How much is it to rent a "moderate income" apartment? I have only heard of low income housing.

at least having a park there would give all the bums that hang out there a more absorbant place to pee.
I think that commercial is the way to go over there. It would be great if there were some ground floor cafe's/restaurants that took advantage of the flagstone pavers and had outdoor seating in the summer.

Please read my earlier posts. I never said I would want to live on it. I said that I would prefer that it be turned into a nature preserve. worm

There has been a plan on paper to develop the hudson river walkway all the way from the palisades to bayonne. i'd much rather see that than trying to reclaim brownfields. Ummmm....You don't think that there are any brownfields between Jersey City and Bayonne on the waterfront? what do you think that pretentious golf course was built on? Something far worse than the cemetary on Poltergeist. I think it would be great if they continued the hudson river walkway on this side of the river too, but I don't think that you need to look at it like "I'd rather it here, not there". If that were the case than all of our tax money would just go to the wealthiest parts of town.

Maybe by not awarding every developer a 30 year tax abatement????? The amount of resources to turn it into a wild estuary would not compare to the kinds of traffic havoc/pollution that would be created by all the trucks coming through on the 1/9. Besides, if it was designed as a nature preserve like the western part of Lincoln park is already, than it's self maintaining. Take a look at Liberty State park. Look at how nature dealt with the toxic wastes dumps there.

The Brompton is the cadillac of folding bikes. Feels more like a regular bike. The Dahons are lighter, but they are made of aluminum and so the ride is not as smooth. I know someone who owns a really nice looking Dahon, but twice already the spokes have broke. Not sure if the wheel is skewed or what. The Bromptons fold much smaller and are quicker to fold than the Dahons. The Dahons have a greater price range, so you can get one for fairly cheap. Don't bother with getting the most expensive Bromptons, the parts that come with it can be bought later and it will weigh less. The dynamo lighting system that comes with the more expensive bromptons look cool but they are really not bright enough to be worth the added expense and friction to your ride. The three gear brompton is great in Manhattan where your ride is mostly flat most of the way up until you get into the 100's.
hope this helps.

When I lived in Baltimore, there used to be a program where if you qualified, you could buy a house that was seized by the city for a dollar. You then had a fixed amount of time to make it habitable and you had to live there yourself. This really helped turn around blighted neighborhoods with rowhouses of abandoned properties and it gave people, who might never be able to otherwise, the opportunity to own a home. I am guessing this would fall under what niceguyeddie was saying.

Um, like I said before in most cases I don't think that eminent domain is something that I wholeheartedly support, but I would like to hear a better way of dealing with negligant landlords who own condemned properties. The Tawil family who owned the hotel on the square racked up millions of dollars in fines and nothing was done about it for over ten years. Some of the properties mentioned in the article are riddled with violations, which is why many of them are not inhabited on the second and third floors.
Aside from that, I thought that eminent domain could only be considered if it was "beneficial to the community" , so I don't think that I was entirely missing the point, regardless if it's economical or otherwise.

hey I would normally frown at the mention of eminent domain, but in this instance I am actually all for the change. Have you been to Journal Square? For years there was an abandoned hotel just sitting there, home for pigeons and crack heads. Outside of that, there was..... you guessed it.. a 99 cent store, a shitty fruit stand, a pizza place, a couple of fast food joints, a karate place, a dentist office and a few other low grade storefronts. If this was going to actually displace families I might be against it, but the developer is going to put in apartments, better stores ( they claim they will not allow for another 99 cent store) and maybe a hotel. This will ultimately be better for the community at large.

This should be turned into green space, as an extension off of Lincoln Park. It's a great spot to see so many amazing migratory birds. It would be a huge loss to jersey city residents if this was turned into some container storage space or another retarded golf course.

I do not like to bad mouth companies unless their behavior is completely despicable. That being said, I would strongly NOT RECOMMEND ANCO environmental. Be careful when choosing a oil remediation company. I ended up spending over 30,000 to remediate my tank and after nearly two years, I am still awaiting for the proper paperwork which verifies that I had the work performed properly. Without it, you cannot sell your house and the NJDEP might require further action which could potentially mean digging up the site again. Look into seeing if there are companies which will do a foam fill as opposed to a sand fill and check for companies that are registered with the "clean star"( i think that's what it's called) program.

Yes it did. We have a wood shop in our basement. If any water got into our machinery it would be a nightmare. Building a level subfloor with a vapor barrier has saved us at least a dozen times. Maybe a sump pump would help, but the sub floor has been successful enough that the added expense of installing a sump pump does not seem necessary right now. I am wondering though,Johnnytit, if it is possible to hook up a rubber hose to the cap so when it does overflow, I can redirect the water back onto the street? I don't think that its sewer water, there's no foul smell but we also avoid using the bathroom/running the laundry machine in down pours, just to avoid any issues. Not sure if they even sell anything for this purpose.

I have to agree with you Brewster. I do not live downtown, I live over by St Peter's on a hill. I am not in the flood zone, I am literally at the top of the hill, but when it rains really hard, my basement floods. The sewer lines back up and where the sewer caps are is where all the water comes up out of. I have watched it happen many times. We built a subfloor eight inches off the basement floor so that all of our stuff does not get damaged in wet weather. I've had plumbers all tell me the same thing. It's because the sewer systems are antiquated.

Not sure if this is the same thing... but I use my basement and garage as an art studio and I deduct a portion of my mortgage for business purposes. I would never think that this is a zoning issue unless I planned on opening it up to the public. I think that as long as you ran it like a home office and did not have your business open to the public, than why would they need to know?

Althea,
I might take you up on your recommendation, but I have a few questions...Did they do a torch down method? What kind of roof did you have installed and what guarantees did they give you? How long did it take for them to do the work? I have witnessed a horror story of a roof repair from Home Depot, so don't use them.

There were plans to put in a parking lot on the corner of Fairview and Bergen, but the parking authority sold the property to a developer, so no parking there. How about the lot on Bergen near Lucky's Farmer Market? I never see that lot filled so maybe you could rent there.

i had heard that Malkmus lived over by journal square.

Although I agree that there are not that many green spaces for kids to romp around and play in over by the square, I think you guys are exagerating a bit when you mention traffic delays that are any worse than they are now. I mean, The volkswagon dealership probably created more car traffic than what's going up in it's place, when you consider the number of people going for test drives and bringing there cars in and out for service. This, in comparison to people commuting to and from work, who I bet, most of them are looking for easy access to the city, i.e. walk to the path. I live around there and I have yet to see droves of cars pulling into the garages of the new apartment buildings that just went up. For years, this area has suffered from neglect and it's great to see that something is finally being done to all the property that was currently unoccupied and an eyesore to the community.

I just read about this, too... I am pretty excited about all the changes that will be happening in Journal Square over the next couple of years.... Hopefully it will spawn the desire for some more diverse shopping options other than the 99 cent stores that currently dominate the landscape. I also think that with all the condo's going up, there will be more pedestrian traffic, not just the car traffic the article makes mention of.
