in Manhattan then live in Brooklyn--if you are simply trying to compare commuting time. I work with plenty of people who live in Brooklyn. My commute seems to be as fast/easy or faster/easier than theirs. (Naturally, it depends on which part of Brooklyn and which part of Jersey City you are comparing, but...)
