This is within the 2060 Journal Square Plan where buildings this size are in fact allowed by zoning. Although the lack of a sidewalk is a bit odd.....

Plan pits developer against neighborhood in Journal Square By Terrence T. McDonald | The Jersey Journal on October 04, 2016 at 2:58 PM, updated October 04, 2016 at 3:22 PM JERSEY CITY ? The developer of a six-story, 54-unit building proposed for a dead-end street near Journal Square is expected to receive a hostile reception from residents at tonight's Planning Board meeting. The 64-foot-high building would replace three single-family homes on Journal Square's Perrine Avenue, which runs about 300 feet and is home to 16 houses. Nick Babalis, who is behind the project, needs the board's approval to have zero space between the front of the building and the sidewalk. http://www.nj.com/hudson/index.ssf/20 ... a.html#incart_river_index

I noticed a vacant store front a year or so ago in handsome brick building at Liberty and St Paul's. Not sure what had been there previously (there used to be a bar around there that closed about 15 years ago but I think was another spot) with a nice big window and corner location it felt like something should be there. I noticed some work happening there this year and finally figured out what is happening - some type of eatery:

Plans for 3 major new Journal Square towers move forward By Terrence T. McDonald | The Jersey Journal on August 17, 2016 at 9:48 AM, updated August 17, 2016 at 12:23 PM JERSEY CITY ? Donald Trump's son-in-law is about to put his stamp on Journal Square. Jared Kushner and KABR Group are proceeding with plans to build three residential towers on two lots near the Journal Square PATH hub, towers that will include a total of 2,466 luxury residential units, 103,784 square feet of retail space and 224,539 square feet of offices. The plans, given unanimous approval by the Planning Board last night, include a radical transformation of the old headquarters of The Jersey Journal into an open-air retail market and public plaza fronting a 72-story tower. Chris Langston, chair of the planning board, hailed both projects, calling the one for 30 Journal Square ? the old home of The Jersey Journal ? "absolutely brilliant. http://www.nj.com/hudson/index.ssf/20 ... nal_square_towers_mo.html

i still think a Marion Stop 200 feet away from the JSQ stop is the biggest waste of time, money and resources, only benefitting a handful of people and inconveniencing hundreds of thousands more every year who have to wait for an extra stop during rush hours. its pointless to even study this as an option. its under a 10 minute walk to JSQ. there are so many more important things the PATH can do with tax payer money than build this.
All that said, I hope the area develops as proposed and JSQ in general continues to see a nice boost in the coming years.

![]() Plan would bring nearly 500 units to old Puccini's site in Jersey City By Terrence T. McDonald | The Jersey Journal on July 29, 2016 at 3:05 PM JERSEY CITY ? A new artist's rendering shows how the site of a former industrial plant and iconic Jersey City eatery will be remade into a nearly 500-unit residential development a half-mile from the Journal Square PATH hub. Avenir, located at Broadway and West Side Avenue, would include 486 units of market-rate residential housing and over 25,000 square feet of retail space in five buildings ranging from three to eight stories, plus 384 parking spaces. The planning board gave final approval to some of the site last week. The development will be located on a four-acre site in the city's Marion section that once included Puccini's Restaurant, a West Side mainstay and political hangout for 31 years before closing last year to make way for Avenir. http://www.nj.com/hudson/index.ssf/20 ... c.html#incart_river_index

Port Authority OKs deal bringing Starbucks to Journal Square PATH station
By Terrence T. McDonald | The Jersey Journal on June 30, 2016 at 6:43 PM JERSEY CITY ? If you take the PATH from Journal Square and need a place to get your morning upside down triple grande extra vanilla caramel macchiato with two Splendas, you're in luck. A deal that will bring Starbucks to the Journal Square transportation hub was approved today by Port Authority of New York and New Jersey commissioners, giving the gourmet coffee giant its first proper Jersey City location outside of the Downtown area. The bi-state agency touted the move as part of its efforts to "reinvigorate" the PATH hub, citing the opening of restaurants PJ Ryan's Squared, which debuted in the transportation center in May, and Chickpea, which opened there last July. The 2,079-square-foot Starbucks location will be adjacent to the PJ Ryan's, facing Kennedy Boulevard, and will include an outdoor seating area. It is expected to open around February 2017, soon after the first tower of the nearby Journal Squared development is scheduled to welcome its first residents. http://www.nj.com/hudson/index.ssf/20 ... r.html#incart_2box_hudson

