According to Realtor.Com:

Hoboken Median Household Income is $129,307

Jersey City Median Household Income is $95,026

Why would you compare 50,000 Hoboken residents to 260,000 Jersey City residents, much of which are low-income? Compare 50,000 Hoboken to 50,000 DTJC (07302 and 07310 zip codes) and you'll see that the demographics are basically identical.

"Advance Realty, which is quickly building its luxury residential development in Hoboken at Willow Ave. and 14th Street, received zoning board approvals for the overall project several years ago, Melli said, along with a large underground parking garage."

They want to have a large client base for their store, people with cars tend to buy more.

It seems very weird to require parking in an extremely dense area. They are treating it like the suburbs. Maybe I am disconnected to many peoples' reality, but who is driving to Hoboken for groceries? Isn't the Edgewater location more convenient and accessible for the driving types? Aside from maybe Weehawken residents, and JC Heights residents.

And, is the number of customers you gain by having parking, greater than the potential customers you could have by being nestled into a neighborhood, sans parking, but surrounded by about 30 high-rise condo buildings whose residents REALLY need a place to buy groceries?

Exactly. That 28 minutes goes down to about 20 if you live closer to Grove or Newport.

OK, JClist, the new Carrino spot will be called Bell + Gray: https://instagram.com/bellandgray/

One glimmer of hope (for me at least) is the TVs seem to be removed. Hopefully not just during the construction.

Re: Thirty Acres Restaurant- Jersey Avenue

Why is the BYOB thing such a big deal for people? Is the price that much different? Personally I like not having to lug what I want to drink to a restaurant. ...

But anyway, it seems a little weird to me that people would stop going to a restaurant, that they otherwise enjoyed, just because they could no longer bring their own booze. Is there something else I'm missing?

Re: Thirty Acres Restaurant- Jersey Avenue
Home away from home
Home away from home

Dismissing Jersey City as being not ready for fine dining is inaccurate I think. I (optimistically) think DTJC is ready, in moderate doses. Thirty Acres thrived for the first two years. It was literally always jam packed. But the tasting menu is kind of a step of alienation because as somebody else said, a lot of people look at places like that as a special night out kind of place, if not only because of price points but also just the magnitude of it, all these rich, multiple courses.

It's surprising that they didn't quickly see this and revert back to the original format. I can't imagine how they wouldn't have a sustained level of success with that format.

A little turned off by the Eater article that has quotes from them almost blaming JC. The community really embraced them at the onset.

I hope we continue to get interesting restaurants to open here. For a while it seemed like JC was hot in the realm of interesting, creative menus, but with Thirty Acres closing, Carrino completely changing formats to a sports(ish) bar of all things, and Talde getting some pretty bad reviews compared to the Brooklyn outpost, I think there are questions to be raised.

My biggest fear is that what happened with Carrino ("look, here's a cool concept ... oh wait nobody's really interested....OK this is technically still NJ, so...here's some massive TVs -- come watch football, yeah!!") will continue to happen until we actually do have a food/drink culture that spirals into something akin to Hoboken. This is a notion that I've vehemently rejected over the years, but if you look at some of the crowds in certain bars nowadays, it's a little ... scary.

This makes me sad. Thirty Acres put JC on the map. The first couple of years they were open they were wildly successful, the change to tasting menu seemed to change things. I wonder if it was lack of success, or just that they really wanted to move to the west coast - anybody know?

They don't have a car (likely because they don't need it for their job or some other purpose), but they have some sort of resentment towards those who do have cars. So they seem to support anything that will make car owners' lives as miserable as possible.

Sorry to that crowd but our public transport system sucks. This isn't NYC, no matter how much you will for it to be. Improve public transport and maybe less people will need cars. Personally I don't see that happening any time soon, so cars are here to stay. Get over your car envy and get used to it.

No car envy here; when I stopped driving regularly it was a very, very liberating thing in my life that is hard to explain unless you've done it. Life got a lot more enjoyable.

Personally, I understand that some people like to have cars, and some even need cars if they choose to work in the suburbs. Plenty of people in Brooklyn and Queens have cars, and I even know a few people who live in Manhattan that keep cars. I get it; this is America and many Americans love to drive and for most it's the only way they have ever known. Going somewhere? You get in your car and go.

What I'm against is the city government catering to the needs of vehicle owners. Cars are why we have hideous parking garages that destroy streetscapes and remove vibrancy from our streets. Cars and the way they are used are generally very ANTI urban fabric, with highways/multi-lane streets instead of pedestrian friendly streets, parking garages instead of nice retail lining streets, etc. Cars are bad for cities. That's why I'm upset with JC's desire to make it easier for car people.

