My parents in central Jersey had a reval a few years ago, and a renovated kitchen that includes new cabinets and appliances will result in a higher assessment, as will finishing a basement. In my parents case, a bathroom renovation added $7k to the assessed value. I know a number of people in JC who put various home improvement projects on hold when Healy announced the reval. Contractors' phones started ringing in earnest when Fulop canceled the reval.

yep, if a regular person did the kind of gut remodels that they are doing, taxes would go through the roof. They are clearly paying off the right folks, as it doesn't seem like the properties they have renovated experience increases.


A former neighbor gut renovated his historic brownstone near VVP a couple years ago - basically as soon as Fulop stopped the reval. The renovation easily bumped the market value of the house well north of $1.5 million. The work was completed over a year ago, but I just checked the tax records online. He's still paying just $12,000 a year in property tax. I don't think he bribed anyone - he's not the type. But I am fairly certain the contractor he hired to do the job was shrewd enough to avoid pulling certain permits.

My March bill was estimated, which was odd because I live in a doorman building. Someone is always here to grant the meter reader access. Before, when my condo was in a historic row house, we would often get three or four months in a row of estimated bills because no one was around to unlock the meter closet when PSE&G came by.

Yes! Pasta dal Cuore is now my local go-to spot for fresh pasta. The owner is almost always there and very engaging. Has very good suggestions on sauces.

Eataly does a much better job of that. They don't charge sales tax on unprepared food items. I don't believe the law makes a distinction on the "trendiness" of a retailer in determining whether or not sales tax should be applied.

I thought it was just me! I've bought pasta there a couple of times and even though I plunged it in boiling water for barely 90 seconds, I couldn't get it al dente. It was too mushy.

I said they weren't supposed to charge sales tax on items, such as the fish, meat and cheeses, because it's not prepared food. I buy the same cheese at Whole Foods, Fairway or Trader Joe's and have NEVER been charged sales tax. I asked to speak to a manager about it, but he wasn't around. She said she would pass along my observation about the sales tax, but judging by her indifference, I doubt it.

If I remember correctly, the place was deemed unfit for human habitation and the renters were forced out, but that doesn't mean the property owner would be allowed to tear it down.

It looks like a fire waiting to happen. Anyway, I wouldn't be surprised if a movement pops up to landmark the place (if it isn't already one), thereby making any teardown impossible - like that shitty eyesore on the northeast corner of Barrow & Wayne.

And don't forget the $4 million is just a budgeted figure for starters. How much do you want to bet that the cost overrun on this one elevator will likely double the price tag by the time all is said and done? Of course, $8 million is a drop in the bucket for the Port Authority compared to the billions in cost overruns across the river with the WTC redevelopment and that travesty of a train station there.

Why do these tenants assume that property owners should just offer them a place to live in perpetuity at a loss? This was one of those situations where I had no sympathy for the landlord or tenants. They deserve each other.

Well, aren't you precious? And why does it have to be binary? Sometimes I want something special to wear, so I go to Tia's. Sometimes I just need a plain t-shirt, so I go to the Gap. I rarely dine at chain restaurants, but when I'm stressed out, I'm not above going to McDonald's or Chipotle to pig out. The whole point is having variety and choice.

I am really having buyer's remorse with Fulop now. His cancellation of the property reval was pretty bad, but if he moves ahead with this, it could very well cost him a lot of support downtown. I don't think they've thought through the consequences. For example, are drug store chains exempt? If not, does the city realize that by discouraging drug store chains from coming here, they're hurting people who are served by specific prescription benefits plans? I remember when I first moved to JC, the nearest drug store that took my prescription drug plan was a Rite Aid in the West Village. It really sucked having to hop on the PATH to fill a prescription, especially when you're not feeling well. I once tried to get a prescription filled at this shitty - but "mom and pop" - pharmacy on Jersey & Wayne about 12 years ago. Not only was the place filthy, but they acted surprised that I wanted something other than methadone. It was a very good year when my prescription drug plan expanded to include Duane Reade and one actually opened downtown. So, yes, bring on the massive drug stores. You know why? They're the ones likely to participate in the most prescription drug plans due to their scale. Does Fulop really want to walk the city back from that sort of progress?

I remember when I first moved to JC a realtor tried to steer me there. Being car-less at the time and looking what was immediately outside the gates, I said "no f*cking way." Besides, I don't do gated communities.

Name one new building with parking where residents are allowed to get street parking permits. You can't just use a friend's address. When you apply for a permit, you have to provide your license plate. If the car isn't registered in JC in a particular zone, you can't get a permit for that zone. It's pretty straightforward. Your attempts to back up your arguments by making up stuff are getting feebler and feebler.

Based on weekday ridership, they should be scaling back the frequency of Hoboken trains and increasing JSQ.

I'd would start out with a Zipcar membership and stick with it for at least a year. It's a pretty good deal when you consider that insurance is included. Owning a car in Hudson County is pretty punitive when you factor in insurance - even more so if you haven't been driving the past several years. You'll pay a much higher, punitive insurance premium if they can't find any record of your having been insured (they'll just assume a worst-case risk scenario for you). Some insurance companies will accept previous Zipcar membership as an insurance record. Also, you may want to look into asking an immediate family member, like a parent or sibling, who has a car if they can add you as a family member to their policy. The cost isn't that great, but more importantly you start building a record so that if and when you do get a car, insurers won't quote you a ridiculous premium like $3,000 a year.

I'm also incredibly amused by those who complain about fellow passengers playing Candy Crush on their phones. Are you f*cking kidding me? If I had a time machine, I'd send you back 25 or 30 years to the era of the boom box (aka, the ghetto blaster). It wasn't unusual to have two or three competing boxes going in the same car - and the volume on each would be turned up in a futile attempt to drown out the other boxes.

Amen. I lived through the 70s. My only fond memories of that period were kids being allowed to play on their own outside (no hysterical helicopter parenting back then) and the music was better. But bigotry was everywhere. As the only Asian kid in a nearly all-white suburb, it wasn't unusual to be called racial slurs, even within earshot of the teacher, who did nothing. One teacher even questioned my right to receive a "free" education. And everyone smoked back then. Indoors and outdoors. I effing hated it.

I first arrived in NYC in the 80s to attend Columbia. Does anyone remember what a shithole that part of the Upper West Side was back then? The school conducted a survey at the end of the academic year and discovered nearly half of my class had been mugged at some point during the year. A school security guard was fatally shot at his post. Needless to say, in the 80s, a non-fatal stabbing on the PATH or subway wouldn't even have merited a mention on the news. This week, it was the lead story after the weather on newscasts.
