I should add:

monthly maintenance is $320.
4th floor (5 floors total).
Corner unit, with views of Van Reypen Ave.
elevator as well as center and side stairs.
Heat and Hot Water included.
Gas/oil heat.

Ceiling fans in the bedroom and living room.

I'd like 135K, as is. Great price for a 1 beroom.
Renovated studios have sold for $150k in August 2018
Renovated 1 bedroom sold for $210k in November 2017

I tried posting this on Craigslist and I don't even think it's showing up properly. Not sure where else to list. This is the first time I've ever sold property.

Motivated to sell. Testing the market before I have to clean it up and rent it. Great investment property. My loss is your gain.

I've filed. I got a court date. Yes, I'm upset it didn't get done sooner. My building manager offered to drop off the initial paperwork for me, since I'm 4 hours away. Two weeks later, it kicked back to him since the paperwork wasn't signed by me. So I got the paperwork in at the end of January. Court date is end of February. (4 weeks after getting the paperwork? Christ.)

Tenant's name is on the lease. Not the agency. I have one month deposit. Tenant is a junkie that scammed the system and has stolen items and destroyed my apartment. Lawyer says I'll have no recourse since the guy is probably broke.

Rent was paid on time by a 3rd party agency (Hurricane Sandy Relief Program). They asked him for some follow up paperwork. He never filled it out. They stopped paying the rent. He's still living there. He's cut off all contact with me in December.

I moved out of state, but still own a one bedroom apartment in Jersey City. My tenant has not paid January or February rent. I've sent in the paperwork and filing fee to the courthouse on Newark Ave and I'm waiting for a court date in the mail.

It's difficult for me to travel to Jersey City for the court date, but I would if it's necessary. Has anyone gone through this before and have used an attorney in your place? I'm just wondering how bad it would be if I am unable to make it to court in person.

There's a very strong chance the tenant won't even show up to court. Is that an auto win for me? Can he appeal later if he never even shows up to the court date?

I would like him out as quickly as possible, since I'm already out 2 months of payments that I'll never recover. My nightmare is there's some grey area or misstep I may take that would allow him to stay longer.

What was your eviction experience?

It's about 4 blocks from the JSQ PATH Station. Bank, post office, mini-supermarket, fast food, 24 hour diner, busses, gyms, pizza, chinese, taco bell, rite aid, and more...all in the neighborhood. Safe, too!

Just found this interview with the artist. Look what Brooke put him through! She's gotta go! No integrity at all.

NCAC: How did you get involved with the Jersey City mural program? How was your Monopoly board chosen? Did you have to change the original idea to fit the City?s requests?

GW: I had posted the [Jersey City] Monopoly drawing on Facebook, and Brooke [Hansson, Director of the Jersey City Mural Arts Program], who is in charge of the mural department at City Hall, said we should make it a mural. Of course I agreed! Knowing that the city was about to pay me to make this on a grand scale, I knew certain things would have to be changed. My thoughts were: the cop-as-a-pig sending me to jail would have to be altered, and the random weed references sprinkled throughout the board would probably have to be removed. I'm okay with that, because this had grown from a personal piece to a large-scale commission.

Upon meeting with Brooke, I had to change a few more things. I found this to be pretty silly, but the goal was to avoid people?s hypersensitivities. First thing that got the axe was the names of the projects. When I asked why, I was told ?it?s offensive to display the projects as a low income area,? as if the people living there don't know! I was told that putting Martin Luther King Drive (another low income area) next to the box with the Jail was insensitive, and I had to change the low-income squares from their original monopoly color of brown, because brown for the projects was insensitive. So they're purple now. Also, the term ?Gentrification Tax? would offend people, I was told. So I suggested calling it ?Hipster Tax,? and that was accepted.

Brooke is the same one that scared Steve "ESPO" Powers out of Jersey City by yelling in his face how he MUST paint a giant Jersey City logo.

Steve Powers is invited to paint all around the world and this idiot had no idea who he was, and was extremely disrespectful to him.

He decided not to come back to Jersey City.

I agree. I can also tell you that the official city program has novices with no experience choosing the artists that create the murals. They were given patronage jobs.

I've personally introduced internationally known artists to these two and cringed as they insulted him with their lack of respect and knowledge.

It's the private collectives like Green Villain and Savage Habbit that are producing quality murals by selecting talented artists.