Starbucks headed to Journal Square PATH station
By Terrence T. McDonald | The Jersey Journal on June 24, 2016 at 2:40 PM, updated June 24, 2016 at 3:09 PM JERSEY CITY ? Starbucks lovers may soon be able to get their Frapuccino fix at the Journal Square PATH station. The Port Authority of New York and New Jersey is scheduled to finalize a lease with the gourmet coffee giant at the agency's commissioners meeting next week, a deal that would give Starbucks its first proper Jersey City location outside of the Downtown. The move is another signal of the changes coming to the center of the city, which city officials for decades have attempted to revitalize. Five towers of luxury housing are planned for the lots surrounding the PATH hub, while another is slated for across the street, on the former site of The Jersey Journal's headquarters. http://www.nj.com/hudson/index.ssf/20 ... a.html#incart_river_index

ChrisNJ I was going to answer your other post but forget. Long post but maybe has some interesting titbits?? Yeah there was a Foot Locker up the Square I think around year 2000 and I am pretty sure it happened to be in a store front in that beautiful 6 story building that is being renovated. That building had a decorative metal screen covering the entire 6 story front for decades. Maybe it was a good thing helping preserve it. The Hotel on the Square was where that big empty lot is in the heart of Journal Square. It was ripped down many years ago along with a Mc Donald?s and Hallmark to supposedly make way for the two Harwood towers that never came to be. But another developer is about to start a project on the lot. The Journal Square Pub building 50 Journal Square looks like it is still owned by the same owner since 1999 and their taxes are paid up? JOURNAL SQUARE REALTY CORP. Yeah there are always rumors about that building being auctioned or developed. The first JSquared tower is supposed to open before the end of this year. Reading the descriptions of its amenities it sounds like the rents will be high. ?rentals with upscale finishes and appointments, plus stunning views" ?outdoor swimming pool, full-service fitness center, golf simulator and a children's playroom? ?A 2,000 square-foot space on the 53rd floor will also serve as an entertainment space? The buildings on the old VW / Chevrolet property (3075 Kennedy Blvd and behind on Skillman Ave) are owned by the same guy. An Indian businessman who has projects all over Journal Square. The 3 buildings are named after cars. I just can?t find or remember the names. Maybe one is Caprice. Cool idea considering the history of the spot. Yeah the crowd at PJ Rayan?s will be interesting. I guess it will be a big hangout for the JSquared tower crowd. People don?t realize this but a lot of old-timer families still live/own in the Journal Square area and they like I have said in other posts been dying for a decent place to go eat and drink. I?ll be there. Yup 3 Journal Square (by Chase) on the old Bowl property will be 13 stories of rentals. Maybe they are going slow because they are adding extra sound proofing.(lol) The train noise takes some time getting used to. Speaking of the Mana Contemporary area there is also a 24 unit building going up on the old Joey Starr?s lot on Newark Avenue. Someone should have saved their neon hotdog sign. Also in the area near Broadway a 130 unit apartment building with 4 stores was recently approved. An unconfirmed rumor is that the White Castle property was sold for millions for a future tower. Say it ain?t so. I?m surprised that 25 Senate has a shuttle to Journal Square. Lazy millennials (lol) I have friends who used to walk from the end of Marion to the Square PATH every day.

I have noticed that building that is being partially covered by the storefront and always wondered what the heck if anything was up there. Good to see something happening with it. One other JSQ thing I have been wondering is what if anything is happening above the JSQ pub (I think it was Hotel on the Square). Last June there was a sign about an auction of the building but I never heard of any outcome or plans for the building.