There is nothing that gives me less confidence in the future of Jersey City than the constant worrying about vehicle parking. While every other urban city in the country is worried about and interested in improving mass transit, and making cities LESS car-friendly, not more so.

Frequency really is the main, glaring issue. Weekends and late nights are super crowded, And the trains routed through Hoboken will have to end soon, particularly with substantially more growth in JC which is happening.

Re: Carrino Provisions

What gets me is, the space is cool looking and industrial. It's a nice spot. A sports bar? Seems so out of place. Especially with the fancyish Italian restaurant. Like, what?

Everything in Jersey City is a sports bar. You want to watch a game at a bar, you're in luck, there are a lot of options. The problem is, sports bars attract a bunch of loud, brash bros wearing oversized football jerseys. This is precisely what ruined the nightlife scene of Hoboken. Like 3rd St Hats said, you cater to the lowest denominator of people, and you attract caveman bros.

I'm a sports fan by the way.

I'm not encouraged or impressed by the direction of Jersey City's nightlife. Still moderately hopeful for The Archer, and the spot across the street from it. And maybe White Star's new spot on Grove.

Oh great, they went from an actual interesting concept to one that is entirely unoriginal in every way. Seriously can somebody please take a cue from Brooklyn and just TRY to do a bar without a TV?

Seriously these guys just lost major points as restauranteurs too. A sports bar attached to an Italian eatery...we might as well be in the suburbs.

Complete lack of innovation and vision. Maybe JC is actually becoming Hoboken.

JC's signature projects that are stalled seemingly forever
Home away from home
Home away from home

I know there are separate threads on each of these projects, and they each have their own set of challenges, but I was thinking recently about these 3 in particular, that have literally been "in the works" or in development for years, with literally nothing to show.

1. Powerhouse -- seriously does anybody actually have an idea what the plan of action is for ANYTHING to happen here?

2. Embankment park -- we've heard about it for like 10 years. Is anything going to happen?

3. White Eagle Hall (different because it's a private vs public project, but high profile nonetheless) -- is this thing happening?

I guess my point is ... will the Jersey City of say, 2025, actually include any of these projects in a completed state?

It's frustrating because these are projects that, unlike boring skyscrapers that obstruct streetscapes with freaking parking garages, these actually would make Jersey City unique and interesting.

Are these kind of massive delays / red tape just inherent to Jersey City? Is it a NJ thing? I feel like in the boroughs, interesting things just happen; in JC, there are ideas floated around for 10 years before anything even comes close to happening.

These are 3 projects that can really put JC on the map, honestly. In the current state, who is really visiting Jersey City other than those that either A. have a friend who lives here, or B. live in suburban NJ and wants a "city" night out without crossing the river? I feel like these are 3 projects that could carve out some level of uniqueness for JC.

What Ian said. Jersey City is nothing like the rest of NJ which is overwhelmingly suburban, which is why Jersey City doesn't belong in this weird contest.

Re: Carrino Provisions

Is there a chance they are just tweaking their vision of what the place will be? The market, to me, always seemed a bit sparse and experimental. Like they were dipping their toe in the water. Maybe it truly was just an experiment of sorts, and they are revamping what the space will be.

I did like the concept; I think it would work better if each station was a place that sold ready to eat food, like an extremely mini version of Chelsea Market or Reading Terminal Market, where each counter/station had a specialty or type of cuisine, and you have tables there where people could casually eat.

Huh? Why is a large, incredibly urban city like Jersey City in the same contest as towns like Summit and Somerville, to compare "downtowns"? That's like a local Massachusetts magazine including downtown Lexington MA as well as "downtown Boston" in a contest of the best downtowns in MA -- it doesn't even make any sense.

Really silly. Obviously a suburban town won, because that's what this contest is truly measuring. Hoboken and Jersey City shouldn't be in this contest, they are incredibly dense and incredibly urban.

I wonder how feasible it would be to build out the waterfront on pilings in a couple places, to create parkland/green open space. I would think that it is in fact feasible, but I'm sure it's too costly to make it a reality. But it would be nice to see some proposals that address this.

There are other threads on this, I think I even started one a few years ago. The waterfront is definitely a waste of an opportunity. I don't think too many people would disagree. It's cold and corporate, with almost no interesting restaurants of any sort.

The sad thing is there really isn't much that can be done.

ummm you do realize that many people take a bus to the train in many places in Brooklyn, The Bronx, Queens, Staten Island etc... not every part of New York City is walking distance from a train station in the outer boroughs.

I 100% realize that. But the topic on hand is gentrification. And there are NOT many places that have gentrified that are not within walking distance of a subway. It's just the way it is. I actually can't think of any.
